Bait and switch. Paid for this company to advertise AND sell my property. They told me that oh it would sell within a month and it is desirable and a bunch of bs. I paid the fees to have it advertised on 2 different websites and no contact back from them since. Its false advertising. I am going thus route before seeking legal representation.Business Response

We first spoke with ********* on December 12, 2024. He told us that he wished to resell his vacation ownership. We explained to him that we charge an advertising cost, and that we are affiliated with licensed brokers who can handle any sales transaction if he chooses but that we ourselves are not licensed brokers handling any sales ourselves.
Mr. ****** told us that he had spoken with another company that told him he could sell his ownership for $32,000 within a month. They were going to charge him $3,000 and so he liked our service better, which costs much less.When he asked our representative how long do these typically stay on the market (once someone begins advertising), she replied: Ive seen some sell in weeks, some months, some years and some never sell. There is no way to know.
Mr. ****** set his asking price himself. At no time did we suggest his asking price. He told our representative that he knew what it was worth and where he wanted to start, and she told him that this was a for sale by owner advertisement and that it was up to him to price it where he felt comfortable. She also advised him that he could change his asking price at any time and that timeshares were not meant to be an investment.
As far as communications with us, we emailed Mr. ****** a confirmation packet on December 17, 2024 and we received it back from him signed, agreeing that the information shown on the advertisements was correct, on December 26, 2024.
Mr. ****** spoke with our *************************** on February 4th, 2025, and he was concerned that he had not sold his ownership. He was told that he had only been advertised for five weeks, that his home resort was a huge property with many,many resales on the market and that there was no way to expect anything to sell that quickly. He told the ************* representative that we had told him this would be a quick sale, and she told him that we would never say something like that which upon listening to all the calls, we certainly did not.We spoke with Mr. ****** again on April 17th, 2025, and he reiterated that he had been given a time frame for the sale. It is my opinion that he became confused between what our representative told him and what the first company he spoke with told him.
After reviewing the file,and listening to the phone calls, as well as making sure that Mr. ****** signed the agreement which specifically states that he is paying for an advertisement,that we are placing his advertisement on two websites, and that he had a ten-day cancellation window, it is clear to me that there was no misrepresentation on our part. His advertisement has been posted for almost eight months, well outside the cancellation window, and we are doing our job, which is to provide advertising services.
Because of this, there is no refund due to Mr. ************* However, out of goodwill, we will agree to provide a 50% refund to him, in the amount of $518.96.
We do advise Mr. ****** to use caution and to be especially leery of the company that guaranteed him a very high sale amount within a one-month window. Typically, companies that say these things are not legitimate companies and are only telling an owner what they want to hear in an effort to take their money.

I am rejecting this response because:No this is a false statement. I was told from the beginning that they could sell my property themselves and that they marketed my property at $29,999 so that it would get more traffic if it came in slightly below $32,000 that I wanted to sell my property for originally. And by doing so my property was a "super desirable" location and recommended by **************** Vacations that sold me the trust points. "It would sell within 2 months at the most." "My wife and I have tape recordings that we can use in court if needed." She was sitting right next to me recording the entire conversation on her phone. I am requesting a full refund or I will continue to contest this issue.

Timeshare Only is trying to back pedal and cover their past scandalous deals. They know I wouldn't call and constantly ask about my property as they stated if they did not promise me it would sell within "6 weeks to 2 months" "I promise you we sell these daily and very quickly". This is a bait and switch advertisement company that she has precisely stated at the end of her conversation. I have recorded conversations of which my wife recorded the conversation on her phone while I was on speaker phone with her while she promised me a lie. So do we have a response, you were quick to try to defend your company and offer a %50 refund to try to hopefully make me go away but, you know you lied to me and used false tactics to promise me it would sell quickly to get my money. And even told me, as a sales agent would, to list my property for a dollar below 30k at $29,999 to get more interest. This was all to get my money for you to advertise it and then do nothing. You spent maybe 15 minutes total to advertise it and collect $1,039 dollars. You are robbing people and they should be aware. If you truly can sell the property as you promised, then it would be a different story. You know you were wrong and that's why you offered a %50 refund. Please let me know if you do not want to communicate and negotiate a settlement in this matter. I would hate to drag this out and get attorneys involved and subpoena everyone including **************** Vacations that recommended you as a "sales agent" that would advertise my property and quickly "sale" it for me. I wonder how much does your company pay **************** Vacations for each recommendation? Its a scam of misleading people to think they will sale their property by advertising. I have personally reviewed every recorded call between Mr. ****** and our representative. The things he is alleging in his complaint were not said. Infact, he was told specifically that we cannot guarantee a sale and that "some sell in weeks, some months, some years, and some never sell".
I invite Mr. ****** and his wife to contact me directly and I will be happy to replay these telephone calls for them. Again, I do not believe that they are deliberately making things up, but it is clear that they are confusing what we told them with what the other company told them prior to them contacting us.
In the interest of expediency, we will issue Mr. ****** a full refund and will mail a check to them as well as cancel their advertisement. Again, I would welcome the chance to replay the conversations for them.

I have had my timeshare listed with Timeshares Only since January of 2008. I paid a fee for the company to list my timeshare for sale or rent. I used the sales price they suggested. When it didn't sell after a year, I dropped the price as they suggested. I was not able to get in touch with a live person for a long time. Every call was on hold for long periods of time. Now, it's obvious this company is not able to sell or rent my timeshare as they had advertised, so I requested my initial payment be returned. I was unable to get past my *** to escalate my issue to management for resolution. Of course, I would like them to expedite the sale of my unit, but in lieu of that, I do believe they should return the fee I paid. I'd be interested to know how many timeshares they actually resell.Business Response

Ms. *********** began advertising her vacation ownership with us in January of 2008. I spoke with her myself and explained very clearly that we are an advertising company and that she was paying us to advertising her vacation ownership for sale, not to sell it ourselves. Further, she was told that she needed to reach out to us at least once per year in order to keep her advertisement active on our website.
In April of 2008 Ms. *********** contacted us and lowered her asking price by $1,000.00. She did not lower her price at any other time.
We again spoke with her in August of 2008, May of 2009, and July of 2009. In July of 2009 Ms. *********** asked for a refund, which we denied as we had been providing the services for which she paid us.
We did not speak with this owner again until November of 2011. As a courtesy we had left her advertisment active during that time period.
We next spoke with this owner in November of this year. We explained that after not hearing from her for over ten years, and pursuant to our agreement, we had inactivated her advertisement. She did not want to reactivate it, but we will be happy to do so at any time with no additional cost to her.
Because we have provided all services as agreed, this client is not due a refund.

I am rejecting this response because:
I was told that the company would advertise my timeshare on their site until it sold. I was also told that a large group of buyers, both companies and private parties utilized their site daily. This led me to believe that a sale was possible. They also discussed renting and I contracted for that service as well. After all this time, with no communication and obviously, no attention to my listing, I don't believe they had intent to fulfill their end of the contract. Evidenced by almost 17 years with no sale or rental. Resolution of this issue can only be achieved with the return of my $600.00.

Timeshares Only has advertised this ownership for sale for many years, and communicated with the client accordingly. I told her myself regarding our policies, so I do know that the services were explained correctly in 2008 and in subsequent calls.
We cannot guarantee that an ownership will sell or will sell in any specific timeframe. Indeed, many owners sell successfully by advertising with us, and new purchase and rental offers come in every day.
We have fulfilled our obligation and will be happy to reinstate the advertising at no cost to the client, which is our guarantee. There is no refund due to this client.

On Feb 28, 2024, I signed up with Timeshares Only. On 3/10, I sent the "confirmation document". My enthusiasm was based upon the Timeshares Only salesperson, **************************** who told me $16,000 was currently the lowest price being requested for 8000 Embarc points, or approximately $2 per point. So I listed for $15,500 to ensure quick sale. This was the first and most blatant lie. BTW, all can be confirmed, since customer calls are recorded. The Timeshare Only confirmation packet states upon receipt of this document, we'll give you a follow-up call to answer any questions. That was the second lie. When I finally got into their website, I discovered there are only 3 other Embarc listings, one for $2000 for 5000 points and another for $4000 for 6000 points!. Thats $0.40 to $0.67 per point... not $2.On 4/1, 31 days after signing up, I wrote requesting a refund. In 4 separate telephone conversations, various Timeshare ********************* reps promised to send me something in writing explaining their no refunds after 10 days rationale. No response ever came. One **** ******* an employee of 17 years, did confirm that the 3 other Embarq listings had been there for years with no movement. 7/11, I wrote to Timeshares Only finally received a written response, you are not eligible to receive [a refund] as our cancellation period is ten days. This is a policy, not a rationale. There was no acknowledgement of their salesperson having lied to me about what my timeshare could sell for. In their email, they stated We can look in our system and view what other owners are asking, but these amounts can change at any time as new ads are placed, others removed, or asking prices lowered or raised. This is completely false -- the 3 comparable listings had not changed in the 31 days between when I listed and when I requested a refund. My listing with Timeshares Only was based upon information from a lying salesperson. I would like my money back.Business Response

We began advertising this owner's vacation property on our website on February 22, 2024. On February 28, 2024 we sent a copy of the advertisement and instructions on how to view the advertisement on our website, TimesharesOnly.com. On April 1, 2024 Ms. **** called us and emailed us asking for a refund and she was advised that she was not eligible as we had been advertising her ownership for sale for six weeks already. We have a very reasonable ten day cancellation perod and six weeks is well outside of that.
Ms. **** then contacted us again on July 3, 2024 and was once again informed that she did not qulaify for a refund. On July 11, 2024 we sent this client an email explaining, once again, that we cannot refund her.
Timeshares Only is a for-sale-by-owner advertising company. When Ms. **** spoke with us, she was told what the average asking price that the consultant could see at that time was, but was also told that the lower she priced it the better. We never indicated what the ownership could sell for because we do not know. It is up to each owner to do their due diligence and determine their own asking price.
In listening to the recorded call, we are confident that our represntative presented our services correctly and explained the service well.
In the interest of goodwill, we will agree to refund this owner $600.00 of the funds she paid to us (slightly over 50%) and will cancel her advertisement accordingly.

I am rejecting this response because I was lied to. Please take note of the following 3 lies and misrepresentations:
1. I was NOT told what the average asking price that the consultant could see at that time. The Timeshares Only salesperson, ********************************, lied to me when he said that prices for 8000 Embarc points ranged from $16k to $19k. This is why I listed for $15.5k to be the lowest priced property on your website. Please go back to the recording of our conversation (***** noted that our conversation was on a recorded line). There is NO WAY that the properties listed on your website changed their prices to $4k and $2k in the intervening days.
2. On April 1st, I requested, but never received, something in writing explaining Timeshares Only no refund after 10 days policy. So I called again on July 3rd, requesting something in writing. Making a BBB complaint requires something from Timeshares Only in writing. But nothing came. So July 11, I wrote an email to which you finally responded in writing. Do NOT make it sound like you had to explain your policy to me multiple times. No less than 3 times, I was promised something in writing and received nothing.
3. February 28 (when I received instructions on how to access your website) to April 1 (when I requested a refund) is 32 days, not 6 weeks. Yes, more than 10 days, but just another example of duplicitousness.

This client signed an agreement that stated our ten day cancellation policy in writing very clearly. Further, she received instructions to view her advertisement on our website well before the ten days were up. We do log every communication and XXXX is clearly not due a refund. Management has listened to the phone call in question and found that our representative explained our services correctly and made a point od telling XXXX that the lower she priced her ownership the better.
That being said, in the interest of expediency, we will issue this client a refund of the amount paid to us and will mail a refund check.
We truly do believe that we are the best option for this owner and wish her well.

I listed my timeshare with timeshares only in January 2023. I paid 1037.00 to have it listed. I have been paying my maintenance fee as well as my current loan on my timeshare this entire time. I am seeking a refund so that I can place my timeshare with another more reputable company. When I called to speak to someone the woman told me the refund policy is 10 days. We originally spoke with Ms. XXXX and placed her vacation ownership for sale on our website, Timesharesonly.com, on January 16, 2023. At that time she signed an agreement detailing our services and specifying that we have a ten day cancellation period. On January 20th we emailed her a proof of the advertisement. We have been continually advertising her ownership for sale, and as a courtesy began advertising a week she had available for rent. Our Customer Service Department and Rental Department have spoken with XXXX several times and provided continual updates.
As we explained to Ms. XXX when she decided to use our services, TImeshares Only is an advertisning company that specializes in TImeshare resale and rental. Our job is not to sell the ownership, but rather to advertise it for sale so that potential buyers can see it is available. As an added benefit there are multiple brokers who pull from our inventory and can, upon a sellers request, assist with the sale. Our guarantee is that we will continut to market the ownership until sold, but there is no way for us to predict when, or if, an ownership will sell or for what price it will sell for.
We have been doing the job that Ms. XXXX paid us for, and will continue to do so until she requests we remove the advertisement or she accepts a purchase offer. Because we have performed as agreed to, there is no refund due to her.
We will be happy to showcase her ownership as a featured property on our website at no additional cost, which will ensure her additional exposure for the ownership. We have reached out to the client to make her aware of this

In regards to the client stating that she had not heard from us since January 20th, our records indicate that we have spoken with the client several times since she placed her ownership on our website for sale, as well as communicated with her thru email.
Our customer care and rental departments have both reached out to her and left voice messages. In addition, we have sent numerous updates via email as well.
I have personallay listened to the telephone calls between our representative and Ms. XXXX and the service was explained thoroughly and correctly. In addition, our services were explained in writing and Ms. XXXX signed the acknowledgement agreeing that she understood what she was paying for.
Again, there is no way for any company to predict how quickly an property placed for sale may sell, or that it will sell at all, and this was converyed to Ms. XXXX before she decided to post her ownership for sale. Timeshares typically do not sell the same way as houses do. Very few realtors will list them and that is why it is often necessary that they be advertised by a company that specializes in advertising timeshares for resale in order to locate a potential buyer.
Although Ms. XXXX is not due any refund, in the interest of good will we will be happy to issue her a refund of $518.96 (50%) and cancel her advertisments. We feel this is fair because we have been advertising her ownership for sale and rent since January, and truthfully she is due no refund at all.

This is the email I sent to Timeshares Only. The company creates an ad for your timeshare for their website only; they do not advertise your timeshare on any other media platforms or cooperate with other businesses to sell your timeshare. You pay them money, they take a stock photo of the property from the internet, and post the info next to it. Then it just sits there with thousands of other timeshares.
[1. There are 1,382 ads for just the Orange Lake Resort timeshares from ******* *** Club for sale on the timesharesonly.com website. I went through hundreds of Orange Lake ads searching for mine *******, because that's what someone else would do if they went to the website, and never came across my ad. I had to type in the number for my listing to find it, so how much traffic is my ad`really going to receive. Also, when discussing price points to list and how it all works, it was deliberately left out that there were already over a thousand other timeshares listed at the same place for $10-$15,000 less!
2. "We'll Do the Work For You." "Provide your ownership details and we'll use our multi-channel marketing strategies to advertise your timeshare for sale." These statements are posted on the front page of your website. I would like to know what other channels of marketing your company uses to advertise my timeshare. I paid $622.96 on Dec. 8, 2022. It even states in the contract I signed, "Through cooperative advertising...;" however, the only thing I have seen is an advertisement for my timeshare mixed in among thousands of others that look the same. There is absolutely NO marketing or advertising being done. Your company made an advertisement when it promised to ADVERTISE and DO THE WORK using OUR MULTI-CHANNEL MARKETING. So, not only have you not fulfilled your part of the contract for the past 3 months, you are calling to get me to do "THE WORK" to rent out the timeshare so it will sell faster.
3. On the ****************** homepage, it is stated you have an BBB A+ rating. That is misleading and deceiving to customers. When you look on their website for your business, the company has a 1/5 customer rating, with all being 1 star and some commenting they would have given less if they could. It also stated on the BBB website, the rating is based on different things, but customer rating is not one of them, how you resolve customer matters is one of them. You received a great score because you resolved the issues with the unhappy customers, but you are deceiving people because all your reviews are negative, yet you are posting an A+.
Due to the fact that Timeshares Only has failed to follow through with what they promised, as well as made false and deceptive advertisements on their website and in their contract, I am requesting a full refund.Business Response

Hello, Ms. XXX, I tried calling you twice as per your request but your mailbox was full. I would love to be able to speak with you in person and address your concerns.
We just launched a brand-new website, and as part of that
beta-testing process, the developers posted all the ads going back to a certain
date, even those no longer available.
Those ads will be coming off soon,
and the inventory will be much more current.
You will see 22 ads with your same exact ownership. Their asking prices vary. In timeshare, it is
important to compare apples to apples.
As far as advertising, Timeshares Only does multi-media
advertising to bring buyers, sellers and renters to our site. So far this
month over one hundred purchase offers have been submitted. In addition,
we have an excellent rental program and encourage owners to place their
ownerships for rent with us while they are waiting for a sale. We have a
live booking engine on our new site, meaning a consumer can rent the week
online, just like at any online travel agency. This allows you the opportunity to
try and recoup the money you are putting into your maintenance fees.I will be happy to showcase your ownership on our Home Page free of charge. so that more people see your advertisement for sale. Again, I would love to speak with you in person. Please call me at your convenience.

This company agreed to sell my timeshare but once they got the money nothing happened. It has been listed a little over a year and they are nearly impossible to get a hold of. When I was initially signing up for this they would be super easy to get a hold of. Website claims they will continue to work until they sell it but I am not sure what work they're doing since nobody contacts me. I have tried calling about 4 different numbers and they all just hang up on you. Do yourself a favor and save your money, this is nothing but a SCAM. Not to mention digging further this timeshare is basically worth nothing unlike what this company tells you. We originally spoke with Mr. *** on December 20, 2021 and placed his timeshare ownership for sale on our website, TimesharesOnly.com. On December 27th we emailed him a proof of the advertisement, which he approved on January 10th, 2022.
We then sent Mr. *** an email touching base and providing an update in mid-January, again in February, again in March and again in May of 2022.
In addition, we spoke with Mr. *** on March 22, 2022 and again on September 14, 2022. The customer care agent who spoke with him at that time notated that he was argumentative and not nice to her on the phone, and notified me personally as well. I myself tried reaching out but was unable to reach him.
We normally ask that owners posted for sale touch base with us every 6-8 weeks just to check in and see the status of their advertisement. If the owner is unable to reach anyone in our ************************* we ask that they leave a message. All calls are returned if not the same business day, on the next business day.
We realize that marketing a timeshare for sale can be frustrating. We cannot guarantee that any given ownership will sell or how long that process might take.
We will be happy to offer Mr. *** extra advertising for his ownership at no cost. In addition, I am also providing my direct contact number so in the event that he cannot reach a live person, he may contact me directly. That number is **************.
I can assure Mr. *** that we are a legitimate company and are advertising his ownership for sale on our state-of-the-art website as promised.

I was trying to sell my timeshare from ***********. They said I had to go through Timeshares Only, which I did and contacted them and signed a contract on 4/29/2022. I paid them the requested amount of 599 dollars. However, I have not heard from them since.
I have called and emailed and have not received any answers.
I am requesting a refund since they did not provide me with any proof or information that my timeshare was placed on the market or provide me with any advice on how to sell it faster, for example, reduce the amount of purchase or offer take over payments etc.

We work very hard to assist all owners in their efforts to sell their vacation properties, and we do our best to keep them updated as to our efforts.
Mr. XXX placed him timeshare ownership for sale in our network on April 29, 2022. On May 4, 2022, he was sent a confirmation package via email that included directions to view his advertisement, and instructions to send us proof of ownership.
Two weeks later an email was sent to Mr. XXX reminding him to return the packet.
Thirty days after the property was placed for sale we emailed an update to Mr. XXXX confirming his ownership was still for sale and asking if he wished to make any changes.
Another follow-up email from Customer Care was sent to him a month after that.
Since posting his ownership for sale, we have reached out to Mr. XXX numerous times. Our phone records do not indicate any telephone incoming telephone calls from him, and we do advise all owners to call us every six to eight weeks for an additional update.
We welcome the opportunity to speak with him and discuss further.
