WE have been trying to sell our timeshare with wyndym resorts for a while, Resort options contacted us to say they can sell our timeshare, they showed us several BBB testimonials showing that they were a trusted business and that they could sell our timeshare in 6-12 months, its been about 18 months and they keep saying they are still working on it. meanwhile they have not contacted us once although we have contacted them several times with the the same result, still working on it.

Valued Client, we fear you may be mistaking us with another organization, as you paid to market in the summertime, not 18 months like you stated. Our contract is only three pages, we encourage you to check out the responsibilities to renew your marketing (at no addl cost) every 90 days. Despite our email reminders, your inaction to renew caused the marketing to go inactive for almost 6 months. We cant guarantee a timeshare will be sold as quickly as one would like, but we encourage you to continue to renew on time so we have the best ability to have consistency with the exposure process. When an offer comes, we will be certain to reach you assist in transacting it. Thank you.

This company pretends they will market and help you sell your time share but after 18 months -- not a single call from them. Their "schtick" is to put the onus on you to renew every 90 days and if you don't, they blame you because they didn't sell your time share. In 18 months I have not received even ONE inquiry, offer or even a phone call from ROI. When I call to ask why I get a smug customer service person who says "it's because your property recently got downgraded to an F". I asked "how about the 12 months before it was an F"? -- he had only a smug reply. You can see in my supporting docs that they made no contacts to me in the 18 months since they were ******* not use this company! They are scammers!

Valued Client, there were several points of communication following your registration. We have attached the timeline, the opened email icons, and the emails themselves, to this complaint. Although the contract is only three pages (attached) , we made a 45 day phone call reminding you (which we left voicemails on both numbers we had on file), as well as a 90 day email that you just needed to respond to to renew the marketing (attached) , but was left with no response from you for over 3 months. As we said, we have attached the emails and the contract. The 90 day renewal period is a part of the process to protect all of our owners, yourself included. We are sorry that you feel the way you feel, and urge you to contact *************** if there are any other issues that need your assistance.

Scam by ROO - cannot provide proof they have represented my timeshares, have attempted to make reservations, etc. Told me I could make the calls for them??!

    Business Response

    Date: 04/30/2025

We have sent you multiple lists of interested renters, none of which you were either able to or willing to provide proof of reservation for. With renting, we are unable to make reservations on your behalf, it must be done by the owner. You claimed you made a reservation for one of the interested renters, then when we asked for a copy of the reservation confirmation to transfer the guest certificate, you told us you never made the booking (?). We also called you after receiving this complaint, and were unable to reach you. Feel free to contact us at your earliest convenience.

We received a call from ROI International inquiring about the sale of our timeshare because we hadnt used it. Unfortunately due to family issues we were not able to vacation the first we bought it as we needed to care for an ailing parent. When the call came in we were told they could get us the money we invested back as long as we werent in a hurry because it could take up to a year. The kicker was we needed to pay them $4298. My husband received a contract to sign however I did not. We have reached out to inquire about the sale of our timeshare and get the same blanket statement each time, that they are marketing into major cities, there has been some inquiries, but nothing firm. When asked to show any of this information we were told by **** that they cant share their special sauce with us and that there isnt anything to send as it all face to face. When questioned about the contact only being signed by my husband we were told again by **** *** on need one signature to buy a pizza you were just signing to authorize a card. He did offer to send another contract for my piece of mind however was told by **** that it wouldnt mean anything because they already have what they need. We would like to see proof that the money we invested in them to sell our timeshare is being used like we were told it would be. We are contacting them more than they have reached out to us. Also unclear how the contract can be valid without my signature when I am an owner of the timeshare. It appears they are waiting for us to cancel our contract with them so they can keep our money. Not sure how ethical that is.

    Business Response

    Date: 03/27/2025

As we explained to ****, we keep our specific marketing technique as private practice, similar to a restaurant would keep the ingredients to their goods, or how a real estate wholesaler keeps their methods within their organization or their person. As we have explained to you both several times, although we only contact owners when we are prepared to execute an agreement, you are more than welcome to contact us if you need to speak with someone. If you need to see an itemized deduction of the marketing funds, we are more than happy to provide that for you upon request. Please feel free to email us @ ********************************** with your request if that is what you are looking for. Thank you.

    Customer Answer

We received a phone call from **** at 6:52. He offered to send an itemized deduction of where our money has gone. My husband questioned why this information wasnt available 3 hours earlier when they were on the phone. He reminded **** that 3 hours earlier he was told that information did not exist. **** then stated that he wasnt willing to work with us to resolve this since we filed a complaint with the BBB. Had we mentioned in our earlier conversation with him that we planned to file a complaint he would have been willing to work with us but that was no longer on the table. During our earlier conversation we had no intentions of filing a claim. We only filed after the results of the first conversation and the fact that only one of us signed a contract. Also because he was unable to provide any information regarding what they had done for us. The conversation was very unpleasant.

I am rejecting this response because: at 6:52 we received a phone call from **** asking if we would like an itemized deduction of how our money had been spent. When asked why this information wasnt available available during the earlier conversation **** replied that he had offered it. That was a flat out lie. He responded to us he couldnt share the secret sauce and they didnt have anything documented to share with us since it was all face to face. **** then stated that he was not willing to work with us because we had filed a complaint with the BBB and had we mentioned that on the earlier conversation he would have been willing to work with us. Our decision to contact the BBB was not made until after we got off the phone with questions about not having a contract with both signatures on it - to which we were told it was just like buying pizza only one was needed, and there was nothing to share regarding what they have done to sell/share our property that they have listed. The conversation was unpleasant and the remarks about no longer being willing to work with us because we filed a complaint say a lot!

    Sincerely,

We see you are no longer interested in mediation, and are just looking to disparage our organization. We are withdrawing reconciliation due to the fact that there is no recourse that can be offered other than the default. I am rejecting this response because: the response is not truthful. We were told to refer to our contract which is now being referred which is now being referred to as something other than a contract. We still have not received the information that we were told would be sent to us from our last conversation indicating how the money we gave has been used.  We have invested, to our family, a large amount of money with this company. So yes we are going to ask questions. When those questions are not being answered we are going to ask more questions. And when we are told something is going to happen, we expect follow through.

Resort Options International guaranteed the sale of our timeshare within a 12 month period. I followed up with them quarterly to ensure our account was up to date. After 12 months and zero progress made, I told them I was displeased and that I didn't want to continue working with them. They charge for a service, but then never followed through. They never called me with a single offer. Everytime I asked about any progress made, they always claimed they had plenty of "offers" but none where what they were looking for and they would never tell me an amount associated with any of them to allow me (the actual seller) to decide if they were good enough. This company is a scam. They are just out to take money and they do not actually provide the service promised.

This complaint is entirely untrue. We have never proposed to have any offers for your property. As a matter of fact, we have not spoken with anyone associated with your account since August. I have attached the contract with the date, amount paid, and other relevant information related to this "transaction". The representative of *** told me that their company works exclusively with corporations and ******* to promptly (within 2-4 months) either rent or find a buyer for my vacation ownership. After following up with ROI as to the status of the rental or purchase, this company took my payment and nothing happened.I was just informed by ***** with the Exit Team at ******* that they DO NOT work with ROI at all. They lied to me, took my money, made multiple promises that their company was different and had clients waiting in line to rent/buy properties exactly like mine. These were all lies.

    Ms ******,

Obtaining the privilege of being an accredited business with the Better Business Bureau means that we have upheld all of the standards necessary to be a business with which consumers can confidently deal with. This *** you were speaking to at ******* should have told you that our organization does not need to work for Wyndham in order to market your property for sale any more than you need to work for ******* in order to market your property to sell it. The last point of contact from you was last July, we responded with an email to contact us back in October. We have not heard from you since. When you have paid money for have a service and have questions, comments, or concerns, we encourage you to call the business first; Leaving a complaint with the Better Business Bureau is simply going to trigger a phone call from the business anyways! After attempting to reach you several times, you said that if we continue to attempt contact, you would leave another bad complaint for harassment. It is apparent that you are looking more to disparage the company than come to an understanding, so we will give you the space to contact us when you are ready. Thank you.

Resort Options International found a way to contact me, they promised renting out my time share. And they were friendly and very persistent. Being in a financially vulnerable situation, their false returns on rentals deceived me into paying for their services. People beware. This scam cost me $6,750. With not a single "offer" or "rental request" in almost a YEAR! When the time came for them to sell me their services, it was constant communication. After I paid, I have not heard from them. Beware and do not be conned.

    Business Response

    Date: 01/29/2025

Mrs. ********* after a quick review of your account, we determined you have only had your property on market for 7 months. Over-exaggerating the amount of time we have been contracted to work for you can give a misleading perspective to potential buyers (and sellers) who look here to assess the type of work we do for our clients, and when considering the amount of effort that is necessary to consistently expose, connect, and curate commitment for purchase, its extremely counterproductive. We are always positive in the hopes that we can connect clients with buyers quickly, and patience is going to be essential. Not every buyer comes to the table ready to purchase on initial introduction. It may even take more than a second and third contact. However, we understand the ultimate end goal is to market the property to get our owner's value back from the ********* ownership, while also transferring the responsibility over to people/entities who want and are able to better make use of the time. We will continue marketing the property, and doing all of the work necessary to transact a sale. Although BBB complaints cannot be removed or changed (due to the BBB Code of Transparency), we will most definitely be reaching out for a testimonial to put on our website, once you accept an offer. Have a great day.

In December 2023, I received a call from ROI, specifically from ***** *********. She said she would be able to sell or rent out my Wyndham timeshare. With my Wyndham points, she said in the past 30 days, they have been selling at approximately $60,000. She explained to me the 4-step process and that there are 2 different ways to sell it (friends/family or through corporate program where "they do all the leg work"). She explained that you can also rent it out with the option to sell and again that "they do all the legwork". I told her we were interested in the "rent with option to sell". She said there would be an upfront cost, however, of $4000. I explained my hesitancy, that it sounded like a scam, but she was persistent and told me to check reviews for ROI on-line. I told her I would have to speak with the co-owner on the account, my sister. When my sister and I called back, they said the price just went up to $5000. My sister and I ended up paying the $5,000, and we got a welcome email in late December.I got ZERO emails from them with inquiries/offers for months. Finally, I started calling them after several months. They told me to be patient, but yet generated ZERO offers for sale or rental. In late March, we renewed, but to no avail. By June, after several calls, I grew more frustrated. They told me I could look at the visibility list to see if I could get matches on my own. I was told verbally on the phone that I would be working with the availability team during this time, not ON MY OWN. My next several phone calls with supervisors resulted in me being attacked and demeaned. Over a year later, and NOT ONE SINGLE OFFER for sale or rental. I have never dealt with a more dishonest and fraudulent company.

We paid ROI to rent our resort. We signed up in June 2023. We have made contact with them every 6-8 weeks to see how it is going and they always had some excuse on why it wasn't renting.

    Business Response

    Date: 01/03/2025

    Ms *****,

Although marketing is a simple process, the resort that you own does play a large factor in our ability to generate requests. That being said, out of 7000+ resort brands in the US, the resort that you own is nationally recognized to be one of the worst brands in the **** to occupy/own due to their 1. availability, 2. quality of rooms and customer service, 3. locations or lack thereof, and 4. overall peer review. Although we will accept and market properties that are not be flagship resorts (such as Hilton, Wyndham, or ********) we cannot guarantee offers are generated as quickly or as consistently. We have spoken with you since and appear to be on the same page and will continue to market this property in hopes that we can deliver offers prepared to book. Thanks.

Start date with company 2020 issues started 2021 - ongoing.Signed up with company to rent out my time share. I wasn't looking to make a lot of money just offset the cost of the yearly maintenance. Was told by the sales **** check us out on BBB we have A+ we work hard for customers. I was understanding at first with no rentals as it was during covid and the world shut down, but as we came out of pandemic still no rentals. I called several times to speak to them, they assured me that i would have offers to rent this year, nothing happeded, I called back every 6 months for an update, they said oh we have had inquiries and will be sending out offers for me to accepts or decline shortly. Heard nothing, I called back, checked to make sure they had correct contact information, which they did. I have had not one single offer, they took my $3500 and pocketed it. They kept making false promises and giving reasons, which during covid I could appreciate but, 4 years they have had my money and they did nothing, not one contract for rental. Just another company stealing money from people and providing no return. When I asked them about why they said "you have a popular destination we will get rentals easily" yet they never once sent me any option or request. Stay away from this company, save your money.

Mr ***** we have attached the activity history for you to personally review. The last contact we received from you is December of 2022. You reached out mid-day and you left a message, since our representatives were on the line assisting other clients. We contacted you back within the same day multiple times, we left a voicemail, and we sent an email which contains our contact information as well. We still have not received a return phone call or email to our attempt since that same day two years ago. Our contact info is also on the BBB. Although taking the time to file a complaint prior to contacting us back (or in general) is perplexing, we are available to assist you with your account by phone as well as by email, provided you make an effort to speak to someone during those business hours. Thank you.

The company did call me while i was on a roof installing lights. I asked the representative to call me back in 30 minutes. they did not return the call until much later and I was unable to answer.  When i Saw the missed call I tried calling them back and the office was closed. It stated that they are only open Tuesday through Friday yet they called me on a Saturday. So when i tried to call back it said they were closed. I have called back and left a message as per instruction for them to call me back. I am still waiting on the call back.

Just to give a clear outline of the communication history: We had not received any contact from you for two and a half years. You went to the BBB and filed a complaint prior to attempting any contact with us on a Saturday, which is not during our published business hours. Since we were available to contact you, we reached to you the day of receiving the complaint to provide immediate assistance. Upon speaking with you, you advised that you were on a roof and to call you back later. We reached out a couple hours later and were unable to reach you, so we left a voicemail. You then contacted us and left a voicemail, at which point we reached out within the hour and were able to have a detailed conversation about the business relationship. Please let us know if there is any discrepancy in that communication chain.
