My property was completely renovated & ready to move in, so we agreed to a contract. Normal contracts have a week or so for the buyer to inspect & cancel the contract if it's not as advertised. ************* makes it until the day of closing, 30 days later. So at any time during those 30 days, if they can't find a buyer, they can cancel the contract and leave you hanging. They told me THEY were buying the property & would resell it later. That wasn't true. They have 2 plans. One where they do like a regular realtor & market it for 90 days until they find a buyer, & a 2nd option where they offer you way below market value & buy it in 30 days. I mean, that's what they tell you but it isn't true. I wanted the guaranteed where they buy it in 30 days and accepted a lower offer, but they drag it out looking for someone to buy it. It's the same plan but just 30 days instead of 90 days.Then, if they cancel but you did everything correctly as the seller, the contract says the seller gets the $500 ******* money, BUT in reality they'll send you a cancellation agreement saying you MUTUALLY AGREED to give the money back to US Property. No attorney is going to file a lawsuit against them for $500 so in essence they get away with it. Their reason to not buy my apartment, after they signed a contract, was because they found another one close by that was cheaper. That was it. That's NOT a reason under the contract but when a big corporation like that with lawyers and money in essence tell you take it or leave it, then you sign so you can cancel the contract and move on away from them.I relied on the BBB rating for my decision to sell to them, and I now regret it because their rating won't change, BBB says so in their terms below " Customer reviews are not used in the calculation of the BBB Rating". Plus making a claim is wasting your time because BBB can't enforce a contract anyway.

On March 21, 2025 we placed Mr. *********** property under contract and began our due diligence. This typically involves a walkthrough or inspection as well as a market analysis to determine the as-is value and the after repair value?, which our Transaction Manager did inform him on in their initial call. This process can take up to 14 days but will vary depending on each seller's situation. In this case we completed our evaluation in just 13 days and decided on April 3rd, 2025 not to move forward with the purchase. 5 starsWe need a good German word to define the combination of business experience, integrity, customer care and "art of the deal" that characterized our experience with US Property. In an unusually complicated family squabble over the sale of a house, US Property managed to give everyone what they needed but less than what they thought they wanted. US Property even took less for themselves! They didn't seek "maximum profit" but "best outcome" and it worked! All parties came away satisfied, and that took real experience, patience and "people skills." One of the best "business experiences" I've ever had and can't recommend them highly enough. I now plan to use them to sell my house after my death to save my children the hassle and aggravation usually associated with such sales. Wonderful experience. I just recently sold my house and ***** and ****** help me get thru this life changing decision. ****** responded to emails and calls she was helpful in ever step of the way. ***** got me to the right person to get my home sold before June and followed back with me after the home was sold. 5 starsI did not want to list my property on the market due to personal reasons. This company really helped make it easy for me and gave me a reasonable cash offer with a quick close and allowed me the time I needed to get out of my situation and into a new home. I referred this company to friends and family and they also all had a great experience.
