I signed up with Beycome because they advertised that they would list my home on the local ***. I posted my home over a week ago, but I hadnt received any calls until today. A local realtor in ******************* informed me that my listing is not in the correct local market. It is currently listed in the ***********, which is part of the *********************************************** an hour away from my homes actual location.The only reason this realtor discovered my listing is because her client found it on Zillow and brought it to her attention. Since my home is not listed in the appropriate local MLS, realtors who are not subscribed to the *********** cannot see it. This misplacement constitutes false advertising, and I am potentially losing many interested buyers because of ***** home should be listed on ***********, specifically through the ************************************. I contacted Beycome to have the listing corrected, but they informed me that I would need to pay extra to add it to ***********. However, this error was not mineit was theirs. Dear Ms. ******************** completely understand your frustration, but I must respectfully disagree with your statement regarding false advertising.
Deland is actually covered by two MLSs: Daytona and Stellar. Thats why, during the listing process, our platform asked you to choose between the two. At the time, you selected Daytona as your preferred MLS, which was the default.
To demonstrate that both MLSs actively operate in ******, please take a look at these two listings from traditional brokerages ( on ***********):

Unfortunately, we cannot switch your listing to Stellar MLS without restarting the process entirely. Each *** has its own set of required documents and disclosures, and Stellar is particularly strict in this regard. To list your property on *******, youd need to complete a new set of forms and sign the required disclosures.
Our customer support team explained this to you in previous communications. Many Deland-area sellers opt to list on both **** to maximize exposure. While we cant provide this service for free, Id be happy to offer you a 50% discount on the Stellar MLS listingjust $40 as a goodwill gesture.
I encourage you to consider listing on both MLSs for maximum visibility, and I hope this solution meets your needs.

I signed up and paid Beycome to list my property and was clearly told the listing will remain active on all sites including *** and Zillow etc UNTIL SOLD ! Now they want me to pay again the $99 ! Very unfair business practice and honestly I would expect better from you ! I expect Beycome to honor what we have agreed to. I do have a print out and recording of the conversation with *****, one of their representatives. Honor your deal and I will remove this complaint, for now I have to say stay away from BEYCOME ! Per *************** rules, listings are only authorized for a maximum of 2 consecutive years. Since there was no activity on your listing for nearly 6 months, it was automatically marked as off-market on its 2-year anniversary (05/03/2025).
Additionally, our listing agreement allows for a maximum term of 3 years, so were happy to relist your property at no cost for an additional year.

26Nov24. After speaking on phone and through email I was assured my $99 FEE would list home on local ***. *********. This didn't occur. It listed on one in a city 2 hours away. I attempted to get refund and was told must wait 90 days. In 30 days not one contact from a local realtor has occurred through that ***. No local realtor sees the home because all local realtors use a local ***. Business says posts to local *** but does not and should know if it can. Beycome contacted me from my Zillow site that I had my property listed with. The agent said for $99.00 that they would probably have my place sold within 90 days. But they didn't, so after 90 days I could ask for a refund, which this was contract was made in March 2024. I've tried many times to get my refund. They are always saying that it takes 7 to 10 business days for the $99.00 to go back on my credit card, never got the refund. So that's why I'm hoping you look into this Beycome company to see myself and others they may have been scammed. It's been eight months months. Now they're trying to find excuses. Plus when they took over my property from the ****** site ,they deleted mostly ****** pictures that I've had on that site for about five years. There are trying to deny that . I don't know what kind of business that their operating. I hope I can get my refund and others that may have lost their $99.00 to this company. Dear Mr. **************** correspondence is to formally address your concerns and clarify the matters related to your listing and refund request.
First and foremost, please note that you were refunded on November 27, 2024, at 11:41 PM to a Discover Card with last digit 7699, following the chargeback claim you submitted to your credit card issuer. As such, your request for an additional refund is entirely invalid, as you have already received reimbursement.
Second, I must reiterate the terms of the Listing Agreement you signed with us on March 12, 2024, specifically Page 2, Section 5: Cancellations requested by Owner before the ninety (90) day or after one hundred and four (104) day period will not be refunded.
Your listing was canceled on October 10, 2024, which is 212 days after signing the agreement. This is far beyond the refund eligibility period. As you acknowledged in your claim, Its been eight months. This clearly violates the terms of our refund policy, and your refund request was properly denied.
Despite the denial, you proceeded with a chargeback through your credit card company ( you claim that you never received our product), which resulted in a full refund. Submitting additional refund requests after receiving reimbursement is unwarranted and unjustifiable.
I also want to correct the inaccuracies in your claim:
Agent Statements: No Beycome representative ever stated that, for $99.00 they would probably have my place sold within 90 days. Our role is solely to list your property on the *** and forward leads directly to you. We do not act as full-service real estate agents and are not responsible for selling your property.
Zillow Photos: Beycome does not own or control Zillows platform and lacks the ability to delete or alter photos posted there. If Zillow removed your pictures, which you mentioned had been up for five years, we recommend addressing this directly with Zillow. Beycome cannot be held liable for the actions of third-party platforms.
Buyer Leads: During your listing period, you received six leads from potential buyers. The first lead was sent on April 12, 2024, at 12:11 AM, and the most recent was sent on July 16, 2024, at 12:27 PM.
To summarize, your account did not qualify for a refund under the terms of the Listing Agreement. Furthermore, since you have already been refunded in full via the chargeback process, no further action will be taken by Beycome.
Additionally, I strongly request that you cease any further attempts to pursue additional refunds or misrepresent your case through consumer claims websites, such as the BBB, as you have already received a full refund.
This letter serves as our final response to your claim.

Around December 18 2023 I completed a contract with Beycome to have my condo at ****************************************************************************************************************************************** listed with them to help me sell it myself. I paid $99.00 for this and the contract stated that if I do not receive any contracts within that time the $99 will be refunded.Around March 2024 I hadn't sold my condo and had not received any contracts within the 90 days so I advised Beycome that I would be taking my condo off the market and would be going with an agent. A number of emails were sent and phone calls made as I had not received the $99 refund. I signed on for a $99. Flat fee *** real estate listing service. I asked to have my listing changed to pending and they want a copy of my contract. I refused & they told me they would not do that unless I gave them a copy. I forgot to mention that with their $99.00 package it states there are no additional fees but, when my buyer created the contract they had a sellers broker & a sales associate to be assigned. On 07/29/2024, you paid our company a flat fee of $99 to have your property listed on the *** (please find the listing agreement attached).
Fortunately, you received and accepted an offer on your property on 08/09/2024.
As outlined in our listing agreement and in accordance with *** rules and NAR regulations, customers are required to upload necessary documents and update status changes within 24 hours. According to *** Services internal rules, the property information must be kept current and accurate. The owner is responsible for informing the Broker in writing, via our website, of any and all changes to the property, including its availability, within 24 hours of such changes (see page 3.8 of the agreement). Furthermore, any information that requires immediate updates, such as a signed contract indicating a pending sale, must be uploaded within 24 hours (see page 4.9 of the agreement).
However, despite these requirements, you have refused to upload the necessary documents on our platform, as described in our Listing Agreement and Terms of Service.
During a call with ************* today, she expressed that, as a "flat fee ***" customer, you believed you were not obligated to upload any documents and suspected that we might be running a scam. I want to clarify that all documents requested from our customers are mandated by *** and/or NAR authorities, and Beycome is a Florida-owned company since 2020, with over ****** successful closings and satisfied customers.
Given that you have refused to comply with the ***, Beycome, and Listing Agreement requirements, this constitutes a breach of our contract. Additionally, since you have canceled your listing with us, it has been removed from both Beycome and the ***, and as such, it does not qualify for a refund.
I wish to assure you that Beycome is not a scam. After four years in operation in Florida ( our office is in *****) and successfully closing over ****** properties, we only strictly adhere to the *** rules and regulations of the state of Florida that request all pieces of documentations regarding a real estate transaction.

The business after paying $399 for listing my property on MLS has been UNABLE to simply update the address to reflect 22 and display on associated Zillow and Redfin sites where currently my property just says UNDISCLOSED ADDRESS. I listed my home for sale with Beycome MLS flat fee listing service. They advertise that they will list your home in the local MLS. They listed it in something called MyStateMLS. That is not my local MLS that they advertised. I only had it listed for about a week with not one call. They did not even explain to me, a non realtor that the MyState MLS was not my local MLS. I found out from a friend. This is false advertising!! They got me to list, did not explain and now will not refund my ******. I just want my money back. This is wrong and should not happen to take advantage of people who do not sell houses for a living. I added a copy of the things they list they will do for you.Business Response

You can see here from another agent that my property was not listed in the **** In addition, an agent showed my home and said his buyers found it on Zillow because I was not listed on ****I have proof that my property was not listed on this MLS as it should have been. I have a photo showing this. I cannot attach here, but can email. I also have records that can be obtained from several agents showing the last time my property was listed on mls.

I hope this correspondence finds you well.
We have received a complaint against our company, which we believe to be impolite. Previously, we had already authorized a refund for **************, prior to him posting his review on the Better Business Bureau (BBB), and had communicated this to him during our discussion a few weeks prior. However, ************** has requested that we send the refund to an unfamiliar PO Box address and has stopped using his credit card and bank account, making it difficult for us to process the refund. Despite our attempts to reach out to him via email, phone, and SMS, we have not received any response.
Moreover, ************** has claimed that we are holding his property "hostage," while he had paid beycome $99 to list his property on the *** and had agreed to a legal listing agreement. Our agreement specifies that customers are required to cancel or delete their listings using their credentials, generating a legal cancellation agreement. This process can be completed in less than 30 seconds (**********************************************************************) and is outlined on our website FAQ and listing agreement (***************************************************************************************************************;). ************** had not cancelled his listing with us, and we cannot process the removal of a listing simply by phone, as it is illegal for us to do so.
************** has also made false allegations that we are a "scam," despite our two years of activities and **** successful closings, which is deeply concerning to us.
Finally, ************** has claimed that we have taken his credit card information and money but failed to provide him with the listing as promised. However, ************** paid directly on our platform, and his property has been listed as per our promise. He has also attempted to use unauthorized images with a watermark, which is not acceptable.
It is unjust for customers to file complaints against a company without valid reasons.We are willing to process ****************** refund but are uncertain how to proceed since he has stopped using his credit card and bank account.
