    Contracted with them in March 2023 to rent out 3 Bluegreen getaway weeks at starting negotiable price of $1400 each. They indicated they had or would have by summer the ability to rent weeks and forward monies to me. Have contacted them every 3 months seeking status report. Unable to reach them in last 2 weeks. Have left voice and email messages to no avail. They appear to be a scam.

    I have been trying to call the below telephone numbers and I have not gotten a response:Main line: ************ | ************ Toll free: ************ | ************** ***************** ************ *********** worded this service as something they could get rented out within 30 days. I paid them on March 22, 2022 a total of $2,100. The tell you they have corporations and businesses always renting and looking at their listings but that is a lie. It has been more than 2 years and I am yet to see anything. In addition, I am just looking at the business rating and it is a "F" which I didn't know if that was the rating when I did it because if not I would had never done business with this company. I am going to keep calling to see if anyone answers the phone but I honestly just want my money back. Anyone can create a site and post a picture with information in ******** or instagram and get actual leads than this company. I have read some of the responses for the many complaints against the company and it looks like just a copy and paste which based on that the company needs to be investigated. I remember when I actually had someone rent a week in the year ********************************************************************************************************************************************* basically to get my money back for the service that they still had not provided.

    "Marketing Contract" 3/8/2024 - agreement was that IRN would market and sell my timeshare weeks @ $1800/wk by June 2024 for an agreed-upon marketing price of $1996.00. The Marketer told me that we would be contacted by the end of May/first of June. I have had zero contact from these people since signing. I have emailed and called them to no avail.

    I don't have anything more to show.

    I can tell you that during the phone conversation, they said that the units would be sold within 60 to 90 days of signing.  After reading and re-reading the contract, I note that it is shown as "not guaranteed."  While I agree that it is in the contract, I think this industry is slightly dishonest and misleading.  They clearly stated many times that they had customers waiting, and that at the $1800 price, it was a guaranteed sale in 60 to 90 days.

    Call received on 3/12/2024 from IRN *** (*************************) who knew we owned timeshare and used Interval Intl. *** claimed he had renters for 1st week of June for ******* convention and needed units to rent at $1800 each. *** claimed we would received a call late May to finalize receipt of payment. Call never came. We called IRN and spoke with ***** who stated the *** should have never claimed there were pre-reserved units. On the exit call, we should have been asked if the sales *** made any claims for specifics dates/locations (yes). But, the question was not asked on the "exit call". There were never any units pre-booked. We were informed by ***** that if we (the owners) rent a unit before IRN and provide proof then IRN would then refund payment in full as stated in the contract's "limited money back guarantee". Since ************************* (true name??) lied about renters in place for a non-existent conference, we want to void the contract and obtain a full refund.

As a licensed and bonded for sale and/or for rent by owner marketing and advertising company, we understand the importance of assisting owners in promoting their timeshares. It is important to note that resorts typically do not assist their owners in advertising their timeshares. Owners who wish to advertise their timeshares usually need to do so on their own or hire a company to handle it for them.
    Every client who decides to utilize our marketing and advertising services is required to go through a comprehensive 2-step process to complete the transaction. Firstly, we conduct a thorough verification process where we verify all the information that will be included in the contract. We also have clients authorize the one-time fee verbally and answer a series of questions to ensure they have not been misled in any way. Following successful completion of the verification, clients are sent a contract to sign,which contains all the terms and agreements. Only after successfully completing both steps do we capture payment and provide the services.

    It is also important to note that even after signing the contract, every client has a 10-day cancellation period in which they can cancel for any reason. In their case, they successfully completed both steps and did not cancel within the allotted timeframe. The contract states:

    This agreement does NOT guarantee a sale or a rental. Initial term of advertising is ninety (90) days. IRN will continue advertising the property at no additional cost until the property is rented or sold upon written or verbal notification.     Your Limited Money Back Guarantee which is explained one the first page of your contract is:

    "If owner is able to obtain an offer and generate a sale or rental other than through the marketing efforts of IRN, IRN will refund 100% of the advertising fee to the owner. (Property must be rented/sold within 10% of the original listing asking price and solely applies to the property that is contracted.)"

    VACATION PROPERTY OWNER'S RIGHT OF CANCELLATION
    You have an unwaivable right to cancel this contract for any reason within 10 days after the date you sign this contract. If you decide to cancel this contract, you must notify International Resort Network, LLC in writing of your intent to cancel. Your notice of cancellation shall be effective upon the date sent and shall be sent to ********************************************************************* or to ********************************************** Your refund will be made within 20 days after receipt of notice of cancellation or within 5 days after receipt of funds from your cleared check, whichever is later.

    You are not obligated to pay International Resort Network, LLC any money unless you sign this contract and return it to International Resort Network, LLC.

    This can be found in the contract on the same page they signed. This is also told to them when signing up in the voice recorded verification before being sent a contract.Also, below where they sign, it states:

    If Owner does not cancel this Agreement during the cancellation period, it is understood that Owner agrees that these provisions are fair and reasonable in Owners opinion. Owner understands that because we have used valuable time and resources to advertise and promote Property and have incurred other costs incident to this Agreement,Owner waives the right to a refund of any portion of fee after expiration of cancellation period, excluding the guarantee set out in the agreement

    This was signed off on and agreed to by the client. If anything was told differently than stated above, we do not expect anyone looking to sign up with us to successfully complete verification or sign the contract sent to them. This client did successfully complete our verification and signed the contract agreeing to all the terms and agreements within it.

    I am rejecting this response because IRN did not address my concerns about the misleading sales call I received on March 12, 2024.  The ***ly only reiterated the language in the contract (which I had also provided).  I had specifically and very clearly been told there were convention attendees lined up for the first week of June,  Only later did I discover that this was a false statement.  The sales person should not have promised or even hinted that renters were lined up.  The contract reads "This agreement does NOT guarantee a sale or a rental."  Yet, that is exactly what ************************* promised on March 12, 2024.  IRN allowed an individual ***resenting the company to put forward fraudulent claims when making the online sales call.  

    My original complaint filed with BBB read:

    In June of 2022, I was contacted by what I believed to be a partner of my ************************* Over the phone, they went over a description of the benefits that I owned through my purchase of the timeshare and told me that they were able to oversee my portfolio and rent out my timeshare for a fee. They told me that it usually takes ***** days to see renters and receive payment but told me it would cost 2k to get started. They told me I had six weeks that would be rented out for approx 1k per week. They never got back to me, and I followed up for status several times with no reply. When I did get through, they told me it was about to get rented, and I would have to wait. They told me a plethora of marketing lies and kept telling me to wait. I tried several times to wait and resolve the dispute with them and my creditor but had no luck on either end. I want my money back because they have not shown any evidence of proof of any services rendered and have been lied to on several occasions about a potential outcome. My credit card company refuses to help because they say I willfully entered an agreement with them, but it was on false pretenses. It has been over 1.5 years of me trying to resolve with no end in sight.

    Firstly, we want to assure you that we have been providing you with the marketing services you signed up for. You enrolled for advertising and marketing services for your timeshare on May 16, 2022, and we have been advertising the contracted property since that date.

    It is our standard practice to fully disclose all terms and conditions before accepting any form of payment from a potential customer. Once a customer decides to utilize our advertising services, we require them to undergo a voice-recorded verification process. During this verification, customers are asked a series of questions to ensure they understand and authorize the charges, are aware of our cancellation policy, and verify that they were not misled by our sales representatives. We also make it clear that we are not affiliated with their resort or exchange company.

    After successfully completing the voice-recorded verification, customers are sent a marketing/advertising contract via Hellosign, which fully discloses all terms and conditions. The contract was sent to you electronically, and you signed it the same day. Only after the customer signs the contract and accepts our terms and conditions do we capture the charge. Additionally, we provide all customers with a ****** non-waivable right of rescission in which they may cancel for any reason, which you did not exercise.

    We can provide copies of the signed marketing agreement, along with electronic receipts containing email and IP addresses that can be traced back to the cardholder to verify receipt and acceptance of the terms and conditions.

    I am rejecting this response because THIS BUSINESS IS A COMPLETE SCAM! To check the validity of this business, I accessed their site to inquire on a rental post they were offering. I have not received a response from anyone at this business regarding my inquiry. If this was a legit vacation rental business, they would have responded to my inquiry to rent one of their offerings. I urge the Better Business Bureau to access the website and attempt to one of the rentals they have listed......it simply is not possible, which verifies the fraudulent activity of this business.  

     

    The fact that they charged $2100 to list my weeks for rent, and no one can possibly rent them because they do not respond to rental inquires confirms the ***** DO NO ENTER INTO BUSINESS WITH THIS COMPANY>>>>>YOU WILL NEVER SEE A DIME FROM THEM

    Paid them $2394 for advertising. They tell you they will rent your timeshare weeks and give you money if you activate the rooms for $399. Their website is not usable meaning no real search results and non clickable links so any advertising is fake and they will not get back to you about the money they promised in 90 days. If you call they will give you the run around about refunds. Many people have reported this as a scam.

    I am rejecting this response because:

    The site has been "under construction" for months. When I was contacted I was GUARANTEED the rooms would sell and I would receive the money in three months, to which I have a witness (the co owner of the condo) who can attest to this being said. The co owner was consulted before the process began and only agreed because of this guarantee.

    The questions I answered said that they didn't tell us WHO would buy or WHEN they would buy but the guarantee that I would be paid in 3 months was the only reason we went through with this "service".

    The site being down for months not only says that my room wasn't even being advertised in this time, but also that this is a reusable excuse to get money without having to do any work.  

    The sales rep who was supposed to be keeping in contact with me through this process has not been heard from since. 

    My next course of action will be to consult a lawyer.

    On September 13, 2023, I signed an agreement for International Resort Club to sell six of my IHG Club resort stays, and paid $2,094.00 for the service. They simply took the money and made no effort whatsoever to sell any of the resort stays. The company is a complete scam.

    We offer a for sale and/or for rent by owner marketing and advertising service. This client paid our company to market and advertise for them. While the advertisement was active, we did provide the service they signed up for. We can provide proof of this. When an advertisement goes inactive because a client does not notify us to renew the advertisement within the 90-day period, it will come off the market and remain inactive until further notice. The contract states:
    This agreement does NOT guarantee a sale or a rental. Initial term of advertising is ninety (90) days. IRC will continue advertising the property at no additional cost until the property is rented or sold upon written or verbal notification. Owners notification regarding any requested extension must be received by IRC prior to the end of the ninety (90) day period and prior to the expiration of each ninety (90) day period thereafter.
    Your Limited Money Back Guarantee which is explained one the first page of your contract is:
    "If owner is able to obtain an offer and generate a sale or rental other than through the marketing efforts of IRC, IRC will refund 100% of the advertising fee to the owner. (Property must be rented/sold within 10% of the original listing asking price and solely applies to the property that is contracted.)"
    This was signed off on and agreed to by the client. If anything was told differently than stated above, we do not expect anyone looking to sign up with us to successfully complete verification or sign the contract sent to them. This client did successfully complete our verification and signed the contract agreeing to all the terms and agreements within it.
