On March 20th 2025 I lost 75 cents in the broken dryer located upstairs at *****************************************. I called the company multiple times even spoke to a supervisor and no money was ever refunded no check for .75 cents was ever received in the mail , I'm afraid to use their machines again in fear of losing more money, if not resolved with bbb I will complain to the ******************************* for assistanceBusiness Response

The machine in question was serviced on April 16th. The call reported by Mr **** was Dryer not starting. When the technician arrived the 2nd floor Dryer was in use and working. Mr. **** had requested $3.50 according to our records. The machines vend for $1.50 as far as the record indicated he would have only been entitled to a $1.50 refund if the machine had been nonfunctional, which it wasn't. We are not sure why he is now only requesting 75 cents. In light of Mr. ****** heightened anxiety level we are processing his original request for $3.50 with the hope he will perhaps pursue therapy to improve his emotional comfort when doing his laundry.

I am rejecting this response because first off the response is incorrect, 2nd the response I find to be offensive and disrespectful and discriminating with incorrect information. About my health and there is no anxiety and no emotional discomfort, which is none of your business anyway . Mr **** never requested $3.50 refund that is a lie , Mr **** requested $1.50 not .75 cents on the refund and made a mistake on the amount of the refund which should be $1.50. Mr **** will be making a discrimination case against Commercial laundries with the ************************************* and the ********************************** for the comments made by them in this bbb complaint with his attorney. 2/09/2024 - reported right side washer not working making loud noise - reported right dryer near door not drying, filled this service request on 12/30 still not drying hot enough *********** has the ******** to raise the washing and drying machines from $1.60 per wash to $2.00 per was starting January 2025. They have not provided new updated machines. My building and other building in the complex have old outdated machines with several mechanical and service issues. When the machines are used the most which are weekends. The Company is closed to avoid dealing with multiple complaints. Since everyone works Monday to Friday. People dont use the machines to complain about the issues. This is my 2nd time having to file a complaint with better business bureau. And honestly this company *****. They dont care about the customers. So Ill be reaching out the state consumer departments as well and property owners. To see if we can remove this vendor from the property. Commercial Laundries is subject to the same pricing environment as most businesses. Our charges for service are the result of the same upward pressures that affect the costs of most things today. Technicianswages, transportation, equipment, parts, taxes , office staff, and utilities all affect our cost of doing business. The laundry operation is pursuant to a written contract which we can not unilaterally disregard. We would be agreeable to installing brand new equipment but this requires a renegotiation of the existing agreement with ownership of the property not the residents. I would suggest speaking with your management company to contact us if they are interested in updating the equipment. Bel ******** is a condo association that contracted Commercial Laundry for 20 years - they make it difficult to cancel but we have done everything as per their contract. We gave notice 90 plus days in advance with certified mailing which they received. We have copy of received certifications. Then we get email that they have a option of first refusal. We sent them estimates of units we were purchasing and they never responded. Cancellation was sent 03/26/2024 and we are still waiting for them to pickup the machines.Business Response

This company is out sourced by ************************ for the ******* Machines. There are several machines that have not been in working conditon for several months. They are either in complete non working condition or they take our money but dont work. I called no answer and also emailed once the machine STOLE $5.25 off my wash card! I suggested in prior years they have a regular schedule for machine maintenance to avoid occurrences like so or to minimize them as much as possible. The technician was dispatched and out of the 18 machines he repaired 1 washer and 2 dryers. The call you made to us on Friday was at 4:30 and ordinarily some one would have answered your call, however due to the holiday weekend we closed the call center early. There was a fire and explosion at the laundry which put the residence's lives at risk and the fire department had to respond which is on file. They are contracted to maintain the laundry equipment which there services are mediocre as the dryers and washers remain broken for months on end. There was a fire and explosion we're the dryer that was reported multiple times to them went unrepaired. My clothes caught fire and we're all damaged. I contacted there business the moment it happened they told me they would need an estimate of the damaged items and photos which I sent them. Now day's later there being evasive and refuse to take responsibility. I had to that day replace three shirts and boxers just to get to work. This is unacceptable and not the way a business should be run. We've been back and fourth with emails and there using evasion tactics to make me give up on pursuing the responsible party which I will not based on the negligence of this company.Business Response

I'm disappointed that you felt the need to resort to filing a complaint with the BBB. Commercial Laundries while not required to, was attempting to remediate your loss. You failed to supply one of the other pictures you took, which I attached, stating we are not responsible for loss or damage. The reason for this disclaimer is that the laundry room is unattended and we have no control over how the machines are used or misused as the case may be. I reviewed the service records for this account and found nothing that would indicate a service issue as you depicted, furthermore; I have no record of you contacting us to report any malfunctions other than your recent experience. The fire we believe was caused by over loading the machine which creates a situation where the clothes can't tumble. This results in a "hot spot" which can ignite. ****** is one of most flammable materials and based on your description of the clothing seems the likely cause. With that said, you may contact our customer service manager **** and continue the discussion on what we may do for you.

Again evasive Tactics not to take care of the customer. A regular load of t-shirts shouldn't cause and explosion and fire. That's because your company doesn't maintain the machines properly and only covers up issues not fully repair them. Your doing a great job on protecting your company and assets yet you show lack of care for the customers which shows in extensive history from your company. Communication stopped from your company as the evasive Tactics wouldn't stop so I was forced to contact other agencies. The only reason why multiple representatives from the company started with back and forth emails is when I contacted the better business bureau. Show an email where your company asked for my information or took appropriate measures to handle the situation. The communication stopped until I pressed the issue over and over again. The emails and timeline I have as evidence will show the evasiveness of this company. Then they offer me after 20 emails a laundry card when there below par and badly maintained **** blew up and burned my Clothes over $350 dollars worth. The fire department responded to the fire and explosion the day of the incident. The company quickly took care of the blown up dryer and vents but evaded my inquiry's the effected customer. I have been living in this complex for over 5 years and have witnessed the wash machines and dryers in the * building being down and not properly maintained. I just placed a call ticket complaint for the same issue just 3 weeks ago and 2 weeks prior to that. We are requesting that the machine be replaced. There are countless hours going in sending service technicians to fix the issue only for the issue to only be patched until next time. There is also an issue with not receiving proper reimbursement for having to spend money on machines that aren't properly cleaning clothes. Other machine in *********** can be used, but that should have to be requested from a company that has been in business for over 50 years. We apologize if the level of service has not met your expectations. Upon review we have visited "H" building 3 times including your most recent request in the last 90 days. While this may seem like a lot , in a multi family environment with multiple residents using the equipment on a daily basis, sometimes in ways that exceed the recommended capacity, break downs are inevitable. Our last visit the technician replaced the water valve which was leaking water into the tub, this issue caused by sediment in the water lines which can clear itself out and not always require service, however in this case we replaced the part. Most of the service at *********** is a result of overloading which unfortunately we can't control and this would continue even with a brand new machine. Our service department is dedicated to providing the best service possible with same day response , our service manager has also spoken with you concerning your complaint which I believe satisfied your issue. This laundry company is horrible a lot of tenants including myself have to call Monday to Friday so they can come and repair the stupid washers and dryers that never work. Tenants have to put tape on the dryers to hold the dryer door just to dry our clothes. When the doors do work it doesnt even dry the clothes. This has been a non stop issues for the past 2 yrs in our all of our apartment buildings and they dont fix it or provide new ones and we as tenants have to pay soo much money to dry our clothes like 3x just to get the clothes somewhat dried. Today I spent a total of $6 dollars moving my clothes from dryer to dryer to be able to dry 1 load of clothes. Its ridiculous look at the photos thats just one of the buildings 1st floors. I'm sorry you felt you needed to resort to filing a complaint with BBB rather than contacting us directly or contacting your rental office. I was shocked to see the picture you attached. I reviewed the service records for the last 90 days and the last time we were at building 7 was on September 22 for the 3rd floor dryer. The machine that you reported has been repaired as of October 2nd., you also happened to be the only person to report it broken. I understand your frustration, no one likes to have to deal with faulty equipment. Unfortunately the machines at your complex have a very high volume of usage resulting higher break down rates. We do however respond to all service requests , usually the same day they are received. I am going to have our customer service manager contact you about refunding you for your losses, I know it doesn't change the fact that the machine was broken when you needed to use it , but hopefully it will help compensate you for being inconvenienced.

I did report this and call the company directly to let them know that the dryers do not work in the buildings 5,6,7. In building 7 1st floor the left dryer doesnt heat up well. And the right driver has broken doors. Building 7 2nd floor only the right side dryer heats and the left side doesnt. Building 7 3rd floor only 1 dryer is operative. And the same issues for building 5,6 on all floors. Either dryers dont heat up well or are broken. We rely on residents such as yourself to report broken machines and without that we won't know that there is an issue with a machine. I also mentioned that our service manager would reach out to you, which on our second attempt he was able to speak with you. As he informed you we had a team do a complete walk through of *********** to inspect and repair the laundry equipment. He is also sending you a laundry card with $20.00 value on it. I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me.Only thing I would add, I hope the business starts inspecting their equipment's including washers for all buildings and all floors, either, weekly monthly, or quarterly inspections to avoid having to use misfunctioning equipment and avoid further complaints from residents. Some residents in the building dont speak english, and have called to complain about the misfunctioning equipment to the property, but the property doesn't always report this to the laundry company.
And FYI, my current phone number is not the current phone number when I have called in past to report the dryers or washers not working incase the company think that's a sourcerful information that they couldnt find any records of complaints. Because anyone at any given time can change phone and numbers and people can still call and file complaints.
I appreciate the effort now the company is doing to rectify this problem, as mentioned to the manager since the company is not able to take calls on the weekends which is the most time the machines are being used. The company is unavailable on the weekends which is when I use the equipment's and have to deal with equipment's not working. Residents like myself that have 9-5 jobs cant always call during business hours to report these issues of their equipment. And have to result to filing complaints to have the issues taken seriously. So if the company's technicians actually perform routine inspections on their equipment they can avoid futuristic complaints from residents like myself regarding the misfunctioning of their equipment.
I hope this is an eye opener for the company to provide better and more efficient equipment, and inspect their equipment more often to ensure their equipment is working properly to make residents lives, like myself easier when it comes to doing laundry in our own residential building.

This company services laundry equipment to El Cid Condo II located at ****************************************. My mother had just 1 or 2 weeks prior to her passing funded the laundry card with $40.00. I have surrendered card #*******-425 to **** who promised to refund the balance. I have called 4 times since 11-9-22 to no avail. My last call to **** was today, 12-22-22 and I was left holding for a long period of time.Business Response
