    I am in the process of selling a lot and Hometown Title in Port Charlotte, FL wrote up a draft of a title. First they said - not the person I purchased from but 2 owners ago had issues with their deed. Both people are dead now and they are asking me to do a probate. Then on the draft they included this dead person who now twice removed, on my title as her still having claim to half my land and that is not true. Then these folks sent me a copy with the wrong name on the Title as well. When I mentioned the name was wrong and that the title was cleared of the 1991 Quit Claim and all other claims to the deed upon my purchasing it from the following owner. They said I needed a probate for the woman two owners ago now dead many years. I am still wondering if they indeed researched the correct person given they had her name wrong on the title draft. When I told her they had even gotten the dead woman's name wrong, she offered for me to go elsewhere. So I am but they have wasted so much time and cast so much doubt, I hope my buyers don't go elsewhere as well.

    Hi there! Our underwriters searched the property in question and required probate to be completed in order for us to move towards closing on this lot. The realtor sent this same contract to a real estate attorney to obtain a second opinion for her. The attorney confirmed the property needs to have probate in order for ******* to sell this property in **********. I spoke to her realtor ************************* and he confirmed there was nothing more we could do to help ******* in this situation. I do apologize ******* is upset but we are not able to close a transaction we can not insure without the proper probate proceedings required. ***** is available to speak on our behalf if you need to confirm details, his phone number is ************.
