    Not happy with the management company! We are a military family and stationed in another state. We trusted this company to manage our rental. We have neighbors that kept us up on things going on and we would have to call the company with concerns about unauthorized people in the house for extended time periods and at one point the cops being there multiple times in a row. We also had a home warranty and it wasn't until one plumber canceled due to the tenant not being there for an appointment 3 different times and stated that they will not send someone out to meet the repair person. We finally decided to use a different property management company and due to a lack of a Walk thru since we weren't using them again we now have between 11k and 15k in repairs to do for them only to have the property for 2 years! We should not have had to come down and do an inspection since this was their job! When I asked about the "billable" repairs she said they won't take care of it thats on us! There were many items that were not even mentioned for damage. We weren't able to get back to ******** nor should we needed to be there for post move out! I will never recommend southcoast property management to anyone!!

    SouthCoast Properties takes all complaints seriously, as we strive to ensure property owners and renters are treated fairly and provided exceptional customer service. This complaint is concerning because SouthCoast Properties received an email from owner of ********************************************************, dated June 16, 2025 that reads verbatim "To Whom it May Concern - Thank you for all you've done but it is with a heavy heart that my wife and I are going to cancel services with SouthCoast Property. Please let me know what needs to be done and how I should go about getting the key(s) for the property. Thank you so very much, it has been a great experience and journey over the past two years. Respectfully, ****** and ***** ****."Although we are an off site office, not located in the *********************************************, SouthCoast Properties does conduct two in person inspections per year, this is discussed with owners when they hire SouthCoast Properties. However, any information that is provided to SouthCoast Properties from a neighbor or owner, SouthCoast Properties follows up on the complaint. When the owner notified SouthCoast Properties of police presence and possible unauthorized occupants, SouthCoast Properties requested a copy of the police report. The owner stated no police report was provided. Due to the neighbor notifying the owner of the police presence and possible unauthorized occupants, SouthCoast Properties scheduled an inspection to verify the condition of the property. The inspection results showed no damage to the property. Regarding the renter missing plumbing appointments, SouthCoast Properties offered to bill the renter to reimburse the owner for missed appointment fees, the owner did not provide any receipts. SouthCoast Properties met the plumber at the property on 4/15/25, per the owners management agreement, a service charge is billed to the owner to facilitate an employee meeting a vendor on an occupied property, this fee was waived for the owner of ****************. A move out inspection was completed and provided to the owner, along with 204 photos of the property, billable charges to the renter were explained to the owner. Per Georgia Landlord Tenant Law, a landlord must allow for depreciated value of paint and carpet. The renter was billed for a portion of paint and a depreciated portion of carpet. The funds were deducted from the renter's security deposit and transferred to the owners account in the amount of $1,985.00. An extremely thorough move out inspection was conducted along with 204 photos taken of the condition of the property upon move out and provided to the owner. Since the owner terminated their management agreement with SouthCoast Properties, the company does not provide coordination of vendors to do work for homes the company no longer manages.
