    Hello, I have been dealing with an ongoing issue with Mallory Square Apts. This issue has resulted in them billing me an excessive amount and placing it on my credit as well for the last two years. I have tried to get resolution by initially talking with the first collection agency and by leaving the office a message with no return call. Before I decided to terminate my lease back on 5/26/2021 I had put in several maintenance requests to have the flooring replaced in my children's bathroom (damp flooring lifted where bugs were living) & the kitchen/foyer area flooring (bulging) to be replaced as well along with other requests. I signed a contract on 04/26/2021 to have Arbor Contract Carpet to come out and replace the flooring. The office along with the contractor came to the apartment twice to take a look at the flooring but nothing was ever repaired/replaced. The last time they came I was told by the maintenance ************************* that it may just be better to have them come back after I move as the entire flooring including the carpeting was all going to be replaced before anyone else moved in anyway. He also stated that he did not want to distract me with all the noise due to me WFH at that time as well. I told him that this was ok as we had already lived with that damage for quite some time at that point. He then stated that he would reach back out to me in regard to doing an inspection. No one ever came back out to inspect the apartment before we moved out but sent me a bill for replacing the flooring. Please be advised that we lived in that apartment since 2016 so the carpeting had its normal wear & tear. I do not understand why I was charged for replacing the carpeting. I asked the collection company to see the original documentation showing that I signed it because it would not be my signature as I never signed anything. I never received anything for anyone. They kept my sec dep, sent me a bill for $1568 all while we unknowingly lived an unhabitable apt.

    I applied for an apartment listed around $**** for a 2bd2bd on May 2nd 2023. Prior to applying, I called the complex over 4-7 times and no one picked up the phone. My husband and I decided to apply for the apartment and call after applying and paying our $75 each fee. After applying we got a confirmation email, rental verification email. I called again on May 2nd, no one picked up the phone to confirm they received our application.The next day I called, and was told there was an error. The exact same unit we applied for was not **** but ****. I explained this was not in our budget so we wanted a refund of our application fee due to false advertisement. They told us they would return our money, I asked if it could be wired back to our original payment method. They told me no. I asked if they could sent an expedited check, they said no. They told me they would send an email on how the refund would take place, we received no email.I emailed the property manager and agents there who took me in a loop, no one ever provided me with a refund. I have email proof our correspondence, of them admitting fault and the invoice for our paid application. This is not a case of us being denied for an apartment. They falsely advertised a price for a unit we applied to, then changed the price for the same unit.It is June 23rd. I have not received a refund after calling many times. Very unprofessional and predatory business.

    We have resolved and apologized for the issue. Our system had a glitched the day the applicant applied. We have since refunded her $150 payment 6/23 and have confirmed with the applicant.

    This was false advertising, this business goes against federal trade commission laws.

    Predatory business practices, many are dealing with housing insecurity. Withholding money for 30+ days, falsely advertising an apartment price on an application then changing the price afterwards is terrible business model.

    Deceptive business practice that took the threat of legal action in order for them to refund me my money. There was no other form of compensation other than the return of my owed moneys, no formal complaint was filed internally with their findings.

    No investigation of their systems to ensure this issue will not occur to future applicants. 

    I would not recommend this business to anyone.

    This was false advertising, this business goes against federal trade commission laws.


    Predatory business practices, many are dealing with housing insecurity. Withholding money for 30+ days, falsely advertising an apartment price on an application then changing the price afterwards is terrible business model.
