    If I could leave zero stars, I would. To say our community is lacking due to Elite Coastal Management aka Landmark24 would be an understatement. We as a neighborhood have brought up the want for open and honest communication repeatedly which fall on deaf ears. Citations and notices of violation are sent out frivolously. The *** management company for ************* townhomes, elite coastal management, seems to not care for certain homeowners and in my opinion many homes are targeted for citations and such. The pass the **** on items they are supposed to manage. For example, if you roof leaks they claim it isnt their issue, when in the bylaws & covenants it states roofs are covered. They claim landscaping is included in our monthly *** **** ($220+ a month). The *** **** are to cover the pool, community landscaping or lack there of, pressure washing townhomes 2x a year, pine straw 2x a year, garbage disposal (compactor rarely functions correctly), etc. Instead they hired a parking enforcement officer to monitor our community for cars parking illegally as they state (street parking, parking behind other cars in driveway-blocking the sidewalk, people parking in permit only parking spots without a hanging decal, etc) in turn, he chooses to violate peoples privacy and looks into vehicles, yards, etc with his flashlight claiming he is just making sure everything is okay. This is a direct violation of privacy and we have yet to see any contract with him from the management company. He is paid approximately $25,000 a year to work approximately 3-5hrs a week. I may be mistaken but we rarely see him in our community when he is actually needed. Do NOT purchase a home that Elite Coastal Management/********** manages unless you want to be consistently let down and gaslit continuously. **THIS IS A WARNING TO ALL!*

    The only thing this company is elite at is avoiding taking care of the neighborhoods in their portfolio. AVOID.
