I have been under contract with The Expert Roofing Company since March 5, 2024 to fix the roof on my rental property in ********* and to date I still have no date as to when they will be starting my roofing project. I explained upon signing the good faith estimate that I needed this job done in a timely manner since I was in the process of getting my insurance rewritten. I was approved through their financing company since April 8, 2024. I would like to get my money back and to be released from this contract so that I may go to another company and get my roof done. Uipon checking with the ********** of ****** on 5/16/2024 they still do not have a permit to even start this job two months in because the permit was denied and they had no idea. We are in reciept of the customer's complaint dated 05/17/2024. We apologize for the late response due to an oversight in the emails. Since the submittal of the complaint by the customer, we have completed all repairs as of 05/21/2024. We are working with the financing company to get the amount financed released.

The roofing expert completed the roof but to days o still have not received any paperwork to send to my insurance company indicating that the roof have been replaced. They completed the roof so that they could respond to my complaint bit I still am in the same place with nothing to send to my insurance company. They were paid by the finance company and they're saying I still have a balance but without any proof to show where this balance came from. The roof was contracted at $14500 the finance company paid them $12000 and the insurance company $3633.75 and $1500 for a tarp. Seems like they were overpaid but they day I still owe them $1000.Customer Answer

Since the 2d complaint from ****************, our office has spoken to her to clarify her 2nd Complaint thr BBB. We also sent her documentation as this roof was done on 5/22/2024, just a few days after her 1st Complaint.
We have been paid in full for all work we did and according to her insurance claim. We suggest she speak with her insurance carrier to explain payments.
I'm attaching her PD INV and documents previously sent.

I got a letter from the a roofing company saying that A CONSTRUCTION LIEN HAS BEEN PLACED on my house. I don’t understand why?? They gave me a quote of 30k and they replaced my roof and I paid them $30k. Not sure why they replaced the lien on my house. I’ve attached all photos of checks I gave them. They need to remove the lien immediately this is not fair I paid them for the work they did already.Business Response

We entered an agreement for a new roof with ****** ********** ***. aka The Roofing Experts. Their representative Steve gave oral and written promises that they would take what the insurance company paid. We signed over the check we got from the insurance company. They put on a new roof but did not complete the job properly, leaving pieces of soffit on the ground and telling us that would be extra to repair/replace. Our insurance company ended up going into liquidation so the roofing company is trying to get more money from the state insurance guarantee fund now. We never saw a final bill for the work they did but got a notice that they filed a lien on our house for thousands more than the contracted amount. Now we don't have clear title to sell the house as planned.Business Response

I am rejecting this response because:This reply is in response to the correspondence dated August 4, 2023, received on August 7, 2023, from ****** ********** ***., dba The Roofing Experts (the "Company"), regarding complaint 20185047. Ms. ****** reiterates that despite having asked several times and having raised the issue throughout the course of this exchange, the Company has yet to provide an invoice reflecting work totalling the lien amount of $26,429.95, which is more than $8,000 above the contracted amount.
It came as a complete shock that the Company put a lien on the ****** home after they were assured by the Company's agent that the amount paid by the insurance company would be accepted as full payment. The ******* felt they were misled and taken advantage of, as unsophisticated senior citizens. The Company is requested to remove the lien while it continues to seek reimbursement from FIGA, which it should accept as full and final payment.Sincerely,

That company filed a lien on Jan. 20, 2023over my property in Orange County, Fl. under false premises. They completed the roof on October 24, 2022 and do not told me anything or left anything or send me any remaining invoice for the job done. Neither sent any additional task to the insurance that justify the amount claimed. They didn’t tell me or the insurance anything about it. The insurance can not pay for an invoice with additional task that the do not know they owe, neither do I. They do not sent me nor the insurance the evidence of the job done that required that additional payment. When they got the job They told me that they can do the job with the check that I already gave them of $8,351. The insurance adjuster, in front of my husband and me, told Kevin M******, from the roof company that if they find anything else once the shingles were removed, or if additional work is needed to get the roof done, the roof company had to send directly to the insurance the evidences of the additional task or materials needed for the roof and the insurance will pay for the remaining invoice according to their evaluation. My house has 1,225 sqf.. When they told me that they can do the job with the initial check it was reasonable for a house of that size. Kevin M****** told us that as long as I do not change the shingles that he showed us, the job will be done with the $8, 351. He told us that those are the shingles they use for clients that do not Can pay any additional charge. When I received the lien on Jan. 27, 2023 and called Kevin, he told me that it was an error, that i Can neglect that lien, that they forgot to send the final invoice to the insurance company and that they will take care of it. He also sent me an email and a voice message with the apologies and promised to fix the error. On January 30, 2023 I went to the roof company and asked to MariaP****, the public notary of the company about the status of the release of the lien, she told me that it Can not be undone. That they had 90 days a free completing the job to send the final invoice and even though it was their error not sending the final invoice on time, the lien can not be removed. She told us that the final invoice was sent on January 29, 2023 to the insurance and that she will be t following up the insurance. Also told us that she will be talking to her boss about Mult case. She asked us if they had to put 4”by 4” beams on our roof and if the roof is high because the invoice seems to be to expensive. We told her that they had to replace just flat wood not beams but sedo not know the details because they do not have or send us anything about it. they put the lien over my property before trying to get the money from the insurance, they send the invoice to the insurance on January 20, that was before the closing of the 90 days Yo send it. They had 3 months to send the invoice to the insurance but forgot it and now that want me to pay for their negligence. They put the lien before trying to get the money from the insurance. When I contacted the company, the public notary told me that they only had 90 days to send the final papers of the done to be paid by the insurance. Even when they accepted that it was an error to put the lien before try to contact the insurance with the remaining invoice. They did not want to file a resolution for the lien.Customer Answer
