1 starAs an "owner," I couldn't imagine a worse user experience. This organization reels you in with inaccurate timelines and strong customer service, only to have you sign a contract and then essentially ghost you about your property. Once you come to your senses that you've partnered with what can only be seen as scam-adjacent, they charge you a management fee for doing little to no work. Run, run so fast from this company. 1 starI would rather live on the streets than rent from this company again. The day of move-in we had to get a hotel due to the home not being cleaned, yes that nasty to get a hotel room. Bugs everywhere, p*** stains all over the carpet & more. No the home was not like this when we first saw it. It has been almost six months in this home. I found a hidden camera, no hot water, one of the toilets doesn't work, two of the bathroom sinks don't work, I can keep going on. The A/C stopped working. It was 92 degrees inside the home yesterday (it hasn't worked since move in) we can't get anyone to come out and fix it, h*** we can't even hardly get a human on the phone. My husband is recovering from a stroke, our pregnant daughter is here along with our three year old grandson and they still won't come out and fix it. With all the medical bills we can't afford to go get a hotel room. Fans aren't working because its just blowing the hot air around. DO NOT RENT FROM THIS COMPANY!!!! Oh and we still don't have keys to the house, nor have they changed the code on the box on the front door so who knows who all have this code. We have called code enforcement & an attorney and that still doesn't get them moving to do anything.Review fromBernard B

1 starUnhappy resident enters the chat:My intention of selecting a property under MYND management was for several reasons, including being closer to a hospital and my work. Unfortunately, my dreams were derailed by ***** fees for having a bike on my patio, water coming into my residence from maintenance pressure washing the building (my window was closed), being locked out of my apartment due to their smart lock, and my vehicle being towed. There has been a lack of communication, professionalism, responsiveness, and accountability. To be truthful, Im three months into my lease and it's already off to a shaky start. Im frustrated and disappointed. My advice to future renters/tenants: take your business somewhere else; its not worth the trouble.Review fromRia S

1 starFrom a landlord perspective, they are extremely horrible! Within the first year of service, I had been swapped 4 different property managers. They literally mismanaged my property. They authorized invoices without what the vendors are billing and what the scope of work is. I had way more stress dealing with them than the issue itself. I have been extremely frustrated. Their property management/billing/maintenance/customer service department don't communicate with each other. This is a joke.Review fromBranden D

1 starMynd Management is a terrible property management company to do business with. I've had an issue with water damage from a leaking faucet that has gone unaddressed for months. Their customer service line always routes to a foreign call center and I recently was charged $104 for a credit card surcharge that was incorrect. They refused to refund me. 1 starhello! I have begun renting with MYND just this month! I applied last month july 19, 2023. I was approved by the next day. Home was to be available on july 20th. That never happened. So the next date was the 28th. I flew all the way from ******** to GA to view the home finally for the first time as that was the first day available for viewing! The photos shown were DEFINITELY not what was advertised. The pictures had to be from day one of the build. Looked nothing like it! Painting needed to be done, it was filthy(which i have photos of everything), The ceiling showed of a poorly patched huge old leak, master toilet not flushing, carpet wasn't clean, yard not done and trashed, garage door roped off along with several other issues! I was due to move in on august 3rd! Was hit with a surprise i had to couldn't pay through the portal the move in fees & had to go to ******* and pay through some source they offer. that pushed my move in to the 4th but they still expected me to pay the 3rd! Get there the 4th evening & still no access code to the home. Come to find out my property manager wanted me to sign another lease for 2 years versus the 1 year agreement that was emailed to ****** had already signed. ******** then threaten me to cancel the lease & keep a majority of my money for the property bring off the market from july 19th when even at move in it was not move in ready. She told me it had been painted and cleaned august 2nd at 5:31pm which was clearly a lie on someone's part! At 5 months pregnant i was forced to use cleaning products to clean a home that should have already been cleaned. Was promised credits that i have yet to hear back of or seen! Not my kitchen ceiling is leaking from the upstairs bathroom and i've now called it in 3 emergency times and not that or the other 20 work orders i've put in have been addressed since july 28th. it's now august 21st. 1 starIm a single *********** 5 year old ******* moved in Feb. 2023, everything was ok at 1st, and when I reached out they would respond and send help. Now, I cant get them to help with anything.1. Our ******** fell off the wall the 1st day we moved in. They sent a guy to fix it and it fell off again days later. And I had to patch it with dry wall myself.2. I just got a washer and dryer and there is NO dryer venting in the house, so the walls and ceiling have been peeling and dripping due to too much heat with no ventilation in the wash room.3. 5 months in and we still dont have a garbage can. I even contacted the county and they cant send one without speaking to the management *** So I have to leave my trash piled up in the garage.4. I had to call pest control fro bugs, only to find out the we have pre-existing rodent infestations in our attic and there is little to no installation in the home at all. Pest control quoted me $8,000-$12,000 dollars, and gave me a F rating on the condition of the attic and this company is telling me I have to pay for it 5.Review fromAngellie A

1 starRUN THE OTHER WAY! I recently moved out of one of their town homes in ********** **. At move in we filled out our inspection sheet as I have done with other rental properties. Upon receiving the town home we noticed that it was never cleaned prior to us moving in, burnt marks on the carpet yellow stains, marks a the walls even a white patch in the kitchen wall. We put all of this on the inventory check list and were told to just grab left over paint from the garage to take care of the marks on the walls (unprofessional). Didnt even offer to change or clean the carpet, nor the town home. At move out we were told to have the carpet professionally cleaned and to provide them with the invoice to avoid any cleaning charges. At move out I hired carpet valley to clean the carpet and leave it in better conditions that I even received it in. I provided them with an invoice at move out as instructed. we had the town home deep cleaned top to bottom and even touched up the marks that were originally there with the paint they stated was in the garage. We turned in the town home 100x better than the condition it was given to us. Two weeks after move out I notice I have a balance on my account of approx $700 which confused me due to my security deposit being $2,595.00 how in the world do I have a balance ?when I received my move out statement by ************ was even more shocked to see that this company was charging me $300+ for carpet cleaning plus an additional $2710 for painting. I immediately file a dispute on May 23, 2023 ***** responded with we will take carpet off but the painting stands with still no proof of anything. No invoices, no photos and or videos of actual damage caused by ** to result in paint charges. We send videos and photos which shows the carpet and walls and no marks were on the walls due to the touch up we did prior to moving out which again I shouldnt of had to do since the town home was not painted prior to us moving in. 1 starI would give less than 1 star if I could. My wash machine has been broken for over 4 weeks. They finally sent out a technician who said that the drain pump needed to be replaced. That was 3 weeks ago. They only tell me that they are waiting for "approval" from the owner...I spoke to the owner who already gave the approval. I only get prepared scripts on the phone and same thing with the email/text messages. I will never deal with this company again. I highly recommend that you do not rent from this management company. They are not managing anything. They do not have any kind of customer service.Review fromTabatha W

1 starAbsolute worst business practices. Crooks at highest level. Places homes up for lease that should not be, homes needing plumbing and electrical work. Homes in ceilings that they promise will be completed prior to move in date, but once you pay in full all monies, you show up to move in and NOTHING is done!But youre stuck anyway after relinquishing your old residence. When you call for support, you can never speak to anyone, CS reads from prepared scripts and refuse to place anyone in management or authority speak with you to help alleviate your issues. All they do is open ticket after ticket, but NEVER address them. We moved in over 6 weeks ago and still have the same issues as prior to moving in!!! They cant even provide us with our mailbox location, mailbox number or the key to open it and its going on 2 months! Weve to live with 2 giant homes in the ceiling for 6 weeks that shouldve been fixed prior to move in. There are other issue still have yet,l to be fixed, but cant get a hold of anyone and constantly told someone will call us back yet no ever does!! These people are nothing but criminals I dont know how they are still in business! All their reviews are literally the same from everyone! How is this possible BBB?
