1 starThis company and its owner, **** ****, are ******! I resided at ******************************************************** from January 2021-February 2024, a total of 3 years with flat paint. The home was left clean but when the move-out inspection was completed, DK Rentals refused to return my security deposit of $1500 and stated that the entire house had to be painted! If I lived there for 3 years, the house would require painting before another tenant could move in...that is considered "normal wear and tear". This was just a tactic to avoid giving me my deposit back. I videotaped the entire home when I left and there was nothing wrong with the house. A complaint was filed against this "fake" business (this company is actually Boyaca Rentals DBA DK Rentals) in ************* (GA Court) and is only using the office in *******, ** as a satellite office. This is done purposely to avoid receiving court notices to answer complaints against them. My complaint was filed in March 2024 and the court and a private investigator have been unsuccessful at serving *** **** who conveniently goes unnoticed at the *************** I paid my rent on time EVERY month and this company deliberately withheld my security deposit so that they didn't have to assume the cost of painting the home as they should have worked it out with the homeowner. I also notified the ************************* about what *** **** and his company did and how he continuously disappears so no one can reach him at an office where residents using this property management company can reach a live human being in-person. This business needs to be investigated and *** **** needs to be held accountable in court for falsely withholding my deposit. I've seen other tenant complaints on here for this company yet and as previously noted, they are not reachable. The investigator hired was familiar with the address and stated the same thing that no one is ever at the location...how convenient of this *****!Review fromJasmine B

1 starHorrible communication they are slum lords *** had a Maintence request out since June 9 its going on August they do not respond or help there tenants and at this point I need to speak to a supervisor to break my lease!!! 1 starWorst rental experience of my life. So glad to have left. Read your lease thoroughly and don't be afraid to get a lawyer. They will not follow the lease and it will be up to you to enforce it and advocate for yourself.They advertise their residents benefits package that includes such things as air filters and online payments without a fee. This is a lie. We had to actively request air filters for months and escalate the issue. Maintenance was extremely slow and untimely. We were without a working dishwasher and AC for weeks during the summer. For the first 6 months of our lease it was impossible to get ahold of someone from DK Rentals. Our landlord at ***************** was not paying HOA fees - essentially ripping us off as we were not receiving the advertised amenities. This took months to resolve, resulting in essentially thousands of dollars we paid for services not received. For the amount we paid in rent I expect to receive some sort of customer service. I had better experiences renting a s***** apartment in *******. Maintenance when received was often lacking and would result in even more things to repair (e.g., holes in walls).DKRentals.net Property Management

******,I am sorry that you feel that DK doesn't follow the lease, but I can assure you we do. Filters were shipped to your address. If you didn't receive the shipment, I wish you would have notified DK because we paid for the filters. You are correct about the landlord not paying the *** fees. This is why we fired our client, the landlord. I apologize that our client, the landlord, didn't live up to his responsibilities.Review fromJeremy M

1 starAs a previous landlord, I can tell you DO NOT rent your property through this company. I was late ONE month out of 12, and I have been trying to pay the rent since the 21st online but they've removed the ability to pay online and refuse to accept payment. I am out of town for the holiday, and being told to drive to a bank, get a cashier's check, drive to the office, and take a picture of leaving it outside. I have asked for the payment option (which I missed by one day) to be re-enabled and am being denied. This company makes it difficult for you to collect rent from your tenants!! In today's modern world, they should be able to work with us and be flexible when needed. I keep getting told it's the "accounting department" and it's beyond their control.Get a management agency that is more willing to collect your money from your tenants. Electronic funds should be accepted even when 2-3 weeks past due. I've never had such a difficult time convincing someone to let me pay my bill! BEWARE LANDLORDS! This tenant (*******************************)t is in eviction for not paying rent. Once a tenant is in eviction, our policy, as is the policy for most property management companies, is that we require certified funds in order to stop an eviction. This is because online funds can be paid, the eviction, by law has to be cancelled immediately, then a few days later we receive an NSF from the bank and we have to start the eviction process all over again.Paying online is a privilege, not a right. Almost all of our tenants pay online and on time. ********************* lost his privilege to pay online when he didn't pay his rent. His excise was that he was out of town. He could have paid his rent online when he was out of town if he paid on time or within 2 weeks of the rent begin due.Please consider these facts before posting a 1-star review from a tenant in eviction.And, by the way, the tenant STILL has not paid their rentReview fromHARIHARAN S

1 starPlease dont rent your home via this company. They talk very well in the beginning but later communication was very poor. I was first time home owner who rented the home via DK rentals. Initial experience was ok. But the tenant damaged my home and costed me $5000 to $7000. I was trying to claim this via security deposit insurance but since general manager didnt communicate the right deadlines. All the money is gone. Now they dont respond my calls emails. I hired them thumbtack I am not able to message them since the project is finished. Please dont hire this company: they are bad.DKRentals.net Property Management

First of all, we have a copy of the invoice from the owner for the repairs and it was $3300 not $5000 to $7000 as claimed by the owner. Secondly, a part of the repairs was for normal wear and tear, which by Georgia law, cannot be charged to the tenant. The invoice provided by the owner was dated January 16. The final date to submit an updated invoice to the insurance company was December 30. So the owner was late, not DK. If DK did not submit any claim, owner would have not received any funds from the insurance company when in fact he received $1780. Also, we submitted an additional claim to the insurance company as requested by owner, but the insurance company denied the additional claim. A letter was sent to the owner informing him of the reasons for the denial so the claim of poor communication is baseless.Review fromDi N

1 starI have been a tenant with DKrentals for years now and if I could personally change them myself, I would. I have had issues with a lack of response to complete ignorance. Issues have occurred beyond my control and still, they wanted to rent, it was not until I explained to them Georgia Housing Code and got an attorney that they started to take me seriously. The constant change in management, the scheduling of service without coordinating with me, the unprofessionalism of the staff, and their lack of knowledge on simple questions, is upsetting. This may be my last year renting from/ through them. Because as great as my landlord is, the company that manages my unit is horrible.Review fromPeter G

1 starTread carefully with DK Rentals; they're a minefield of deception and incompetence. Right from the onset, they displayed a shocking lack of professionalism: no walkthrough, a yard that resembled a wasteland, and carpets so revolting and distorted they'd shame a garbage dump.Post tenancy, they displayed their true colors. They concocted a ludicrous $3,600 'damages' bill, attributing expenses to landscape maintenance and carpet replacement. This, despite their own admission that the carpets were already damaged upon our move in! Furthermore, not a cent of those claimed funds appears to have been spent on the yard, given its continued desolate state.When we dared to dispute, they retaliated with a fraudulent 'move-in report'allegedly signed by us but conveniently bearing a wrong name! Their response to this expose? A deafening two-week silence, during which they had the audacity to tarnish a tenant's credit score.DK Rentals' behavior embodies deceit and evasion. Their abysmal communication and total lack of accountability have pushed us to the brink of legal action. They no longer manage the property, its woeful state a testament to their mismanagement. DKRentals.net has photos of both the inside and the outside of the house that was destroyed by tenant and their animal. Lots of personal items were left behind in the main living area, basement and ********** have invoices from contractors to substantiate all charges. 1 starExtremely unprofessional and borderline abusive General Manager. I am a tenant who has paid early for 3 years and had no maintenance requests. Any time I have had to contact *****************************, the *** if I can even get him to respond he is very rude. He often does not reply to emails or call you back and is certainly not in the office to answer the phone. In a lot of meetings according to his associate. He behaves this way whether youre a tenant or owner.
