    Student son into the apartment on August 17, 2022. The apartment at ***** *** ****** ***, Tallahassee, FL 32304 under management of 385Rent.com was rented for one year ending July 31, 2023. On July 26, 2023, the apartment was vacated in better condition and cleaner than when they moved in “the same clean and rentable condition as you received it”. Pictures/video of apartment were forwarded to 385Rent.com. On August 24, 2023, we received written correspondence from 385Rent.com withholding the rent security deposit in the amount of $300.00 for “regular” cleaning. Per Florida Rental Security Deposit Laws: “Cleaning costs can only be deducted from the security deposit if the necessary cleaning is excessive and the condition the apartment has been left in is worse than can be reasonably attributed to normal wear and tear. The overwhelming majority of the time, cleaning costs cannot be deducted from the security deposit.” - AtlasLaw Tenant’s rent security deposit is established to cover damage not normal wear and tear. Normal Wear and Tear is as follows: * A few small nail holes in the walls from hanging pictures * A few small stains on the carpet * A small amount of mildew forming in grout lines in the shower tiles * Dirty grout * Tarnish on bathroom fixtures * Loose handles or doors on kitchen or bathroom cabinets * Reasonable amounts of dirt, dust, or grime on the floors, walls, or appliances Our son experienced the following: * Broken hot water tank flooded entire apartment and back part of house. Repairs not done for 5 business days. There was no check done for mold. * Street facing exterior sliding glass door shattered was not repaired for 2 weeks. Door continued to leak excessively following replacement by 385Rent.com. No check for mold. Normal wear and tear of an apartment is to be expected. Cost of “regular” cleaning is the landlord's responsibility. The $300.00 rent security deposit was purloined by 385Rent.com. and should be refunded immediately.

    I am a current tenant at the Rumba Cottages. Myself and every other tenant living in the duplex experienced car floods parked in the Rumba Cottages parking lot. The property owner ********************* and property manager ********************************* REFUSE to address how they will resolve the problem. Located on the same property as the Rumba Cottages is a "retention pond" (as seen in the video). ********************* will not speak to me directly without an attorney present and ********************************************** it my issue to solve with the *******************.
