Please exercise caution and thoroughly consider your options before engaging with this company regarding property rentals. It has come to light that they may be conducting a deceitful operation by soliciting nonrefundable application fees of $75. Alarmingly, numerous reports suggest that applications are often rejected without any valid justification. Scammers. My daughter is still waiting on her security deposit and they lied about sending it. Crime Free Housing is investigating. We will file a lawsuit against them. Dont get Involved with this company. Theyre using a fake identity of Kiona *****-******* for emails and this person is a leasing agent for another company. Fame account on Linkedin. Crooked people. Location of property is **** ******************* in *************** ******** **. ****** claims he was the leasing agent and hes not communicative very well. TERRIBLE customer service. They ignore requests unless it has to do with them getting more money. They are lazy, they don't answer or return calls, they ignore messages, they are unprofessional, slimy, shady, and likely fraudulent. I have never spoken to a human, only a HORRENDOUS TENANT PORTAL (what a joke) and the "vendors" fixing problems. If you are considering renting from them, RUN AWAY AS FAST AS YOU CAN!! They are awful. Period. Wish I could give them a zero. HOW ARE THEY ABLE TO REMAIN IN BUSINESS??? Please for the love of all that is holy do NOT give them your business. Refused to repair heat boiler problems than serve you a non renewal lease notice when you complain. Worst company ever. In professional condescending and fraudulent. Do not rent through them they stink. And rude!Review from Terrie R

Home River group is a horrible management company Ive been dealing with issues with my house I rent for almost a year now raw sewage coming up through the tub and all in the basement and they keep sending me an email to renew my lease at a higher rate smh not to mention that Ive had to buy meals for six months due to raccoons trying to get in through the light fixture over my sink and leaving fleas advised them of the smell from the raw sewage and still nothing has been done to rectify the issue they are the worsts they have yet to talk to me about reimbursing me for the food I had to purchase for eight months due to not being able to cook because of the issue over my kitchen sink smh ????Review from Jake W

I reported a water pipe leak behind our water heater almost 2 weeks ago and asked for a property manager or repair man to come look at it. It took almost one week for a property manager to make a visit and assess the damage. Property manager submitted the bid and now we wait. Whenever I call about an update, I am told by the receptionist or by text that the work order has been submitted and we are now awaiting approval by the property owner. The water leak is now become worse because they have drag their feet on getting it fixed, which is costing them even more money than the original $2500 bid. The leak couldve been fixed much faster. After 4 (four) and a half years of NOT repairing/cleaning/servicing NOT repairing anything in my home until my lease nearly ended.. including the repeated flooding of toxic/septic waste in the basement of the rental property, HomeRiver Group and Property Framework are so unorganized that they disabled access to my tenant portal 3 months prior to my lease ending. AFTER 52 months, HomeRiver Group returned my rents payment and started an eviction process AFTER my lease ENDED! No one answers their phones, emails go unanswered, and rents sent certified are opened and returned certified...ruining my credit. I have never been more confused or traumatized by business practices where threatening letters are mailed monthly after 2 days regarding late payments not to mention while I exited my community seeing the belongings of my neighbors tossed out onto their lawns and driveways. This is what HomeRiver Group and Property FrameWorks do. Collect and EVICT even when evictions are not warranted. Not to mention the poor quality of the materials used to build the homes. Ceilings leak- inadequate plumbing, electrical issues abound, also if 4 inch nails/screws were needed they used 1 1/4 inch screws causing doors after 4 yrs to fall off hinges. HOMERIVER Group and Property Framework need to do a better job of servicing the homes they manage. Renting properties is more than collecting $3,000 each month. Families are involved. HomeRiver Group needs to change it's name to HomelessRiver Group and Property Framework should be Problem Framework. My disbelief and disappointment run deep as I cared for this home for over 19 months 1st lease followed by a 3 yr lease only to be booted out of their system, not due to any negligence on my part, and forced into a credit nightmare! How do I fix the damage these companies have done...not just to me but to far too many of the families they lured into renting their poorly constructed, overpriced COVID homes. I do not recommend at all!

Terrible company. I remnted a house from them on a one-year contract...they ended up transferring the property to another terrible company. We just moved out a month ago, and now the new property managment company is trying to charge us for home repairs that should have been done before we moved in. They are charging for things like re-securing the mailbox to its post (it must have been loose when we moved in), replacing a missing garage door weather strip (didn't know it was missing) and charging us for landscaping upgrades like fresh mulch, branch removal, leaf removal, etc. when HomeRiver had the property in a terrible state of landscaping disarray when we moved in. The worst part was we had added a tenant to the lease, but when Homeriver transferred the property, they gave no record of the new tenant to the new managment company. The new company got all aggfressive and said the tenant was there illegally and had to move out, etc. Homeriver was unable to provide documentation, background check, etc. to the new company. I was able to get a hold of people to ask for help, but they were incompetent and unable to assist. I recommend you never rent from HomeRiver.Review from Andrew W

The woman assigned to my account didn't do the bare minimum in handling accounts under her care. When she finally quit, there was a lack of communication with this company. Fast forward to the end of the lease, I don't renew and I'm shocked at the level of damage. I made the mistake of letting Home River Group hold the security deposit. Instead of giving me the full amount to help cover for the damages, they only took $500 out of $1800 and gave the tenants the remainder. They stopped responding to my emails.
