      Business Response

      ****************,

Unfortunately, you were the one who breached the lease agreement by failing to pay rent that was due and after giving you numerous opportunities to pay, a dispossessory was filed with the ************************ Court for the non-payment. We went to court and I even tried to further assist you by agreeing to a consent judgement (signed by both of us and the judge) that gave you the opportunity to make payments that were owed and would allow you to remain in the property and that if a scheduled payment was missed, a writ of possession would issue. Unfortunately, you failed to make all of the court ordered payments and you were informed that we would be requesting a writ of possession from the courts, and you moved out of the home. No one ever notified you that your credit would not be affected and you, in fact, still owe a balance for the remaining rent that was due and for the numerous damages to the home. You are now upset that you are having issues being accepted for another home from different companies because this judgement is showing on your credit and other rental background checks but the results of your choice not to pay rent, even after a court order, is your own doing. We are still awaiting payment for the rent and damages and will report to the courts that the judgement has been satisfied once paid although the dispossessory filing and/or judgement may still be visible to other companies in background and credit checks even after payment has been received. Please note that any requests for rental history and care of the property from other companies will be answered truthfully which will include payment history and the condition in which you returned the home which could also negatively affect your ability to be approved for another rental home. Please understand that we do not provide this information to others, if requested, to try and limit or jeopardize a previous tenant's ability to find other housing, but we expect other companies to give a truthful response to us so that we know accurate information about potential tenants who have applied for one of our properties and we provide that same truthful response and courtesy to others who inquire about our previous tenants. I wish you and your family the best.
