    I am the top producing realtor in the state of ******** and I was once a Residential Appraiser. I do not believe ****** ****** ******* is competent enough or experienced enough to know how to appraise short term rental properties in *************. Below is the review form explanation I filled out to argue/show that her appraisal was more than $48,000 wrong and under the contract value of a property. She refused to change her opinion of value and my client lost $48,000 in the sale of his property because of her incompetence, I hope no know has to expereince this type of financial loss again because of her incompetency. The comps that the appraiser used are not the most current similar sales. The appraiser used sales that are from 4-7 months ago when the market had less cabins selling. Comps that old do not reflect the current market as there have been more cabins are selling for higher prices in the last 90 days. There are 3 more current cabins that have sold in the last 90 day that represent the current value of the cabin. On the current appraisal, *************** was a distressed sale. I was the listing agent. The seller was going through bankruptcy and needed to fire sell this cabin. Do not agree with this appraiser stating the living square footage of this cabin is exactly ***** square feet. A very well know appraiser measure this cabin in July of 2024 and remeasured the cabin to be ***** square feet. Measurement are rarely exact numbers such as *****. It is my assumption that the current appraiser rounded up or rounded down on her square footage.This cabin apprised for $1,290,000 in July 2025, 15 months ago by a very well known appraiser that has worked in this market for many years. The market has not dropped since that time, in fact it has improved. As a top producing realtor in this market, I can not understand why this cabin would have dropped $262,000 in the last 15 months. - ***** ****
