            Modus Builders was hired by a tenant to remodel a commercial office space at my building, Gulf **** Professional Building , **** **** **** ****** ********* ** XXXXX. Unfortunately, the General Contractor, Mr. RJ D. began demolition of the premises prior to getting proper Permitting from the county and without notifying me, the owner. On 3/17/21, the Sarasota County Building Department cited and terminated the project for lack of permit. Now, for the last 6 months, the demolished unit has laid idle, decaying, and in disarray with no ventilation/ AC, and now has mold. Thus far, Modus Builders has not contacted me to resolve the issues or succeeded in obtain approved permits. I have had to hire another contractor to review and propose possible solutions.

            Modus Builders has a history of under performing and over billing their clients. Job schedules and cost overruns seem to be the norm with them. Subcontractors complain of late or short pay. Modus has been removed from several projects by their owners for various reasons including those stated. Extensive due diligence should be performed by anyone considering employing them as a contractor.

            Mr. *********************** was not a customer. He was a subcontractor working on Modus projects. One day he informed the company his rate was increasing without notice. I did not agree to increase because I have a contract with my clients for a set price, including the rate of subcontractors working on the project and I need to honor it. Unfortunately, ****** submitted for payment to my accounting department for his new rate, an increase of 35 percent an hour. He was informed he would be paid at the contracted rate and would need a meeting to discuss any increases that would need approval. Due to his demands that we did not approve, we ended our work with **************. Since that time, he decided to keep our laptop and iPad as stolen property to try and force us into paying him the higher rate. He held up picket signs outside our office. He tried to put liens on multiple customers homes. He failed on all fronts because the law was not on his side. We won the judgement when he took me to court over this matter. Any customer should always do due diligence before hiring any contractor. Part of our job is to protect our clients from subcontractors who use these tactics. We are always happy to meet any potential client and answer any questions they have. We will not be swayed by bully tactics from ************* or others who conduct business in this manner.
