    Beware of the Royal Holiday Club and app. Last night I was reviewing properties to see availability of one. I entered the dates and property. It asked me if the information was correct and if to proceed. I clicked on that and the next screen showed the reservation was made but pending confirmation. I immediately tried to reverse this as I hadnt yet confirmed it but it wouldnt reverse the reservation. I checked my account and it showed it as a reservation with points deduction. I contacted ** who is now telling me that because the reservation is less than 90 days away that a $100 fee is necessary to cancel a reservation that I hadnt even confirmed. Sadly, this is typical of my experiences over the years with **. My membership expires in two years. I can hardly wait till that day comes. Most of the ** properties are ok, some even great, but their management, administration, web pages and app are all abysmal.

    I want to inform you that I have been in contact with Mr. ******* through our conversation, it was clarified that he selected destination, travel dates,number of people traveling and type of room before going to the Confirm Reservation screen where he had to accept Terms & Conditions before clicking on the next button that completes the reservation process.

    I offered him to assist him to cancel the reservation according to the reservation cancellation policy, however, he decided not to cancel it and keep the reservation.

    We thank the Better Business Bureau for bringing this case to our attention.

    From the very beginning, this entire experience felt like a scam. We were overwhelmed by their high-pressure sales tactics and unfortunately fell for it, wasting an entire day of our vacation on what turned out to be nothing but a stressful and misleading ordeal.We initially tried to simply book a local hotel, only to be told that wasnt possible unless we paid even more money to access their so-called "partnered" hotel program. This bait-and-switch approach was just the beginning.They pressured us into purchasing a membership we didnt fully understand, and shortly after, I became severely ill with food poisoning during our trip. Due to this, I missed the rescission period to cancel. I later lost my job and clearly communicated that we could no longer afford the membership, but every attempt to cancel has been met with the same robotic reply: It is not possible. Its a clear tactic to trap you and deny any reasonable resolution.We paid them a $7,000 deposit and have since been met with nothing but harassmentconstant phone calls and unhelpful emails that offer no support or solutions.Avoid this company and their manipulative tactics at all costs. The stress, financial burden, and utter lack of customer care are not worth it

    I want to inform you that I have tried to speak with Mrs. ****** to address her concerns; however, she prefers to discuss these matters over email. I have informed her that her concerns will be responded in writing. 

    On her review, Mrs. ****** indicated that she was overwhelmed by high-pressure sales tactics and wasted an entire day of vacations. It is important to point out that, members are never forced to sign a contract, they can take their time to review it and are always free to walk away at any moment from the sales office if they consider it necessary. Furthermore, the presentation may be extended because we always try to provide our members with all the necessary information, so they can make the best decision about what they are purchasing.

    She stated that she initially had tried to simply book a local hotel, only to be told that wasnt possible unless she paid even more money. As per our records she contacted us to make a reservation, she was explained that, in order to book it was required to pay the corresponding Annual Fee to activate the yearly Holiday Credits, she was also offered to travel using the Privileged Member Certificate which allows her to travel to selected destinations without the use of Holiday Credits; however,she decided not to confirm a reservation.  

    I want to refer Mrs. ****** to Clause IV Section C of the Operating Rules that stipulates:
    The *********** Fee for each Membership shall be due and payable on or before January 15 of each calendar Year, or when the Member requests a reservation for a particular Accommodation Unit or when he/she intends to make use of any other benefit, whichever happens first.

    Finally, our member complained that she had been met with nothing but harassment, constant phone calls and unhelpful emails. We have made collection efforts to bring her account current,due to past due balance on her account, that is why she receives these calls and emails.

    For the aforementioned reasons,we inform you that our member request is respectfully denied.

    I have sent several letters to Royal Holiday to let them know that we can no longer use their services because we are in our 70's and my wife is ill and we cannot travel anymore. We want to get out of our contract because it is becoming a financial burden on us. We are paying a lot for a service we can not use anymore. We were pressured to join the Royal Holiday Club by some very persistent sales men and women. We were told that it would only take about an hour to look at their membership but instead we were shuffled back and forth from one sales person to another each pushing us to sign the documents. After about 4 hours we finally gave in and signed. We never wanted this and now we are forced to pay a monthly fee and a large some at the end if each year. We are both retired and live on a fixed income. They never respond to any of our letters. We are so frustrated and worried that with my wife's medical problems we will not be able to pay them. We don't want to risk going to collections and having our credit score affected. This has been a huge financial burden! I hope you can help us resolve our problem.

    We have been a member of this club since 1998 In the beginning it was very good In the last years they have removed many countries and resorts that you can use They give you no help will be paying for nothing for the next three years To transfer your points to RCI it will cost you 300.00 Please do not do any business with this club I would give it a zero rating but you cannot

    I would like to inform you that, I had the opportunity to speak with Mrs. ******** she complained that Royal Holiday has removed resorts and countries to travel such as ********* ** or the *******. I explained to her that we recently added new travel destinations in the ** in ************* **;************ **; ********** **; ******, **; ******** **; ************************** ******************************** & in ****** in ******, **************** and *********. We have also added a benefit ********** which is our brand-new benefit designed to help our members to travel more and pay less. This service allows her to book destinations and hotels that are not part of our regular catalog.

    It was also clarified that Royal Holiday does not charge any fee to transfer the Holiday Credits to ***. She asked me to transfer this years Holiday Credits,however, her request could not be completed because her RCI ID number was incorrect. I asked her to email me the correct number to conclude the process, and currently I am expecting her response.

    Very disappointed, They use very aggressive and deceiving tactics to sell. Even after I purchased every single time I used the points, which are very hard to use it due to availability, once you get to the destination the club again tries to upgrade your already unworthy package. I have wasted hours and hours trying to book trips and canceling my membership. They advertised locations are rarely available, some locations even have a minimum number of nights you need to book it (7 nights) which due to work, I can't never use it.They did not keep their promises, they have breached their contract multiple times by failing to provide customer services. I have reached them by email multiple times to try to voice my concerns. Rarely I get a response, when I do get a response it is not satisfactory and very dismissive.

    My experience with Royal Holiday has been a total nightmare. What started with promises of luxurious vacations quickly turned into a financial and emotional mess. The properties were nothing like the flashy ads, customer service was dismissive, and getting out of the contract has felt impossible. Hidden fees and high-pressure sales tactics left me feeling stuck and taken advantage ***** all began on a casino trip to the *******. We got pulled into this sales pitch full of big promisesexclusive perks, dream vacations, the works. Honestly, it was hard to say no. But the reality? Completely different. When I visited the same location the next year, the promises they fed us were nowhere to be found.The worst part has been trying to get out of the contract. Ive asked repeatedly, but they keep dodging the issue while piling on maintenance fees. Instead of relaxing vacations, Im stuck with hidden costs, stress, and disappointment.Royal Holiday uses aggressive sales tactics to lock people into contracts based on flashy promises that dont hold up. At first, youre excited, but then the regret kicks in. For anyone thinking about a Royal Holiday timeshare, do your research and be cautious. Read every single word of the contract, because those tempting promises might just lead to regretlike they did for me. Im sharing my story to help others avoid the same mistake. Its time for Royal Holiday to own up, stop misleading people, and let frustrated customers like me walk away with dignity.

    Bought a Royal Holiday time share in 2008. We liked where we were staying in ****** and their sales pitch was, we would have two weeks a year for five years at the resort with the purchase. Of course, when I started trying to book a stay the next year there were no dates available that we wanted. After trying for a few years, we quit trying. We did use them for a stay in ******* once and one stay in *****. In both cases the accommodations were subpar, and we ended up with additional cost that added up to almost as much as we could have paid to pick better accommodations at hotels in the area. Also, the maintenance fees they rip you off on go up and up and come due earlier and earlier. My wife and I are both retired now on fixed incomes. We tried asking Royal Holiday to release us since we have no use for it, but as you can imagine they have you hooked and could care less what your opinion is, or what your circumstances are. I'll be putting another $670 dollars on a credit card in a few days that may as well be flushed down the toilet.

    I want to inform you that I have been in contact with Mr. ***** through our communication, he stated that he was told he would have two weeks a year for five years and 1 week afterwards at the resort where he purchased. It is important to notice that it is possible to book a week-stay at Park Royal Beach Cancun per year with his membership level.

    He also mentioned that, whenever he tried to reserve the first two years, he did not find availability and because of that he stopped using the membership for years. I explained to him that, the reservations are subject to availability and that the Club on a strict first come, first served basis, shall honor reservations, as it is stipulated in the Operating Rules.

    Regarding his comment about subpar hotels he booked, Royal Holiday has over 180 lodging options that include resorts, hotels, and condominiums, as well as cruises, all of our members are entitled to book all kind of rooms,suites and cabins using their holiday credits, and all comply with quality standards to fulfill our members expectations. 

    I reminded him that Royal Holiday has over 180 lodging options that include resorts, hotels, and condominiums, as well as an exclusive cruise program, where our members can have a memorable time. We have added new travel destinations to our inventory in the ** in ************* **; ************ **;*********** **; ******** ** & ********** **; ********** **, ******* **;******** ** & ************************** *********************************. I asked him to provide me with his travel plans to assist him with future bookings, however, he declined my proposal.

    On his review Mr. **** claimed that the maintenance fees they rip you off on go up and up and come due earlier and earlier. It is worth noting that as per the Operating Rules of the Club, the annual fee might increase to reflect the raising costs and expenses of the Club; however, such increment has been minimum. Moreover,since 2011, there have been three periods of 3 consecutive years where the fee did not increase, 2011 to 2013, from 2015 to 2017 and most recently, from 2020 to 2022. Regarding the comment that the fees come due earlier, Id like to clarify that the Annual Fees are due on January 15 every year, the notifications our members receive are automatically sent by our system as reminders, with the only purpose of helping them to anticipate their payments and remind them the due date.

    For the aforementioned reasons, we inform you that our members request is respectfully denied. After providing him this information, he insisted on canceling the membership and decided to terminate the call advising it was a waste of time.

    I highly recommend our members to ****** his position and take advantage of the benefits that the membership offers to book with us or to make deposits with RCI and reserve vacations in their pool of reservations in numerous destinations.

    2 days no hot water 1 day no power - confirmed wheel chair accessible and it is NOT, rough and dangerous pathways, stairs everywhere and many without railing - called for cart once and had to wait an hour , had to walk across resort to complain and to get wheel chair, had to call multiple times. happened again next day and was told they are busy but when we went by the lobby the other cart was not in use and staff was standing around.!! The whole site is under construction and there was only one pool for the whole resort, many people upset. Heavy construction equipment working within *********************** the sand. kerosene allowed into the sand in the same area. seen a guy ******* in the same area with staff around. Equipment exhaust blowing into eating areas and loud noises all day, angle grinder going all day by pool - restaurants closed and others with reduced hours - broken hand rail -asked to meet royal staff and was stood up always trying to up sell package -little bugs in the room - no rooms with bath tub available, booked 7 months earlier -can connect to wifi but the internet doesnt work here. 2 staff members have admitted as much -room service didnt bring us our food and told us where to go to get it then it wasnt there and then we were told it would be there in 5 minutes, 50 minutes later -wife tried to get the website to order room service a second time and they told her that she had to do it online, she explained the internet didnt work and was put on hold for an 45 minutes before she hung up, I had to go to royal vacation office to order food.-sales staff told us they would make it right if we upgraded package -They tried to explain that they are losing money due to construction but then had the nerve to say they are building several new resorts and renovating several other resorts. - staffer offered us free room service, we paid for all inclusive -children in the only adults pool royal flagship resort and it was garbage

    1/5 Stars - Disappointing Experience with Royal Holiday Deceptive Sales Practices and Unfulfilled Promises We recently returned from The **************************** in **********, where Royal Holiday's deceptive sales tactics and unfulfilled promises severely impacted our vacation.Incident Details:On November 13, 2024, a Royal Holiday employee invited us to a "special breakfast," which was actually the resort's regular buffet.     My wife, ***** *********, and I, ****** *********, had a troubling experience with Royal Holiday Club Timeshare during our honeymoon at The ***********************, **********************, in August 2021. Upon arrival, a man named ******* approached us, offering help and a resort tour, leading us to believe he was part of the hotel staff. After some drinks, he scheduled a meeting under the guise of planning excursions, and despite our reluctance, he called our room the next morning and sent another representative, *****, to accompany us to breakfast.***** shared personal stories and gradually shifted the conversation to how we could travel like this every year, pushing the Royal Holiday Club membership. Despite repeatedly asking if it was a timeshare and whether we could cancel, ***** and ******* assured us it was not and that we could cancel without penalties. They continued to apply pressure, offering free trips and excursions, and eventually, after hours of persuasion and gifts like bags, shirts, and bottles of tequila, we signed a contract.We returned home and realized through friends and online research that we had signed up for a timeshare. When we tried to cancel, our assigned service **** **** *******, initially urged us to use our free trip, but we couldn't due to work. When we decided to cancel, we were met with rude agents who denied our request, informed us of hidden fees, and mockingly suggested wed need to take legal action to cancel. Despite keeping up with payments, weve never used the timeshare due to additional maintenance fees and booking challenges.The entire experience has been emotionally draining. We were misled, pressured, and scammed, and now, two years later, we just want to be released from this burden. Our lives have changed, including having a baby and facing health issues, and we can no longer afford this financial strain. We believe we deserve to be let out of this contract.
