I had requested and received an itemized quote for work to be done on my moms house. She has now passed and now I am 1/3 owner. They came and worked on the roof but didnt do the work that was written on the itemized invoice. They collected the money through a checking account owned by my sister who is also an owner of the home and lives local. She informed them of the work that wasnt completed and didnt need to be. In turn they returned some money. However upon several request from her, and a couple request from me they will not furnish an itemized receipt from the work that was completed. I find this practice to be deceptive. I have reached out several times to the sales *** and have been ghosted throughout this process. I would like to request an itemized receipt for the work that was done and charged for.Business Response

We signed Paperwork for 3MG Roofing on 3/19/2024. To Have the Roof Done Gutters, Gutter guards, Downspouts, 3 Skylights Installed 1 custom Installed Boxed in Finished., Part of the Back Patio the Metal Roof removed because damaged and tied into the New Roof Including Screened in area repaired Rescreened and Support for tied in Roof Finished Top to Bottom, Soffit replaced and repaired. The Roof did not pass Inspection by Sarasota County and *** does not want to finish everything in the sales agreement by their salesperson and in the written agreement. It's almost been a Year. I wanted to fix my roof, but did not have money I am ********** disabled person. I contacted 3MG roofing company, because they could get my insurance to pay for my roof. The insurance company said that they would not so 3MG roofing company told me about an attorney that could help me get the insurance company to pay. So i signed a contract with them. Almost a year passed and i was still waiting. When the winds of ***** occurred, a tree fell on my home and 3MG said they would get a contractor to fix the damage. I was not expecting that since there company does all that they supposed to be contractors to do a roof this is when I doubt that they will do a good job on my roof and so I hired someone else to repair the damage of the house because of the fallen tree. Well the insurance issue the check and when I told 3MG I did not want them to do my roof they did not want to sign the check so that I can fix my roof. I told them that I did not trust them because they are not contractors and this is my house that I can hire whom I want and they need to sign my insurance check. Its been a month since that and they have not wanted to sign my check. After ***** the hurricane there is a law that we the owners dont have to keep contracted with roofers that we could pick whom we want or something like that. 3MG roofing company needs to sign my check I need to get my roof done. Was in contact with this company the day after hurricane ******. Was given every assurance that they would have the time to fix my roof. After 3 weeks of phone calls and text messages I was ghosted. I offered multiple times to seek another company if they were too busy to handle me after the storm. **** *******, CEO - great to see your team having fun. But working with your team is the opposite if fun. Im 8 weeks in with 3mg and after a failed inspection, loss of hot water for a weekend, a trashed yard with killed plants and stucco debris everywhere, 2 flat tires, dumpster and trash in driveway (for 7 weeks!), 2 new leaks as tiles laid uninstalled on roof for last 6 weeks, debris in pool, AND a lost cash offer of $1.7M for my home as this install did not complete as scheduled in July for close. Your guys went silent on me a few weeks ago. The **** updates I receive now are from ******, the sales person, and seemingly the only person with integrity at your company. 8 weeks - and now youve run out of tile for the back of the roof. Our records indicate that *********** project pertains to a different address and a roof type that has already been fully completed and passed inspection. Additionally, the property at ****************************************** is now listed as sold to a different owner as of September 20, 2024, according to the property appraiser's website.

3 MG Roofing negotiated with our insurance carrier to get our roof replaced after Hurricane ***. The roof replacement started 7-31-23 and was completed 9-28-23. There were several interior roof leaks that occurred during the metal installation, broken exterior stucco and the metal panels were scratched and dented by their installation crew. They sent a painting company to paint the interior leaks and repair the stucco which were completed effectively. On April 15, 2024, their office called and advised us they have received the touch up paint and would be sending one of their crew to paint the scratches. He came the week of 4-22-2024 and painted scratches. We received a call from their ** on 4-23-2024 stating that ALL scratches were painted and wanted to collect the final payment we were holding. Before making final payment, we hired a certified home inspector to inspect our new roof to make sure all scratches were painted as 3 MG Roofing claimed, which occurred on 4-25-24. He produced a distressing report stating very poor workmanship, extensive scratched and dented panels, roof caps not sealed properly to prevent water intrusion, premature rust, recommended our new roof be replaced and provided pictures of the defiencies. I provided the report to the ** and asked him if 3 MG Roofing was going to stand behind their workmanship. On 5-14-2024, the ** called and said all issues have been resolved, although no one ever came to our home to do anything. Since we are unable to climb up on our roof to inspect, we hired a local roofing contractor to inspect for us and he produced a report with photos to back up what he saw as defiencies. He noted several of the same items the home inspector noted in his report. This is an $85,000 metal roof and we want what we have paid for. We don't want a few thousand $ taken off our balance owed as the ** suggested. We intend to pay the remaining balance but demand we get 100% of what we paid for. 3 MG has not responded.Business Response

Based on the manufacturer's recommendations, the following steps were outlined:
Pop Rivet Replacement: Any areas where pop rivets were missing were to be addressed by installing replacement rivets. If it was determined that a replacement rivet alone was not sufficient, we were advised to consider replacing the flashing in those specific areas to ensure proper installation and long-term durability.
Surface Scratches: For any areas with surface scratches, Drexel Metals recommended using a Drexel paint pen to touch up the scratches. This method is designed to protect the panels and maintain their aesthetic integrity, as well as prevent any potential issues such as premature rust.
We understand that the roofing process can be stressful,especially when unexpected issues arise. Our goal has always been to resolve these concerns to your satisfaction, following the best practices recommended by the manufacturer. I appreciate the response received but there are some other issues that have not been addressed. If the following items will be addressed and rectified, we will agree to move forward.Remove and replace any and all product that has surface rust. Rectify the insufficient attic ventilation. Since our new roof was installed, we have had several days that our HVAC unit could not maintain a 75 degree temperature in our home. That has never happened before. Roofix stated in their report that only half of the attic ventilation that should have been installed was installed.
On the attached 3MG estimate that we were given when this process started, it specifies a 5 year workmanship warranty and a 25 year manufacturer product warranty. When the project was completed, your PM stated we have a 2 year workmanship warranty and a 10 year manufacturer product warranty. We made our decision to go with the product based on the information provided on our estimate. Since our roofing agreement states a 2 year workmanship warranty, that oversight is on us. I want an assurance that we will get the 25 year manufacturer warranty as we were told. It is distressing that your sales people are so misleading.
If we are to move forward, we would appreciate the Drexel Metals representative be present during the follow up process.

Regarding the attic ventilation and temperature concerns, we would welcome the opportunity to schedule an inspection to ensure that the installed roof ventilation is performing as designed. However, there is a likelihood that the difference you are experiencing is due to the material and system differences associated with your transition from a tile roof to a metal one. Tile roofs, due to their thickness and material density, offer a much higher thermal mass compared to the thinner, more conductive metal roofing system you selected. This can result in different thermal performance characteristics. We would be happy to assist you in exploring other possible adjustments to mitigate the heat effects now that you have transitioned to your metal roofing system.
As for the warranty, we apologize for the confusion. The project manager misspokeyour roof installation indeed comes with a 5-year workmanship warranty, as originally stated. Regarding the rust issue, we believe this may not be related to the workmanship but rather a manufacturer-related concern. We are in communication with *************' representatives to ensure that your manufacturers warranty remains intact and valid. I entered into an agreement with 3MG on 4/4/2023 to replace my roof.There have been numerous issues with the project. These are well documented.Job commenced 6/7/2023. They tore off the old roof and applied the adhesive underlayment. They then delayed for 4 weeks before the metal installation began on 6/30/2023. During this time there were roof leaks around the drain vents, and water damage to the facias and soffits where water got behind them and under the paint. The transition between the metal roof and the flat roof is poorly executed. The installers left several inches of exposed underlayment and even cap nails through the flat roof. In several places the flat roof cap sheet was not adhered to anything. The flat roof also had to be repaired in multiple areas where panels had cut into it. The metal crew cut and handled panels face-down on the concrete drive and paver deck, causing scuffs and scratches through the paint. They didn't remove the dryer vent as agreed.Work was done sporadically over the following months to remedy the above issues while I waited for confirmation that they had completed the repairs (which they never disputed the need for). On 1/25/2024 I received a "final invoice". This was the first indication that 3MG believed they had finished the job. It is dated 8/11/2023.The final invoice included over $3000 of "change orders" which had never been shared or communicated. I disputed them. A revised invoice was sent 2/1/24, the change orders changed in type, materials, qty and cost, but still totaled nearly $3000. The costs don't even match the unit prices. I have never seen a change order from 3MG.The various failures and delays warrant a discount to the agreed job price. I certainly don't agree to pay more due to these undocumented change orders.Business Response

In October of 2023, our project manager, *********************** made us aware of a few warranty items that needed to be addressed. Since this was a custom metal roof,our supplier was immediately contacted, and an order was placed for additional materials. Once the material was received at our warehouse, over the span of 15 days, multiple attempts to reach for the purpose of having the repair team out to complete the warranty items. We were finally able to contact you and go out on December 11th. This past March, you approached ***** with a list of additional items you wanted addressed. On March 13, 2023 I contracted the services of 3MG Solutions LLC (DBA 3MG Roofing LLC) to replace my roof that was approved by my insurance. I gave them the check from my insurance in the amount of $13,273.66, a personal check payment of $2500 and cash payment in the amount of $2,603.41, totaling $18,377.07 in payment to complete my roof replacement. The home insurance company adjusted the payment and issued another check on August 2023 in the amount of $7,120.13. The roof replacement cost on the invoice was a grand total of $22,131.72. So the balance due after my initial payments is $3,754.65. 3MG Roofing sent me a Fed EX label to mail the $7,120.13 check from the insurance to pay off the invoice balance. They were supposed to mail me back a check for the difference in the amount of $3,365.48. They received the check in October 2023 and have not refunded my money since. I have called their office several times and they have had several employees changes within these past months. No one has yet to follow up with me regarding this issue. Please assist me in reallocating my funds and correcting the amounts paid.Business Response

There are a lot of details to my complaint. I will summarize by saying I signed a contract with this company to replace my old roof for a new metal roof proceeding Hurricane *** in Sept. 2022. I was given a price. Fast forward through tons of excuses, lack of communication, and numerous issues with the company my new roof was finally completed Nov 2023, 11 months after contract was signed! Now the company is quoting me a discrepancy in the amount of app $8k due to their mistake. They had to adjust their work to pass inspection and bring their job up to code! I was never informed of a change order or additional cost nor did I authorize the work prior to them adjusting their plan. So now that the job is complete they want payment. I have agreed to pay them the remaining of the original quoted total cost but informed them I would not be responsible for the additional costs they added on. They didnt reply to my email nor any of my phone calls. Today I received a letter from an attorney saying they demand I pay the total amount or they can put a lien on my home. I need help with this matter. I am willing to retain an attorney if that is what is recommended. I have seen other complaints similar to mine on here towards this company as well as similar poor reviews on ****** with the exact same issues. They need to be stopped! First, we'd like to say thank you for trusting us to provide all the necessary scopes of work to upgrade your previous roofing system.
The project was estimated by the insurance company based on the existing roofing system which included shingles and flat roof materials. We provided a price for the work based on an upgraded metal roofing system. When we began the permitting process for your project, we endured many obstacles in order to receive the permit for your job. It took almost 4 months to receive the permit from Okeechobee county. While we understand this is unacceptable by your and our standards, we believe the county did not provide the right support in order to create a smooth permitting and inspections process.
After starting the job, we uncovered a massive amount of rotted decking and support beams under the existing roof system. We also uncovered a roof installed over a roof. This presented a massive issue and speed bump to start the project this way. We pivoted and made sure we could replace all the roof components per ** building code in order to pass inspection. The roofing installation methods had to change drastically in order bring the roof up to code, plus our workmanship warranty coverages. Custom flashing, fascia metal, and carpentry needed to be performed and installed to properly install the roof system. We we're also contracted to replace all the gutters. The insurance company only approved a partial gutter replacement, but we we're able to replace all gutters and down spouts and work with the insurance company to approve the remaining gutters not previously covered.
Post job completion, we had to supplement many items that we're not previously covered in the insurance scope. We we're able to recover many line items, but due to the upgrade in a metal roofing system and custom materials, we had to present a change order. The change order for items not covered is required per our contract.
Due to the fact checks we're issued and not paid to 3MG immediately, we had to move on to the next steps in the process to satisfy our agreement and final invoice provided. As a contractor, we are protected by the ** Construction Lien Law.

This company has had many complaints against them regarding the same issues I have had. This is the first time Ive ever heard any response from the management team! I had reached out on numerous occasions via email and phone to the company with zero communication. While I understand issues arrise in a job, this job took almost a year to complete. During that time my insurance increased causing my mortgage to increase 300 extra a month. I could not get another insurance quote until my new roof was complete, which cost me an additional $3,000 this year. I had flapping fascia as you can see in the pics that remained like that for months, even when via text message (which I have) I was told by my project manager, ***** that hed come and at least fix that but never did. I had product delivered that sat on my grass, killing it and making it impossible to mow the front yard for months. Then that same product that sat in the yard for months was used on my roof. Crews left trash, spare materials, and nails all over my yard and driveway every time they did any work. (See pics/video) The company failed to communicate with me and continued to make more excuses for the delays. My roof was inspected by the insurance adjuster and their company prior to work being started and quoted. The roof over roof and other issues they claim my roof had which ultimately added to my cost was known to them prior to the contract. I was NEVER informed of any rotted wood and never seen any carpentry work completed on my house. I watched workers via my ring cam. I was also never informed of any additional charges that *** come up with an adjustment needed to be up to code. No professional business operates in this manner! As far as payment goes, I received a final check from my insurance company mid-December. I then had to go out of town to get the bank that holds my mortgage to sign off on it. I also waited almost a month for them to send me the final invoice! They reached out to me and asked if the check was ready, I told them yes and that they could come get it but that I was disputing the additional charges. I got no reply and a week later received a letter from an attorney. This company, even the project manager that picked up the check agreed and said the same thing, was not prepared for the jobs they took on in south *******. They fail to communicate with their customers, do sloppy work, and lack professionalism. They have cost me money and left my house a complete mess for almost one year! For this and many reasons, I do not feel I am responsible for the additional costs and know they could have been avoided had proper documentation and communication taken place! I seen no change order, didnt sign any new agreement with adjusted costs, and nothing upon completion of the job either. You will see other complaints that mirror mine. Thank you for your time.

Upon removing the roof, it was found that a significant amount of rotted wood needed replacement. It took a total of 25 sheets of plywood, and 170 ft of 2x4 to replace the extensive rot on your roof in order to get the roof up to code. Additionally, the home had a secondary structure built on top of the main structure, which was not made known prior to the build, nor could have been discovered absent deconstructing the roof during the initial inspection process. This additional unforeseen structural system on your home created a lengthy delay in the permitting revision required by the local building authority which we do not control nor can dictate the timelines of response. Additionally, custom oversized metal had to be fabricated due to the additional spacing between structures as mandated by the building authority to bring the roof to code. This additional custom fabrication cost was borne by 3MG at the time in a good faith effort to counter the delays we were facing. Thus, 3MG voluntarily took on the financial responsibility of making sure the issues with the two structures were made to code. Similar issues were met when custom fascia had to be fabricated to meet the unique size and color requirements to match prior, damaged material. Another critical issue that delayed the completion of the project was the removal of the permit pack in order to pass inspections. At the outset of every job we tape a permit pack to the front entryway of the home for the local inspectors to easily locate. The permit packs are required to be available on site in order for an inspection to be performed. As such, every homeowner is notified in advance of the build that the permit packs are to remain posted until told otherwise. One way or another, the permit pack was removed during the inspection process causing a failed inspection. Once we were notified by the building authority the permit pack was no longer where our field Manger had placed it (on the front door), we in turn needed to re-print the documents and have the permit pack reposted. Regarding a final invoice, we began communication with you in December of 2023. We have multiple emails between our accounting department and yourself regarding the change in price of your initial contract. Moreover, the contract that was signed indicates that [o]wner understands and expressly agrees that in the event unforeseen conditions arise or unforeseen costs occur because of such conditions, Contractor shall perform the required additional work on an as needed basis with the additional unforeseen condition work being reduced into a change order to be sent to owner after the build. In some instances, due to backlog of work, change orders may take time to process and transmit. We apologize for the delay, but the extensive additional work was mandated by the local building authority and could not be avoided.
