      I live at this property Greens At Stonecreek. My car was broken into and vandalized, I called the police and filed a police report. I went to the office staff and asked if I could get the information for the renters insurance that I was paying for monthly through them. The proper manager ******* informed me that what I was paying monthly was actually not renters insurance but was a penalty fee for not having renters insurance. I asked for corporate number but she just gave me her friends number that she called on the phone who also agreed that what I was paying for was a penalty and not renters insurance. I went online to my resident portal and saw that the fee every month was in deed renters insurance and I had a policy number for a $100000 policy. The property staff will not help me get info for the insurance Im paying for. The property gate was broken when my vehicle was vandalized and the community lights have been out at night since I moved in last year. I need help because this incident has cost me thousands of dollars.

      I received your letter dated October 23, 2024 from my site team. Unfortunately, we have experienced key vacancies in our Community Manager position, and this was not addressed previously.

       

      I had an opportunity to review the complaint attached from Ms. ****** ******. Per the policies outlined in her lease agreement, we are not responsible for damage or theft to vehicles in the parking lot. In the unfortunate event that a resident experiences either, the standard guidance is to forward them to make a police report with the local precinct. Recourse for any damages should be pursued through the residents automotive or renters insurance policy.

       

      The fee for not maintaining an updated renters insurance policy is outlined in the lease agreement, which Ms. ****** signed and agreed to upon her move in. It is not represented to be a renters insurance policy in any document.

       

      However,  as a courtesy, I have reversed the 3 $10 charges she was assessed for not maintaining an updated insurance policy. I have that transaction recorded below for your review and reference.

      The charges were not reversed on my resident portal. I do not have a credit for the months I paid and did not know. Plus Ive gotten renters insurance since then.

      On the evening of April 17, 2024, at approximately 9:15 PM, upon returning home, I discovered water pooling on the floor near the kitchen. Initially, I attributed it to rainwater seeping in through the doors, a recurring issue I've reported for three years without resolution. However, upon closer inspection, it became evident that the source was the hot water heater. Despite promptly contacting the emergency hotline and the subsequent visit from the on-call maintenance personnel, the situation remains unresolved.The maintenance worker identified the aged hot water heater as the problem yet described the issue as easily fixable. However, despite assurances of prompt action, the necessary repairs were not initiated. Subsequent attempts to follow up with the management office yielded no response, leaving me to deal with the persisting water damage and potential mold growth, exacerbated by the sweltering Georgia heat.Furthermore, ongoing issues with the air conditioning system, exacerbated by neglected filter changes, have resulted in inadequate cooling within the unit. Additionally, from April 5th to 8th, a complete outage of lighting due to electrical problems occurred, resulting in food loss and significant inconvenience. Regrettably, neither communication nor proactive measures were undertaken to address these issues, leaving me and my daughter to contend with the consequences.The recurring water intrusion, evident by mold growth outside my door, poses a severe health risk to both my daughter and myself. The potential for concealed water damage within the walls further exacerbates these concerns.
