    Purchased property 9-16-2020 closing , purchased title insurance, and was given signed affidavit Notorized from Previous owners by burnt store title at closing, closed on property Sold property may 2023, found out there was a $950 lien on my property I was selling, paid $950 to close.Found out the $950 lien was paid to contractor to trim tree on the property i purchased in 2020.Found on the ****************** website that the previous owner was notified of the need to trim And clean the property, and 6 public postings were made before i closed in September 2020,On January 2021 the city paid the $950. I was unaware of any of these postings or any charges, i Was never notified. I contacted burnt store title, they said they do not check the city of north port records, even though the property i purchased is in the ****************** domain, and even though i have a signed and notorized affidavit from the sellers stating, they received no notice and there were no Problems with the property, and this was presented to me at time of closing by burnt store title.They were not responsible, and even though i purchased title insurance from them for the same property, they said because the lien happened after i was the owner, even though the previous owner was notified, and were required to sign the affidavit they were not responsible, when i contacted ******* title insurance company , they said because the lien happened after i owned the Property they are not responsible, i as asked them about the affidavit, showing the previous owner Signed he was not notified , but it shows 6 notices on ****************** public record, they said Burnt store title is responsible, they should have checked in the city that would issue notices and liens. I called burnt store, spoke to 2 seperate people and was told the main person was on. Vacation and would contact me that following tuesday, i never heard from. Them

    The client was explained that unfortunately there were no recorded liens on the property at the time of the purchase. She was given a clear title policy as well. The matters referenced herein are not a requirement of the title company as explained in her complaint. Pursuant to the contract the client executed, it was part of their due diligence & inspection period to verify these matters since they were not a lien on title. This is why their title claim was denied. They have tried every avenue to try and place blame on our company when in fact the responsibility fell on them and their agent to complete the required due diligence regarding this matter in accordance witht he terms of the contract they executed. They can feel free to discuss this with an attorney and they will be advised as to the same. We are very sorry this transpired and understand their need to find blame in someone else, but this was not our responsibility. Further slandering of our company will be met with legal ramifications.
