    I believe that I am being wrongfully charged for water and sewer bills and that this company may have some embezzlement issues. The water and sewer bill was always ridiculously high here but the bill I received for the month of July is unacceptable. I am being charged $135.57 with a $6.02 service fee. This is for a 680 square ft one bedroom apartment with no washer. I only took showers and never used the dishwasher. Technically two people were on the lease but I was there alone. They have continued to point the finger at their third party ****** Conservice but I have come to learn that ***************** bills the apartments, the apartments charges tenants by the building and the number of occupants, and Conservice sends out the bill. I moved out 08/07/23 and was told by Conservice on 08/18/23 that I will need to contact PCR for explanation of charges and disputes since my account was closed out. On 08/19/23 I came into the office at PCR and was told only ***************************** can help via email. On 08/21/23 I contacted her by email and received a response from *******************. At the time, I was also charged twice for renters insurance that I already paid. Because that was obvious with proof, they removed it immediately. And my renters insurance for o8/01-08/07 should be pro rated. **** told me she would have the utility manager look into my account and get back to me by Friday. On 08/25 about 5:55pm, I received an email from **** stating the bill is based on a formula by bedroom and occupant numbers and that because of the pool and landscaping water bills may increase in the summer. But I am requesting a full breakdown of charges just like the gas or power company does. The pool and landscaping happened in June as well. As of today, ***************************** is giving me the the runaround again to contact Conservice but the account with Conservice is closed and they referred me back to the apartments and even the leasing agent with PCR provided her contact for this issue.

    We rented a unit **** Apt# 5D at Pointe Canyon Ridge since October 2021 with renewal on October 2022 for 6 months. The lease was to expire on April 7 2023, since we were bound to out on vacation we arranged a call and agreed with leasing office about earlier date to vacate. We vacated the house in excellent condition as given to us on March 11 Saturday afternoon around 3 PM by filling forms and handing over the keys. We also called in Monday with leasing office if everything is fine to confirm with the closure and time when we can expect the closure statement. The leasing office lady said everything is good from our end.On April 14 we received a closing statement and to our shock the statement included $933.27 with item that says Refrigerator not present.04/14/2023 Damage Refrigerator not present $933.27 $0.00 $933.27 We called the leasing office and no explanation is given. We are shocked that when the apartment is returned is such a good condition how such a big item as Refrigerator not present claim on renter is put on moving out charges ? There is some fraudulent case is involved here that needs investigation and sent to higher authorities.

    The walls inside the apartment are falling off. I was told I had to go buy paint and paint over it myself because they dont do that anymore until after we move out. I can actually see the frame of the building thats how bad it is. I have a 2 year old and am concerned about him putting the pieces that are falling off onto the floor in his mouth. I was told that they dont believe they use lead based paint anymore. I guess that means it is ok for him to eat it. No where in my lease agreement does it say I have to go buy and paint the walls myself or live with it until I move out.

    There has been a rat in my apartment KNOWINGLY since August 5, 2022. I alerted the company via email around 4:50AM when I saw it. There was no urgency in resolving this issue. This was on a Friday and they told me someone would be here Monday. That wasnt urgent enough for me, as I contacted places on my own and learned there are exterminators that could be here within 24 hour, however if I hired them on my own I would be responsible for a large charge. I didnt complain to anyone about the wait but I was upset. Of course Ive had to find people willing to let me sleep on their couch while this is being handled. I came home Monday and nothing had been done. My food had been eaten and I discovered holes on my bathroom. I called crying and they didnt seem to care. Eventually they stopped answering the phone, as I was calling everyday asking for an update. They finally came and lazily sealed the holes. They would never move a tenant into a unit that was patched up like this so I dont appreciate them doing this to me. On top of that, the rat is STILL HERE! The traps they put down isnt working, as the rat eats the peanut butter sat there to bait it but escapes the trap. Ive paid $1600 and havent even been able to live here! The corporate office IRT also isnt contacting me back. Ive emailed and called. This situation has put a lot of stress on me and Im sure Im going to have to see a doctor about these terrible migraines. Ive expressed how terrified I am and how its important to ensure the rat isnt here anymore and not just patch up some holes. Rats carry disease which is well known so how the h*** do they expect me to live here? I dont feel safe in my own home!
