1 starPreface this review with this is not my first sale or purchase of a house. My wife and I had a **** Spain agent come to our house to get a deal based on their tv commercial. no showings, no open houses, no stress. The agent assigned to our house name was ******* *****. When he arrived he did a walk-through and then he videoed the house. Then he pulled out an Exclusive Right to Sell Contract, which would lock us into 6-months exclusively with **** *********************** We told ******* that we would not sign the contract. He said, wait let me call my boss, then he changed his mind and said you dont have to sign the contract today, heres what we will do. He then went on to say that we could wait 5-7 days until he returned with the offers. We would sit at the table and he would have the offers face down, then we would sign the contract and hold it. He would then show us the offers and if we didnt like the offers, we could tear up the contract. The other thing the agent kept saying is **** Spain is the number one company in this market and that they had lots of investors. Turns out at least one of their investors is one of **** Spain competitors, Open Door. Mushtaq didnt happen to mention that. What kind of shady business practice is this? Terrible thats what it is. I felt like this was a hustle or a scam. I would never use this company again and I dont ever recommend anyone to. I would implore you to look at the other negative comments about this company as well. When they answer their terrible reviews, they use the same cookie cutter excuse for everyone of the bad reviews I read. I'm just sorry I didnt read them beforehand. And lastly Mark Spain Real Estate is not affiliated with the BBB. Shameful.Mark Spain Real Estate

1 starFalse Advertising in my opinion I have a property I purchased as a second home for my now deceased son. A year and half after my sons passing, I decided to put the house on the market. After low traction from my original listing, I reached out to **** ********************** (after seeing a commercial). My initial meeting with **** ********************** was over the phone with one of their representatives, we agreed to meet at the property after I removed my original listing (with a realtor outside of **** **********************). Before my face to face meeting with the **** ********************** realtor, I receive an email (4/3/25) listed an estimate home value but photos and video would be required to finalize the assessment. I met with **** ********************** realtor on 4/9/25 for photos and video only to be informed my listing goes into a database for their network of investors to make offers. The realtor advised, they would have a photographer come to take photos and an inspection of the property resulting in additional delays. After receiving multiple demeaning offers (below payoff amount and their own accessed value) on my totally renovated property, on 5/28/25 I requested the listing be removed. Nothing about this experience was depicting any type of guaranteed offers for a property valued above offers made which did not meet the market value not to mention their extremely high fees. The entire experience was a total farce in my opinion and Id never refer anyone to **** ********************** or any of its affiliates. 1 starI have bought and sold over 40 homes in the past six years, and this was by far the worst transaction Ive ever been through. Working with Mark ********************** was frustrating from start to finish. The buyers agent clearly had little to no understanding of how to properly fill out a purchase contract, which should have been a major red flag.We were supposed to close in 30 days a timeline that was completely disregarded. During due diligence, they tried to make a completely unacceptable change, attempting to alter the contract to make our deal contingent on the sale of one of the buyers other homes. Then they asked for 30 more days.That delay was followed by a failed reverse 1031 exchange at Day 45. And just when I thought it couldnt get worse, they came back asking for another 15 days to add someone else to the loan.This was a disorganized, unprofessional, and frankly exhausting process. Communication was poor, expectations were constantly shifting, and it felt like no one at Mark ********************** had the knowledge or care to manage the transaction properly. 1 starA family member called for me to speak with someone about a cash offer for my home. I spoke with ***** *. about how it works, she states it really doesn't work like that, I said Ok, but that is what's advertised and that's the reason I chose this company. However, once I was told that, then I was talked into a contract to allow her to sale my home. After the picture taking, there were pictures that were supposed to be removed, but they weren't, and posted for everyone to see. I was completely dismayed. When I called Tanai, she claimed I had no one calling about my house, after speaking to others, I decided to call **** Spain office to find out, why they advertise things, but don't produce. I filed a complaint against her, because at this point, I knew she didn't have my best interest at heart. After I spoke with her manager, I realized she had lied and did not communicate at all (as she stated being big on), I knew something was wrong, because before I contacted his company, I was getting lots of traffic, but nothing after that. Once the hand shake and that crazy sign put I my yard that read, "SOLD" at the bottom, I think that is when potential buyers stopped looking. Whoever came up with that idea for his logo sign, should rethink it. That was a lasting experience that I want to worn all about. ***** just didn't cut the Mustard, she started out lying and continued.....Thank goodness, that company is out of my hair...Mark Spain Real Estate

1 starLets start with me first contacting them in June 2023 looking for a cash deal when the offer fell through on my home after me and my family moved out, so I was looking for a quick sale to keep me out of financial debt and move on with my life. My agent, ** ********, did everything he could do to get this house sold and not thinking about whatever he did to gain for himself would affect financially for many years to come. He tried for months and months to get this house sold but all the deals kept falling through. I told him many times to let it go into foreclosure, because I did not have the money for closing cost or another ***** to put into this house. I was already deeply in the hole financially and I just wanted to get it off my plate. He fought with me over and over telling me that foreclosure was the worst thing that I could do, which it wasnt because I was already filing bankruptcy, but he pushed me and pushed me to the limit of getting the house sold the very last day before it went to foreclosure court. Not once did he let me know that I would be getting a 1099 for the cancellation of debt on this house and he would put me back in a financial hole that Im going to be digging out of for years. I received a 1099, which I was never told about, on the property after it closed. I did not have money for closing costs so he negotiated with my mortgage company to lower the price of the house to get the closing costs, and all agents commission covered. He told me that I would not owe anything after this closed. I asked many, many times!! When I filed my taxes, I found out that I owed over $7000 on this portion of it because it was considered income to me. What a joke! I have reached out to **** Spain numerous amount of times explaining to them the situation and they just throw their hands up and say Im sorry theres nothing we can do. To me, this is extremely selfish, not to mention unethical and just plain out disrespectful the way that you treat your clients.Mark Spain Real Estate

1 starThis has to be the worst company out there. The cash offers are way to low that include $71,000 in just fees and if you want to use them to list your home they want to charge you 3.5% sellers fee and force you to pay a 3% buyers agent fee that By law as a seller you are not required to pay a buyers fee. I have also seen allot of the homes they sell and they are in pretty poor conditions for the price they want to sellMark Spain Real Estate

1 starI contacted **** Spain for a cash offer.. The agent started talking about a listing and showings.. I brought up the guarenteed cash offer mentioned in the ad..She said we try to get you an offer.. If no offer then we will list it as a house for sale.. In order to get a cash offer I must sign a listing agreement ,agreeing to sell my house thru *** real estate services.. In other words they are just looking for houses like any other real estate company, only they use very deceptive ways to get a listingMark Spain Real Estate

1 starThe agents and broker I worked with are CROOKS! They did not care about what was best for me and did not listen to my needs/concerns. I was coerced into selling my home as well as threatened if I did not sell and then buy with them. Even the broker did not make me aware of my rights as a seller and as a buyer! I asked 6 times to pull my house off the market because it was not the best time for me to sell and was met with threats- which put me in a panic buying situation because of the time crunch of having to be out of my house. I was in the hospital and the agent on the buying side for me was having me sign offers on homes I had not even seen yet. During the inspection of the only home (in my price range) that had accepted my offer, it was found to have many more issues and repairs needed that were not in my budget. We were standing outside with the inspector and I said, "so I can get out of this, right?" and the agent told me "no.. you don't have time to find anything else, and you can't get out of this anyway because it was listed as-is" I found out later that "as-is" does not mean that you can't get out of an offer, or that you can't ask for repairs or a price adjustment, but my agent refused to do any of them and threatened to sue me if I backed out. I literally broke down in tears after the closing and she never reached out to check on me- they had gotten their money so had no need for me anymore. The agents and broker I dealt with during my transaction did not care about me and were completely unethical in how they handled my situation. No one should ever be treated this way, especially when real estate agents are supposed to be our trusted and knowledgeable guides in such a huge investment. I have put over $60k into this house and I can't even sell it for what I owe on it right now... they put me in a situation where I have had to sell every other asset I had, as well as take on a second job just to stay afloat and try and avoid bankruptcy- it's just WRONG!Review fromJill C

1 starDefinitely use other options. They offered insultingly low buy it now prices on our house, one of which (Homeward) offered a kick back when they resold it, which made it look not as bad. They never kept us informed as to what was going on, then at the end when, according to their pre purchase contract, we should have received ******, they reneged and made up charges with no documentation as to the validity. We were even in town the week of the resale, they claimed a storm did damage. We were there, there was no storm. No receipts, no proof, no documentation, just a flat refusal to uphold the contract. All buy it now programs are ridiculously bad for the sellers, but Mark ********************** is worse than most, as they lie about the expenses and make up unsubstantiated charges.Mark Spain Real Estate
