I am filing this complaint due to Main Street Renewals severe negligence in preparing a safe and habitable property for my familys move-in, which has resulted in unsafe living conditions, emotional distress, and financial burden.From the start of our lease, there have been multiple major issues that demonstrate a clear lack of preparation and concern for tenant safety:Air Conditioning Failure: The A/C unit did not function for the first five days after move-in, during extreme summer heat. The upstairs remains consistently hot, creating an unsafe sleeping environment for my two young children (ages 11 and 3), despite repeated service requests.Dangerous Water Heater Conditions: The water heater was found to be leaking gas into the home, creating a serious safety hazard. We received no official confirmation that the home was cleared for move-in and were forced to contact Main Street Renewal daily with no clear communication or timely response. For the safety of our family, we had to hire an outside technician to inspect the unit and confirm whether it was safe to remain in the home.Unsanitary and Unprepared Property: The property was filthy upon move-in, with visible dirt, cobwebs, and debris. It was evident that no professional cleaning had been completed prior to our arrival. Additionally, no pre-move walkthrough occurred, and no confirmation was given to ensure the home was move-in ready.These conditions are unacceptable and violate the basic expectations of habitability under the lease agreement. As a result, we were forced to spend additional money on accommodations and repairs to keep our family safe.Desired Resolution:Given the extent of these unresolved and unsafe issues, we are formally requesting to be released from our lease early without penalty. I am writing to formally dispute a charge of $85.00 made to my account on February 21, 2025, by PMI of Georgia and Boom Pay for employment and financial verification services managed by *********On the aforementioned date, I submitted an application for a rental property managed by PMI of Georgia. The verification process, which utilized an AI system, incorrectly flagged my documentation as fraudulent. Despite my attempts to provide clearer scans and additional verification from my employers, PMI declined my application based solely on the AI-generated results, as detailed in the attached correspondence.I believe that the service I contracted for was not properly rendered. The company's failure to engage with me for further documentation or verification constitutes a breach of the service agreement.I have made multiple attempts to resolve this issue directly with PMI and Boom Pay but have not received a satisfactory response. Our software screening company and other partners do use some AI to analyze documents,however, all information is reviewed by the leasing coordinator of PMI Georgia,who is a real person with several years experience in screening applicants. We did encourage the applicant to contact your employer to let them know that your W-2 has been flagged by screening software.
By submitting an application the applicant agreed to the following statement I understand that these reports may include information concerning my character, employment and income verification, general reputation, personal characteristics, public records information, criminal records information, education, qualifications, motor vehicle record, mode of living, credit and indebtedness information, and any other information which may reflect upon my potential for tenancy or guarantor status gathered from any individual, organization, entity, agency, or other source which may have knowledge concerning any such items of information.
Application fees are non-refundable as stated in the qualifications that appear when begin the application process.

I am rejecting this response because: I paid 85 dollars for this company to review my application and all the documentation. In a text message from this company they admit using a system to review documents. Why dont they contact the applicant when a document is unreadable. Why did thier first message to me call it fraudulent? Flagged suspicious and do nothing. So this company is saying that it is acceptable to charge someone even if the application has missing or unreadable documents And that it is acceptable to not follow up with us to obtain the correct documents. Blaming their laziness on my company Refund my money!

The facts are being misrepresented here. In the declination email (shared here by the applicant), there was no mention of fraudulent documents. The exact wording was "screening software flagged documents as suspicious." Following Fair Housing laws, all applicants for a property must be treated equally, which includes screening criteria. Any applications we receive whose documents are flagged are declined. Once again it is clearly stated in the disclosure that a third party is used to provide reports and information but I can assure you that all information was reviewed thoroughly by our leasing coordinator and her supervisor. AI did NOT determine the outcome.
Applicants submit their application understanding that the $85.00 fee is non-refundable regardless of the decision.

I am rejecting this response because: this company feels that they have the right to charge applicants without doing any follow up with the applicants. What kind of business will allow software to flag documents as suspicious, and then does not follow up with the applicant to get better copies? What kind of business will stick a disclaimer no refunds when they do not do their jobs. You are a company that is representing homeowners who have invested money in a property and has contacted you to do your job. Your job is finding renters, not to make money on application fees. You should be ashamed of yourselves, so many complaints on your company yet you feel you are in the right to charge people this amount but not do your job. Why don't you take the results of the software scan and follow-up with the applicants? Thats what we are paying you for, we expect you to follow up, get the required information. Not just sit there and look at results of a system scan. By you rejecting my application, you have stained my reputation. But in the end, it's you that are stained, your suspicious application process is being exposed once again. What's funny, is you send text messages from various numbers, you never return calls and deflect back to your No Refund policy. Terrible company to rent from.. trying to charge us over 3k for issues that we should have called in before we moved and it would have been covered we were renting from a landlord for 7 years before they switched over to this company and now both are trying to charge us for things even though we put a ton of work into the home without being compensated it is terrible that someone can do this to another person. Especially after being a wonderful tenant for over 7 years.. disgusting if you ask me.. attached are charges that we are responsible for when we move in there was a hole in the wall that we fixed, we redid the kitchen floor because it was completely peeling up. We paid and replaced 3 doors to the home because the other doors were terrible. When we moved in we never had the option to have a check list of this sort to make sure everything was perfect like they expect it to be when you leave the charges are ridiculous and if you can avoid the company please, please do it is not worth wasting a *****. We unfortunately did not have a choice because our landlord changed over to this company in the middle of our term which Im sure is technically a breech of contract. Please note that there was no breach of contract related to your tenancy, change of management, or move out charges. The previous landlord/owner did provide us with a Lease & move-in inspection which was signed by both parties. Noted on the Move-In Inspection List were:

You were NOT charged for any of the items listed above but instead for:
Cleaning - The property was left very dirty with stickers on doors, outlets, etc.

Removal of trash left at the property
Trim bushes and removal of leaves and debris
Section 5 & 21 of the lease signed August 1, 2016 were reviewed carefully and you were charged accordingly. I submitted an application for a home that is being managed by this company. Based on their listed rental requirements on their site of three times the income, I meet ALL of the qualifications. The listed three times reliable income at the listed price of $1900 would be $5700 and I make over that. Their site does not specify Gross or Net and is misleading and shows they collect application fees and mislead customers. My income is easily verifiable and clearly shows on my paystubs which were submitted along with my application. I was denied due to - Total income and/or assets are inadequate to rent this unit. Upon reading other reviews of this company they proceed to hold applications for days while collecting multiple application fees of $85 and then deny people that, in fact, qualify to rent the properties as they are either discriminating or they have certain applicants that they are looking for. I am highly upset about them denying my application and accepting my application fees when I definitely qualify based on income and I am filing a formal complaint on this company for that. I've been facing ongoing negligence from the property management company regarding the black mold issue and other maintenance requests in my home since March 2023. Not only are they failing to address these concerns promptly, but I've also noticed consistent overcharging for maintenance requests I haven't even made. Additionally, the management company has entered my home multiple times without notifying me, infringing on my privacy. The mishandling of the restoration process after the downstairs flooding has left the cosmetic appearance worse off, with a lingering unpleasant smell at the front door due to sewer water being left on the ground for 18 days.Business Response

Tenant was not a party to the original lease and was only added in March 2023. Prior to her residence, there were never any complaints about maintenance on the property.
PMI Georgia has sent multiple vendors to the home, with appointments, and been denied access by the tenant. She was extremely verbally abusive and nasty so now we have NO vendors or staff willing to service the unit.
Tenant has NEVER been charged for maintenance repairs. But has been charged per Section 8. Inspections should an appointment be scheduled,and access is not available up arrival, Resident will be charged a stand-up fee of $150."
NO ONE from PMI Georgia has ever entered the property without proper notification even though, per the signed lease Section 9. Right of ******* ********** does have the right to do so.
Also note, the picture from the bathroom was completely different issue unrelated to the sewage backup in May. A vendor was sent to complete this repair and was turned away by the tenant.
The flooring in the kitchen was replaced, a new refrigerator installed, and multiple attempts have been made to visit the property to assess further repairs needed. However, each time vendors are turned away & verbally abused by the tenant.
Tenant also claims PMI Georgia changed her contact information which also is false. We use the lease document signing email address for communication as noted in Section 28 & 29 of the lease. I have attached the DocuSign Certificate for reference.

Submitted an application for a new rental. Everything was good until I sent a picture of my ID card then all of a sudden my application was denied. They stated I was denied for not providing requested information. I tried to contact the lady that was processing my application but no response. I then researched and found her manager, sent her an email and no response. I then threatened to go outside of their organization until I get the issue resolved and then I get an autoreply stating she was out of country. Waited until **** and sent another text stating as a retired disabled veteran I'm going to use the chain of command and give everyone at every level to resolve this issue. She finally sends me a reply back stating I didn't provide hard copies of my bank statement when I was told that I could send screen shots from my mobile app since I can't go into a USAA facility. I showed her the saved chat between PMI and myself clearly stating to send screenshots and now I haven't received a reply. Was hoping that we could just resolve this at the lowest level without getting any outside agencies involved. My response is as follows:
PMI Georgia uses a 3rd party screening company to process applications. When/if an applicant is denied they are sent an adverse action as required by The Fair Credit Reporting Act. Additionally, when **************** continued to harass and threaten, the owner of the company, ***************************** also sent him an email stating the same information, which is attached here for your review.
It is also clearly stated, when the application process begins that the application fee is non-refundable.

I never harassed nor threatened them. I simply stated that I try to handle things at the lowest levels possible being retired military. I sent them the info required and after I sent my photo all of a sudden Im not approved with an 790 rental/credit score and guaranteed monthly income of 3 times the rental amount.Looking at their reviews I should expect them to respond in this manner.
I dont understand why businesses would act in this manner over an application fee to get exposed for their obvious discrimination to a disabled veteran!!!!

To whom this may concern, my name is ***************************** and Im writing this email because I have been unsuccessful in resolving this issue with my property manager at PMI Georgia. I was a tenant at one of their rental properties located at **** ************* in **************************** through lease terms 03/30/2020 - 08/31/2022. The property manager ****, sent me a non-renewal of my lease in May or June. I was never provided a reason, he said it could be that the owners were selling the house. I did not further question the non renewal, I complied. I was sent a move out checklist, which I also complied with minus the lightbulbs and smoke detector requirements. I have attached the snippet of the mentioned checklist email below. I received a absurd move out inspection via email 09/9/22 and have been trying to speak directly with the property manager. He always responds via email. I was not only charged my entire security deposit but an additional $3700.41 for damages. I have attached the initial email snippet below. I responded to initial checklist with red highlighted rebuttals and sent it back. On September 14, I received the recalculated charges via email, after work hours so that I am unable to reach him directly again. I have also attached it to this email. They only removed two of the charges out of the disputed. I was not given any prior knowledge that they would charge me for: holes in drywall when there was no holes when I left; charged me over $2000 for paint which should have been considered normal wear and tear; also a rekey of the locks. I returned the same keys that were originally given to me at the beginning of my lease term. I was charged for things that prior to me leaving, would have been considered a work order. I provided the detailed spreadsheet of estimated charges as an attachment as well. I have made several attempts to handle this with the office, I am fine with paying for any actual damages I did (which was very minor).Business Response

Please reference sections attached lease between PMI Georgia and tenants: Section 2 (b) Tenant was provided a more than 60 non-renewal notice; vacating or non renewing is an option for both owner and tenant. Section 10. Locks & Alarm System "Upon vacating the Property Resident agrees to pay $75 to re-key lock up the termination. Section 38. ********* (pictures attached showing condition of the yard); Section 25. Attorney and Collection Costs.
Please also note, that there were funds subtracted from the security deposit for unpaid rent. Additionally, there were NUMEROUS occasions of late or non-payment of rent, which put the owners in a terrible bind regarding paying their obligations for the property (mortgage, taxies, insurance, repairs, etc.). I will be happy to provide the tenant ledger if needed.
I also have attached pictures showing a sampling of the condition of the property. I can provide the full move-out inspection if needed. This inspection was provided to the tenant Please note that the charges for the prep and repaint is $4924 but the tenant charge was only 50% of this amount. The total rehab cost to owner was $7574.00.

I am rejecting this response because: Paint should be considered normal wear and tear of any property. I have never had to pay for the company to paint a house. I was in constant communication with the property management company that I applied for rental assistance after losing my job during Covid. They could have provided that reason to me at the time instead of acting like they didnt know why and/or not responding to my email. There were multiple things that has not been done in the house when I moved in, labeling it as is that I am now being asked to pay for. There is no way I should be charged for loose toilets, loose closet racks, door stoppers, paint and any other random thing they could find. Why not include the things I needed to fix in the move out checklist so I would have known what i was responsible for. I was charged for all kinds of other things NOT included in the move out checklist.

(c) Management may use, apply or retain all or part of the security deposit to the extent required for the payment of any sum
which Resident owes to Management herein, or for any sum which Management (or the owner) may expend for actual damages

Another resident could have easily moved into the property WITHOUT painting and performed touch paint to a few minor spots. No other response is needed, I will take my chances in court. Thanks.
