    I had the misfortune of selecting Southeast Mortgage from a preferred lenders list provided by the builder of my new home. It came with a promise of $25,000 towards closing costs. On first contact ********************* assured me that it would cover all of closing costs with some leftover to further buy down the rate and not to worry about origination fees. Throughout the underwriting process Southeast Mortgage was extremely difficult to work with and I was repeatedly told things like my work union contract wasnt official enough. The initial loan estimate came in with a ****% rate and when the finalized paperwork arrived the rate jumped to 6.5% and over $30,000 in closing costs above the $25k we were promised. We reached out to a second lender on the list and were able to get a quote of ****% and significantly less in closing costs. I sent it to **** and told him if he were to match the rate and remove the $5k originating fee we could move forward. He assured me he would match it and remove the originating fees. The next round or loan estimates had the rate matched but even higher closing costs. Upon further inspection the originating cost line was removed but was added and increased elsewhere in the contract, and the full $25k lender credit was missing. When we called **** and told him he was missing the full amount and he told us he didnt need to give it to us. After further argument he said he could give us the promised amount but would have to raise the rate again. We decided we were done with their slimy and predatory business tactics and took our business elsewhere.

    Thank you for bringing this to our attention. We're sorry the customer had a negative experience. Our team worked in good faith to match competing loan terms while remaining compliant with lender guidelines and builder incentive requirements.
    Loan estimates were adjusted per the borrowers requests, but final terms may not have aligned with their expectations due to rate and fee structure limitations. At no point was there any intent to mislead.
    We respect their decision to go with another lender and remain committed to transparent and ethical lending practices.

    I worked with *************************** **************** Executive Mortgage Loan Originator from February 2022 to October 2022. During our first conversation, I made it clear to ****** that I will need to use funds from my retirement for my closing. Months go by and theres no consistent communication from ******. In September 2022, I sent ****** a text questioning my closing amount since it was difficult to call him and his voicemail was always full. No response.In October, I emailed the team about financing my closing with my retirement, in which I was informed it was too late. The company ASSUMED I would use the money in my checking account, without consulting me. ****** stated we assumed since we saw you had the money. The money in my checking account was never discussed to fund my closing and the money that they saw was budgeted for something else. One day before my scheduled closing my account was overdrafted to ensure I closed in time or I would face a penalty with the home builders. When I expressed my frustration with ****** his response was go ask your mom to borrow the money. Followed up with You cant borrow the money from anyone?There were many inconsistencies and lack of communication from ******. ****** even informed me that if I started the process with my retirement company, I would be able to back pay myself with the funds from retirement even after closing. I later found out that thats no such thing. Funds towards a home purchase can not be dispensed after the closing date. ****** lied to me and put me in a very uncomfortable situation and had no remorse or concern. I overdrafted on several accounts due to trying to catch up from my closing. Im very hurt and disappointed in the experience I had with ******. I would like for the company to compensate me for my closing. If the company would have done better, their client (me) would have never had to struggle due to their negligence in being professionals.
