      I want to start by saying DO NOT BUY YOUR HOME FROM ADAMS HOMES!! My father bought a home, not even a week, he was on new years eve flooded out, destroying carpets, floors, walls etc. Because the builder failed to flush the lines!! Then had to get emergency repairs, which they said they would take full responsibility for. Now we are in February and instead of a call he gets an email, not a call-stating it isn't management's responsibility. Things are already falling apart in this brand new home. If anyone knows of any legal services that they can recommend, I would appreciate it. This is elder abuse at its max. This is not over [Winterville NC location]

      Good Afternoon,

              There was a misunderstanding with what happened at Mr. *******'s home and who was responsible for paying for the repairs from a company other than one of our (Adams Homes) subcontractors. We have since rectified the situation and have paid the bill with CareMaster in full. To my knowledge, based on the last conversation that I had with Mr. *******'s daughter, Mr. ******* and his daughter are both happy with the outcome.

      We purchased an Adams Homes 4/09/2019 we’ve had issues since day one of closing. From plumbing to wide foundation cracks in the garage and now leaky roof. I had a second inspection completed before our 1year of being in the home. Problems was found with the roof and reported to Adams homes. No response or repair. Moving forward to now, we have a leak and Adams Homes state it’s a workmanship that has expired. Only way they will cover is if it’s a structural issue with the roof. I believe had Adams acknowledged the inspection report about lifted shingles, loose nails, and improperly installed shingles we may or have a leak. Therefore Adams should be liable for the repairs. Last year we had to file a claim on our home owners because there was a slab leak that caused damage inside the home. Adams only repaired the plumbing but nothing to the inside of the home where water damage was. Which cost us $8,000. The damage was from the slab leak that Adams was responsible for.

There will be more rain and a Bigger water circle damage to my ceiling.  Also, our 10 days for complaint on BBB will expire by next week ( March 7th) . We can’t accept and come to an agreement until someone has came out and satisfactorily repaired the issue.

      On September 25th I woke up to a flooded kitchen, the line for the dishwasher was not connected properly. I called Adam’s they sent out a plumber,and a restoration team to dry out the house.On 10/24 they sent out the flooring Co(Iron City) to evaluate the flooring, they said the flooring had to be replaced as well as the carpet in the front room.Nov14th they called 1 hr before the scheduled app and said they didn’t get the final ok from Adam’s. 11/28 they came out and patched the flooring with a total different dye lot.12/11 they came back out and tried to patch the flooring again I told them they were to replace the floor and they left, finally on 1/9 they replaced the flooring in the kitchen ( 4 months after the flood) at this point I have made several calls to Adam’s in regard to the replacement of the carpet I just get the run a round. I also have a popping sound coming from my toilet in the master bath as well as a loss of water pressure in the toilet as well as the shower.I even sent a recording of the sound to Michelle in the office, I reported this problem months ago and no one has even come out to assess the problem. I have a list of repairs that need to be done under warranty, I have e-mailed this list to Adam’s on 1/6/24 with approximately 35 items on the list,On 1/8/24 I received a conformation e-mail from Michelle stating she would give the list to her manager, again I have heard nothing. This is a new home I purchased on 3/21/23. Thank you for your attention in this matter, Lori *******

      The customers house did have a leak that was due to an installation issue by the plumber. The builders only responsibility is to make sure the issue causing the leak is fixed. We sent a plumber out and it has been fixed since the incident. Unfortunately, any damages are not covered by the warranty, but the plumber has accepted responsibility for their mistake and has said they will fix any issues. They are then responsible for agreeing to and following up with the homeowners on any damages they wish to address. We have been trying to assist, but we cannot do anything until the Plumbing company approves. This isn't a valid claim against the builder.

      As for the other items. The popping sound is from a gooseneck vent, which they have been notified. Winds will cause the flap in the vent to move, causing the sound they are hearing. We can't control the wind or the sound the vent creates. The vents are installed properly and are required per code. The new items that were sent in recently are being reviewed and a meeting has already been set up, before we received this email. All items that meet the warranty standards will be taken care of as required by our agreement.

      I am rejecting this response because: The work has not been completed.

      On 01.06.2024 I submitted a detailed email to Adam’s Warranty Dept and Mgr Jason outlining the outstanding issues. After reaching out to Michelle on 01.16.2024 and then again on 01.18.2024 and getting no response or feedback I finally submitted my complaint to the BBB on 01.18.2024 at 10:30am EST and THEN Miguel contacted me at 1:08 pm EST. Miguel did come out and access the work on 01.19.2024, have not heard further until today.

      As of today, 01.23.2024, I received an email from the warranty department “touching base” stating that “work orders have been sent out and I should be hearing from the vendors this week.” 

      Furthermore, regardless of which contractor made the error for the flood, I work with my home builder directly then the home builder deals with the contractor and costs. I should not have to deal with any third party. I should be able to trust and depend on the home builder in which I chose when I purchased this home. The flood and damage was not at any fault of my own. It doesn’t matter whose “fault” it was…. Adam’s should take accountability for the contractors that THEY choose to hire out for the work.

      Sorry for the delay, but I just received this response from 1/23. I have spoken to our warranty department and they have been in contact with the customer since this response. The carpet was ordered after Miguel's visit and just came in recently. The carpet company will be contacting the customer for installation. The other items that are covered under warranty are being addressed and should be resolved shortly.

      That is false. Our warranty department reached out to you twice this week and you finally responded late this week. 

      I didn't say it was completed, just that everything is in the process of being fixed. Have been waiting for carpet to arrive, which it just did. That us why we reached out. You have to give us time to address the issues before rejecting our responses and not telling the truth.

But other than that I have heard nothing from anyone outside of Adam’s Homes except Ricky from East Coast Trim and that was on 2/1, and haven’t heard from him since. Jason left me a message on Friday the 9th he said he would reach out to me on Monday as of now I haven’t heard back from him. I have responded to Michelles e-mails and phone messages.

      Good morning Mrs. ******l (Adams Homes Warranty Employee), We just wanted to know the supervisor over the warranty department please because the items that need to be fixed (1. mirror glass on master bathroom, 2. tiles (already picked and followed directions), 3. kitchen counter and to top it off 4. now carpet is coming off, and seams 5. also metal step of door, 6. irrigation also has been installed in back "behind" perimeter line, 7. sheet rock around window in room showing and was never covered 8. and 9. front right end of bottom step metal is wrongly has been installed loosely and my son almost fell, all pictures attached and nothing has been done. We cannot wait anymore. Good morning Adam Homes (Need Supervisor Help ASAP), If I may help with this please, I keep seeing workers just standing around doing nothing and I keep trying to get warranty to help out and its been months. 813 Moment Street, Phone # 321 427 2444, Closing 11/31/2021, all of these needed repairs have been asked before warranty before including roof leak and nothing has been done about it. Just back and forth first with Mrs. Lisa ***** and now that she has been gone its been Mrs. ******** who has been trying to help out, but it seems like workers keep stalling for a very long, long time. Also big room is always hot and air coming from vent is not coming out enough. This has been going on for over a year and a half and only one thing has been fixed and bathroom bath tub has not been used for over two months and tiles still broken! This is in no way shape or form to treat my husband who served this country and to top it off is a brand new home and is a disabled veteran, if not he would do it his own self and cannot afford to hire someone to do it because of our fixed budget and many kids.       I purchased home from Adams on 2-7-2023. I continue to call for repairs from the warranty department and no one responds. In April they had to repair the air conditioning condensation pipe because it was installed wrong. They had to run it through the attic and out the side of the house. The metal pipe is an eyesore and was supposed to be painted back in April along with the holes they plastered up when they removed the old PVC pipes. I also had a door replaced in May and six other doors sanded down because they had air bubbles in them. These doors all need to be painted. My front door and garage door threshold need to be painted after they repaired it. My septic tank cap needs replacement or adjustment before major work will be needed. My sod needs to be repaired next to the water meter and various other areas , if someone trips and breaks their ankle or breaks the water pipe Adams will be liable since they have been put on notice months ago. My driveway has hairline cracks, there are three major hairline cracks going straight across the length of the driveway My driveway was part of my house when I signed the contact; I paid for it, it was not free it came with the house and land. I have continued to send emails about my opened work orders which are over eight months old now, they make appointments and no one shows up or they ignore the work orders. I want my repairs taken care of. This builder and warranty division does not keep their word. All they care about is getting your money and then you are on your own. What a nightmare.

      I am rejecting this response because: First off the threshold was reported 2-17-23 that was ten days after moving in, here we are ten months later and still not completed. All these other issues are over eight months old.  What difference does it make if the home is still under warranty, that doesn't justify not making repairs in a timely fashion. That is a poor excuse in explaining why your work is past over due. I have to live in a home for ten months in shambles because this business cannot keep their promise to make repairs.   They have made appointments and never showed up and never bothered to cancel, leaving me to take time out of my busy schedule and just waste a day for contractors that have never showed up. I waited three years for them to build my home and now I am waiting ten plus months for them to finish the necessary repairs. This is the worse builder I have had to deal with. No one should have to put up with this nonsense. I have waited long enough, I would like to hire my own contractor to make repairs and have Adams Home pay for all these repairs. They have had 10 months to make the necessary repairs. Stop making idiotic excuses and start taking care of business.

      I am rejecting this response because:
      Mr. J.******** from Adams Homes was at my residence January 4, 2024 to inspect all the necessary repairs and said they would be taken care. Unfortunately, I have not heard from Mr. ******* again. None of the work that was promised to be completed has been completed. No one has called or attempted to schedule any appointments for repairs. Once again the promises are voided. The only issue that was taken care of was the sod, they came and laid some sod (half a job) of what was needed and never returned. The doors are still not painted, the outside pipe and side of the house still not painted, front door threshold not painted, garage threshold not painted, driveway cracks not repaired, a/c unit outside not painted.

Send 3 emails since October. Requested work to be done and the home be evaluated prior to the warranty expires, they replied to just send the request through email. Now I get a response that is "under management review" My property manager also reached out through emails as well and they have never responded to her.

      The Adams Homes management team has carefully reviewed the details of the customer’s complaint and our internal warranty records for the related property.  The items reported do not fall under our Builder’s warranty guidelines except for the single cracked tile but, only then, if a warranty claim is submitted in writing within one year of purchase.  Although our records indicate that the home closed on 10/19/22 and the first time this issue was reported was via email on 10/31/23, Adams Homes will arrange to have the single cracked tile replaced as a gesture of good faith.  The Division’s Warranty Coordinator will be in contact to help schedule the service appointment.

      I am rejecting this response because: I have been trying to contact them since August and did not get a response until end of September, they waited till it was almost the end of the year to finally response to just a simple question email. Then when I final had a walk through of the issues I sent it to them immediately. They never responded until November. Per there warranty book they sent, they are responsible for the tile flooring that is cracking. They told the BBB that they would fix it "in good faith" but I still myself received an email stating they were going to fix the issue. There is no phone number and it takes weeks for someone to respond. I would like the issues fix, I sent in the emails of the issues prior to the 1year warranty with plenty of time for them to originally respond. This same thing happened prior to closing with the same issues of them trying to fix items and taking a very long time to respond. This is not acceptable.

      Miss ***** signed a contract to purchase a home from us and wanted to close on our home and her home, back to back by Oct. 31, 2023. Then we received and email from her that she had changed her mind and did not want to close. We contacted her Realtor but she still refused to close. We had set her up with a lender that had a 4.99% rate loan for her but she contacted the lender and stopped the loan process, putting her in breach of contract. Our contract plainly states this. We confirmed with the lender that she had the funds to close and was approved for the loan.

      I have documentation of all of this: our contract, her email, lender email and the letter she signed on Oct. 2nd which was the Termination and release letter. Her home is still pending in MLS and due to close by Oct. 31st, I would refer her to the contract and to re read the release letter she signed, stating she was not getting her money back. We consider this matter closed and we wish her all the best.

      We bought a brand new Adams Home (subdivision: Ridgewood park Robertsdale AL) in early 2022. During our first year living in the home we noticed the second bath had almost no water pressure, therefore the shower was very rarely used. Fast forward about 10 months into living in the home, we noticed flooding in one of the bdrms close to the bathroom. Upon further inspection from a plumber we were told the plumbing wasn’t done correctly during the building process and therefore water has been emptying into our walls for the first year of living in the home. There was mold present inside the walls and under the tub. We had mold under the carpets, on the baseboard, up the walls, in the closet, everywhere. After much back and forth we finally got Adams to agree to send out a mold remediation company to assess the damage. The mold remediation company removed the carpets, removed the flooring and cabinets in the bathroom and we were told the issue was fixed. They were wrong. Over the course of the next eight months we’ve had several mold treatments and reports from the lab showing our spore count is still high in the bathroom. Adams REFUSED and still refuses to remove the tub. We were told this is not a warranty issue, they told us they’ve done all they can do and now we’re on our own. We’ve been told by the mold specialist the tub needs to be removed to clean out under it and the spore count inside our home would go down. The mold specialist also told Adams Homes the tub needs to be removed. We continue to be ignored by Adams Homes and their production manager regarding this ongoing issue.

      Also to note: we were under the one year builders warranty at the time we started this water damage claim with Adams Homes. Adams informed the mold specialist they won’t remove the tub (which is the only thing In the bathroom they didn’t remove) therefore the mold remediation company couldn’t remove the tub. Because Adams didn’t do their job properly, we are now left with a mess and a high spore count in the bathroom indicative of not removing the tub. Under the tub was full of water for close to a year as seen on video and pictures the plumber took from the other side of the bathroom wall (my sons bedroom that was flooded). We still continue to be ignored and mocked through emails from the Daphne, AL office regarding our concerns. Our children’s health has been affected over the course of the last year with respiratory issues that are unexplained and probably from the mold as told to us by their pediatrician. Our kids have never had health issues before we had mold in our home. We continue to try to communicate with the Daphne office that we need to hear from the production manager but once again, no response. We simply requested they remove the tub and clean under it as mold was present under the tub as seen in photos.

From the most recent test dated September 25th the conclusion was "not elevated" which suggest there is no further action warranted. The customer has also been provided a copy of the report.

      I am rejecting this response because:
      Adams homes is known for their terrible customer service especially when it comes to warranties. This situation is certainly no different. We have mold present because, once again, Adams has not done their job properly. We understand Adams doesn’t like to do what is right nor correct, but when it comes to mold and our family members having respiratory illness because of this, we are not backing down. Adams needs to make this right. The exact response we got from Mary Ruth (daphne office) when explaining our very valid concerns was “we have spent enough money trying to fix your situation and we’re not spending anymore”. WE WERE UNDER WARRANTY at the time of our claim. This is not our problem, this is Adams problem. DO WHAT IS RIGHT and remove the tub to clear out the obvious mold. We were told by the mold specialist that he would like peace of mind because he said the mold count in just the bathroom was “bothering” him. He said he called Mary Ruth and she was then going to call her project manager. THIS is when everyone’s story started to change. THIS is when we realized the mold specialist is in bed with the builder. His story changed suddenly after getting off that phone call. Unacceptable! We know nobody wants to spend money, but Adams has yet to do what is correct and finish the job.

      I’d also like to add. We were told by the plumber who fixed our leak that this leak in our plumbing was done during the building process of our home. This leads me to wonder how this home passed any sort of inspection. Maybe it didn’t? Apparently we need to also look into this. What else wasn’t done correctly and failed to pass inspection and get brushed under the rug? If this would have been properly inspected we wouldn’t have a mold issue in the first place.

      We purchased the home and closed on April of 2023. New home, after purchased we noticed the island was too close to the refrigerator and could not install a normal size refrigerator. We had to buy a counter depth refrigerator in order to be able to open the doors. I contacted both the superintendent and the regional manager and refused to fix the issue. We also have multiple outlets missing through the house as well as light fixtures that are called out on the electrical plan. they do not want to add them. when closing on the house we signed an electrical plan and floor plan, and Adams representative said our home matched this plan when it did not. after multiple attempts they still have failed to address the issues specially the island being too close which means we will never be able to buy a normal size fridge to fit in its appropriate location.

      4/11/23 Homeowner submitted warranty claim. The same day, the home owner was contacted by an Adams Homes representative to inspect the warranty claims. According to the homeowner, the kitchen island was too close to the refrigerator, they were missing multiple outlets, and they were missing a light fixture. After further investigating the warranty claim, it was noticed that there was a light flicker, and a few outlets not working. The homeowner stated he was missing outlets and a light fixture and his hvac switch was not labeled. 
      The light flicker was addressed, and the outlets that did not work due to the fuses blowing and the hvac switch was labeled. The house is not missing any outlets or light fixtures. Regarding the light fixture, which was in the foyer, it was installed where a disk light was supposed to be and vise versa. The representative scheduled our electricians to swap the light fixture and the disk light to their respective locations. In regards to the missing outlets on the claim, the outlets are installed to code.

      4/11/23 Homeowner submitted another warranty for the kitchen island stating that it was a foot off measurement. The Adams Homes representative took measurements and reports on all the concern brought up. The kitchen island measured in accordance to the plan. The homeowner was informed that the island will not be moved, and the representative opened the fridge to check the spacing, which concluded that there was enough space to open the fridge.

      I am rejecting this response because: The refrigerator currently being used is a counter depth refrigerator which is made smaller and to be flush with the counters. when it's time to replace that referigerator I cannot buy a normal one as it does not allow me to open the doors due to the interference with the island. I am limited to purchasing a specific type of refrigerator in order to be able to open the door due to the location of the island. Let me be clear I cannot buy a "normal" size refrigerator due to the location of the island. I cannot open the doors on a regular sized refrigerator. yes, I can open the door on my current refrigerator because it is a smaller size fridge but if I want to purchase anything normal, I will not be able to open the doors on it. 

       

      The master bathroom only has one light behind the sink it is missing the one over the shower per the electrical plan that matches that house. 

      they claim they relocated the light in the entrance, but it has not been relocated it is still in the wrong place per the electrical plan provided by Adam homes. 

      I also have the plans given by Adam homes stating the measurements and location of the island and that does not match what was constructed. 

       

      They are building homes and not matching the plans provided for reference by Adam homes.

      Adams Homes has the option of providing a standard sized refrigerator with the house.

      The comments regarding the lights in the bathroom, we were not informed about this concern and would be happy to take a look at it once a warranty request is submitted.

      In regards to the lights in the entrance, Adams Homes did not relocate the light. To clarify, Adams Homes exchanged the light in the foyer with the light outside the foyer.

      The homeowner goes through an initial and final homeowners’ orientation. After the final orientation, the homeowner signs off on the house and accepts it in its current condition.
      Mr. ******* signed and accepted the house before closing.

      I am rejecting this response because:

       

      I am writing in response to your recent denial of our request to move the kitchen island, which is essential to address a significant problem in our kitchen's layout.
      The issue at hand is the inability to open the refrigerator door fully due to the kitchen island's current placement. This problem has led us to purchase a counter-depth refrigerator, which is a compromise we were forced to make in order to access it appropriately. The builder's suggestion to provide a refrigerator does not solve the problem, as any refrigerator, regardless of its origin, would still be impeded by the kitchen island's proximity.


      Our request is not a matter of preference but one of necessity. We are left with a suboptimal kitchen layout that hinders our daily routine and presents a long-term problem. We should not be restricted in our choice of appliances simply because the kitchen was designed without adequate consideration for a full-sized refrigerator.


      The current situation is not acceptable, and we insist on a resolution that provides a functional and accessible kitchen space. We have made a significant investment in our home, and it is only fair that we can enjoy the benefits of a kitchen layout that is both convenient and adaptable.
      I trust that you will understand the urgency and importance of this matter and act promptly to address it. We are ready and willing to work with you to find a suitable solution that ensures our kitchen meets our needs.

      My husband and I made settlement on our home in April 2022. Within 4 months, roughly 27 tiles cracked in half. We understand that this type of settlement in a new home may occur. We followed the warranty procedures and the tiles were fixed in a timely manner and our home was also cleaned. We were pleased with the service. By April 2023 when our Home Warranty expired, most of the tiles they fixed had cracked again, this time worse than the last. The Home Warranty office said they would not fix anymore tiles. I spoke with a realtor from one of the offices and they gave instructions for us to contact the construction supervisor as she was having the same issue with a home she purchased. My next-door neighbor who also purchased an Adams Home and also made settlement on the same day we did in April 2022 is having the same issues. The tiles in their home have cracked across the entire length of the house just as our home did. They are not small cracks, they are wide and the tile is now starting to chip larger chunks. My neighbor received word from the realtor that was trying to get her tiles fixed that they would not entertain looking at our tiles or consider fixing them. Our fear, is this could be a foundation issue and Adams Homes is not willing to even look at what is going on. Their mission statement at Adams Homes specifically states, and I quote, "Our mission is to deliver value to our customers through a straightforward approach to building quality new home." How can this be if they don't even stand behind their workmanship? Although we have not put out money yet as we are weighing our options, this will be costly and it's clearly a huge company looking out for themselves and screwing the little guy.       We had responded back at the beginning of October, but maybe it didn't go through?  We reached out to the flooring contractor to schedule an inspection of the tile.  They are awaiting for the homeowner to respond to schedule a day and time that works for them.  Thank you.
