On May 4th, 2025 at 1:05 pm, the closet with water heater closet began leaking from the ceiling. Within 10 minutes, the leak expanded and water poured in through then dining room ceiling, length of the hallway, the bathroom, laundry room, hall closet, and first bathroom. We called the emergency maintence line at 1:10pm. The water then began pouring out of the dining room ceiling for around 20 mins our apartment flooded. Water flooded in from the baseboards and walls in the bathroom, and the parts of the ceiling fell in the dining room and hall way. The ceiling concaved and there are water stains in many places. The maintenance man did not arrive until 2:20pm because he was stuck in traffic (we called him twice to ask an ETA). At 5:00 pm the ceilings were still leaking.Someone from a cleaning company came and vacuumed some of the water. But after we looked, there was still water in the laundry room. We ended up pulling out the washer and dryer then trying to get as much of the water we could with our towels. No fans or dehumidifers where left to help with drying the apartment. Management has not reached out to us regarding this issue despite us sending several emails and submitting maintenance requests. The sink cabinet wall in the bathroom has begun falling inwards due to the water damage. More peices of the ceiling have fallen on the floor.I called the property manager on 5/6/25 to let her know that a maintenance man was in the apartment spray painting the ceiling damage white, and when we asked him why he was doing so he ignored us. She stated he didnt know English so I asked her why he was spray painting the ceiling white, and she said she didnt know. The maintenance supervisor came later that day and said that he would have to come back because everything was still wet from the spray paint. Now we have mold on our ceiling that has not been treated at all. Maintenance continously does not come at the provided times. We want the termination fee waived.Initial Complaint

I lived at 4102 tree mountain parkway with my room mate ****** **** for a duration of 1 year. When it came time to renew the lease, we decided that we would not and followed all procedures to end the lease and move out. We provided an address to send out security deposit and was assured it would be sent. Several months went by and we had not received it so we contacted the office and was told the check had been sent and that they would reach out to corporate to resend a new one. Several more months went by and we still didnt receive anything. It has now been 3 years and we still dont have our security deposit. I reached out several months ago and was told someone will reach out to corporate and call me back with an update. I stayed at this property for 2 years and paid rent every month. I initially paid a deposit upon moving in and I have officially moved from this property on 4/29/24. I left the unit clean and returned keys to rent office. I was asked to fill out a forwarding form for my deposit to be sent to. I filled out my address correctly as well as the unit number. I received the final account statement on the same day, 4/29. A month passed and I noticed I hadnt received my deposit back, I reached out to the property in which ***** took the call and asked if I wrote my address down correctly. There was no empathy in his tone and he asked me to hold while he typed something. He then stated he was reaching out to the corporate office to let them know the unit number. He stated it would take another 30 days before I get the deposit. Now we are getting towards the last week of June and still nothing. This needs to be addressed immediately and I should not have to wait for my deposit again when I completed everything correctly on my end.Initial Complaint

Hello, I am experiencing black mode all through my apartment. Im not sure if theres a water leak or a pipe leak, but it has moist all on my walls and my base of my walls and nothing but black mold. When you step on the bathroom floor, water is coming through the tiles. My daughter already deals with immune issues and the complex is not doing anythingjj. I had to Contact the code enforcement to get help as well. I just recently moved to this property on 12/1/23 and I have nothing good to say. I have had packages stolen from my door twice, my car has been keyed twice and there was a juvenile that attempted to kick my door in. Being here is very uncomfortable and not safe.Initial Complaint

The nature of my business is with The Park at East Ponce. I resided in unit **** for 6 years and 2 months. I moved out on 9/15/22 and the property management staff and ****************** (owner) have refused after several attempts in requesting my $200 security deposit to return it to me. I have contacted the *** ***********************, ***, Erez **** *** and General Counsel ***************************** via email a few times requesting my security deposit and my email has gone unnoted. I am requesting your assistance in securing my security deposit and up to 3 times the amount allowed by law. O.C.G.A. 44-7-34(2010). On July 3rd my unit started leaking water. I called the office, put in a work order on top of an emergency work order. I was due to move out on 7/15. Needless to say they did not come out to fix the water problem which caused my unit to flood throughout the hallways and living room area. Which set mold in the living room wall. On top of that they did not pro rate my move out rent, so I was told to pay the full amount and they would refund my money when I get my security deposit back. Prior to me moving out, the tenant upstairs moved out which is what I found out during my move out. I had to move out with water flooding the unit ruining my items. The unit upstairs had a bad water heater. Oh they had to break in the door to figure that out. But keep in my I aaa cleaning water for almost two weeks the small leak got bigger. Today is 9/29 and I have yet to receive my deposit or the overpayment of my July rent. I called ****** multiple times and he told me he would return my call and nothing . I called today and he told me he had a different address. I explained to him that address is not what I wrote on my move put paper and he agreed and all of a sudden we got disconnected (yeah ok). I called back and he instructed someone else to get my address. I will be reaching out to a lawyer because by law they are supposed to return our deposit within a month. I have been patient and very understanding about this matter, but I have not been handled with the same level of respect. I was being fair and didnt charge them for the damages I accrued while living there. Upon leaving I cleaned the place cleaner than it was before I moved in even cleaned the water out because they had to shut off the water. They also couldnt lite my hot water tank because of the damage so I couldnt shower for three days. This is ridiculous and beyond unacceptable!!!!
