    My experience with The Bradley Apartments has been extremely disappointing. The property is unfinished, with caution tape around areas, and only 10% occupancy. They falsely advertise a 2-month free rent special without clear details. I toured the property with ******* *****, who promised to send me a lease, but after multiple follow-ups, I received nothing. His assistant, ***** *******, was untrained and unhelpful. ******* was aggressive and rude when I finally reached him. They use SNAPPT, an AI-driven screening system with no real customer service number, to reject applicants and collect fees unfairly. The hallways were dirty, and communication was poor. I also requested a refund of my $100 application fee, as I was misled and received no service. Avoid this place at all costs.

    Mr. ******* applied with us here at The Bradley St Augustine on line, Saturday 2/15/25. I met with him the following day to confirm details and guide him through the next steps. He toured his apartment which he was very happy with and requested to move in as soon as possible. By this time he had uploaded the required income verification documents through our third party authenticator **********, which is a verified fraud detection company widely used throughout the multifamily housing industry. His documents were flagged as having been altered by their software. Mr. ******** stance was that this was in error and we followed up by contacting the employers listed on the paystubs that had been submitted on Monday afternoon. On Tuesday morning, 2/18/25, I contacted Mr. ******* to inform him that the employers had denied the existence of an employee by his name, and that we would not be able to move forward with the application. The situation was handled properly, professionally, and in a timely fashion given the possibility of fraud detected along the application process. Mr. ******* has also had his refund request processed.
    While true that we are 10% leased and parts of the property are unfinished at this time, these are normal and in fact positive things for a brand new community in the lease-up phase.
