    Beycome is advertising my home for sale without my knowledge. My home is not for sale. The advertisement has to be removed!!

    I am rejecting this response because:

    Beycome listed my property for sale on December 13th, 2024 (see the screenshots in the attachment). It took me 3 weeks of phone calls and emails to have the listing removed. I didnt have any contract with Beycome on Dec 13, I didnt request my home to list for sale, the picture shows my neighbors garage and the description is full of BS (wrong property tax, wrong HOA and the location is not close to public transportation). Finally on Jan 3, 2025 the Beycome listing was removed. I didnt appreciate you marketing my home for sale without my knowledge. Found out by googling my home address.

    I want to take the opportunity to clarify the situation, as I believe its important to address the misunderstanding about how our platform operates.

    Timeline of Events:
    1. Listing Creation:
    - You listed your property on ************************** on August 13, 2024, at 4:37 PM, uploading pictures and completing the listing details yourself.
    - Between August 7, 2024, at 4:06 PM, and August 13, 2024, at 5:34 PM, you modified your listing 62 times, including descriptions, amenities, and other details.
    - All the content, including pictures, descriptions, and property details, was provided and entered by you. Beycome does not visit properties or make any alterations to the information provided by customers.
    2. Refund Request:
    - On August 14, 2024, you requested a refund, stating:
    Please cancel my listing on Beycome and send a refund. Youre the most incompetent company Ive ever experienced in my entire life. Im not sure where all the 5-star reviews are coming from.
    - While our Terms of Service and agreements do not typically allow for refunds after a listing has been active for several days, we processed your refund as a courtesy because we value our customers.
    3. Listing Status:
    - After the refund, your listing remained published on ************************** with the original pictures and details you provided as you never remove your listing from beycome.
    - Contrary to your claims, we never published or marketed your listing on December 13, 2024, as you stated. The description, including HOA details, was entirely written by you and uploaded on August 13, 2024, at 5:34 PM.
    4. Removal of Listing:
    Your property listing was removed from our platform on December 26, 2024, at 4:49 PM, exactly one hour after we received your initial message via the BBB. This contradicts your statement that it was removed on January 3, 2025.


    We take pride in offering a user-friendly, self-managed platform for $99, allowing customers to publish their property information online based on the details they provide. We did not alter, edit, or misrepresent your property in any way.

    I am rejecting this response because:

     

    Beycome listed my home for sale on December 13, 2024. I didnt have a contract with Beycome at all during the month of December 2024. didnt post the picture of my next door neighbors garage. I didnt write the description, I didnt disclose wrong property tax and wrong HOA fees. 

    Previously I TRIED to list my property with Beycome in summer but it never went online because of Beycomes technical issues. I received a refund from Beycome. But I didnt give them the right to list my property in December 2024 with all those incorrect details. Beycome listed my property on the Beycomes website from December 13, 2024 until January 3, 2025. I dont understand the reason why they did it. My property was easily found for sale using ****** search during that time.

    All Beycome was expected to do to admit their mistake. Obviously they didnt even look at the screenshots showing my property active on Beycome for 3 weeks during December 2024 - January 2025.

    My house was listed for rent on several sites by this company without my consent. This caused a large amount of people to knock on my door, requesting to view the property or trespassing on my private property trying to view a property thats not for sale or rent.

    Beycome was contracted to provide a service of *** listing of Home for Sale in *****, **. After I submitted the payment, and filled the *** information sheet, the vendor sent me an email (Exhibit #1) rejecting all my photos illustrating the property. The vendor claimed that, as a prerequisite of providing this service, the vendor requires that I must prove my copyrights. This requirement was not revealed prior to the payment.The subsequent email and phone exchanges revealed that the vendor would not allow me to self-certify my ownership of these photos. Instead, the vendor suggested adding a professional photoshoot offered by the vendor, to the order. Therefore, it appeared to be a thinly-veiled attempt to push additional sales. I refused.Upon a phone call, it turned out that the vendor did not believe that I could possibly use a drone to take photos. The vendor ignored my information, that its a FAA-registered drone, I am a FAA licensed pilot, all this info is publicly available online. Instead, vendors requested for me to show them my drone. I deemed it a frivolous, excessive, and irrelevant request, and refused.Since the vendor failed to provided the service I paid for, by introducing new, previously undisclosed requirements, I requested a refund, to no avail.(Exhibits #2, and #3)

    Signed an agreement with Beycome for a MLS ad a property on 7/19/2023 and paid $99.00. I intended to sell by owner and the Beycome website specifically states that all leads would come directly to me. My wife and I made 2 separate inquiries on the property acting as potential buyers. The leads did not come to my email or phone, but instead went to realtors, guaranteeing that I could not sell the property unless I paid a commission. I immediately cancelled the ad and according to the Beycome website was *********** a full refund of $99.00. It has been a Month and Beycome refuses to send my refund money as promised

    However, I think there's been a slight misunderstanding regarding the lead process.

    Let me break it down for you:
    From the conversation you had with our representative, I understand that you submitted an offer on your own property on realtor.com. Following this, an agent ( not affiliated with beycome) got in touch with you. This is the standard process. Most third-party websites generate revenue by selling potential leads to real estate agents.

    But here's the thing: regardless of how they reach out, all agents have to go through either us, the broker, or you, the property owner.

    Here's how it typically works:
    1. Initial Contact: When you, as a buyer, request information or a visit for a property listed on third-party websites like Zillow, Trulia, Redfin, etc., an agent will call you back. They'll either schedule the visit or provide more details. (To do this, agents usually access the *** for comprehensive information.)
    2. Reaching Out: The agent then contacts either us, the broker, or the seller, since owner details are available on the ***. An agent cannot skip this step. They can't visit or discuss a property without approval from the broker or the owner.
    3. Communication: If the agent contacts us first, we'll forward the request to you. But if they reach out to you directly, it's in your hands to manage the interaction.
    4. Submitting an Offer: If a buyer wishes to submit an offer through this agent, it will again have to go through either us, the broker, or directly to you. Agents can't sidestep this process.

    In essence, every lead and inquiry is channeled to you. You receive all of them, without exception.


    I hope this clarifies the process.

    Beycome should spell out in no uncertain terms that once the property is listed on any MLS site, the seller Will be forced pay a commission (typically 3%). The seller does Not receive the leads as Beycome clearly states in their ad, the leads go to realtors expecting payment. The company is misleading in their advertising. Additionally Beycome delayed my repayment several weeks and finally paid when I filed a BBB complaint.  I consider the matter closed but I am unsatisfied with the company response

    I'd like to address some of the concerns you've mentioned in your last communication.


    Firstly, regarding your comment on commission rates: "Beycome should spell out that once the property is listed on any MLS site, the seller will be obligated to pay a commission (typically 3%)."

    - Please be informed that sellers are not "obligated" to pay a 3% commission to be listed on the **** Our listing agreement ( that you sign) clearly states on page 3-6, "Notice: The amount or rate of real estate commissions is not fixed by law." While many in the ** market do offer a 3% commission to the buyer's agent, commissions as low as $1 or ****% are also valid. Our platform does not mandate a 3% payment; in fact, we emphasize the opposite in Section 3b: "Owner shall owe no additional commission, compensation or payment toBroker other than the initial Flat Fees set forth in Section a above, if Owner sells or rents the Property without the interaction or assistance of a Cooperating Broker."


    Secondly, concerning your assertion that, "The seller does not receive the leads as Beycome states, the leads go to realtors expecting payment,"

    - I addressed this in my previous response. We relay 100% of the leads we receive to the property owner. If a potential buyer contacts an agency like ***************************** regarding your property, it's logical for them to approach either the broker (us) or the owner (you). It's also understandable that if a commission is offered ) from the seller)  to realtors, they'll expect that commission. I regret any misunderstanding regarding third-party websites like Zillow, Redfin, and Realtor. It's worth noting that these platforms primarily generate revenue by selling leads to real estate agents. This operation is not reflective of Beycome's services.


    Lastly, pertaining to your refund concerns: "Beycome delayed my repayment and only acted upon a BBB complaint."

    - According to our Terms of Service and Listing Agreement, your transaction didn't qualify for a refund. Your property was listed as per our standards. I chose to ***** you a refund out of goodwill, even though you weren't eligible for the $99 refund.


    In summary, while I respect your perspective, it appears there might be some misconceptions about our services. Beycome's offerings are rooted in facts available on our website, listing agreement, FAQs, and the support we provide. With over ****** properties closed and substantial savings recorded by our customers ( more than $110mm), our track record speaks to our dedication and transparency.


    I regret that your experience with Beycome did not meet your expectations. I wish you the best in your future real estate endeavors.

This is wrong, you are not "forced" or at least requested, to pay a 3% commission  to be on the **** The law are clear ( and this the purpose of beycome) that commission, page 3-6 of our listing agreement ( in bold) "Notice: The amount or rate of real estate commissions is not fixed by law." If, in most case in ******* market, 3% is offered to the buyer agent in commission, $1, ****%, are also a commission. this is never write anywhere on our platform that you need to pay 3%, but the opposite Page 3 b: "Owner shall owe no additional commission, compensation or payment to Broker other than the initial Flat Fees set forth in Section a above, if Owner sells or rents the Property without the interaction or assistance of a Cooperating Broker." Your statement is erronous.

    You also wrote, "The seller does Not receive the leads as Beycome clearly states in their ad, the leads go to realtors expecting payment. The company is misleading in their advertising." I already fully describe this point on my previous answer, we provide to the owner 100% of the leads that we receive. Your statement is also wrng. If a potential buyer contact, as an example, *************************** for your property, it's easy understandable that *************************** will contact the broker ( us) or the owner ( you). Also, it look extremely clear that if you offer a commission to a realtors, they will expect to be paid of this commission. I'm very sorry that you didn't understand how work third party websites as Zillow, Redfin, Realtor etc. In fact, all these websites generate money by selling their leads to their customers ( real estate agent). I trully don't believe that this is something in regard with beycome services.

    Additionally, you finish by "Beycome delayed my repayment several weeks and finally paid when I filed a BBB complaint." Yes, based on our TOS and Listing agreement, you were absolutely not eligible for a refund. Your property was listed properly. I only have take the decision to refund you, by friendly consideration. One more time, you were not eligible for a $99 refund. 

    To conclude, your interpretation of the solution that we offer at beycome is only based on your real estate knowledge, it didn't take in consideration any fact as, our website information, listing agreement, FAQ or any support that we provide. With +***** properties closed, +hundred of millions saved by our customer, I truly believe that ********************** prove during the years, the serious and honestly on his process. 

    I'm very sorry that you didn't found on beycome what you were expected and that you didn't close your home with us.
