      On September 5, 2023 Advanced Roof Technology started tear off of our shingle roof and took 3 days. Roof installation started on September 13 and ended October 11, 2023. We had an issue with the chimney that needed fixing and the homeowner took care of the problem immediately. On October 1, Brevard County had 12 hours of rain. Roofer didn't put a boot over the vent and caused a water leak. Owner of roof company was notified at 7:53am via text that we had a water leak. I was told by owner someone would be out Monday to fix vent. They showed up 2 days later to caulk a boot on. We got water damage est and shared with roofer. They sent out a water mitigation company to dry out on 10/6 and they didn't get it dried out. Owner said not to spend more than $2K on addl dry out and vanity replacement and he credited our final bill. Roofers continued work and they didn't put peel and stick up on last 1/8 of roof. They just put panels on top of tar paper. I called owner again and the crew started removing the panels and put the peel and stick up. In the end we ended up with a chimney finished product that looks like the first few pictures in this complaint. We looked for a neighbor with similar metal roof and chimney, met neighbor and took pictures of the roof he just had completed the prior week. Sent pictures to owner and asked for a finished chimney to look like that of our neighbors. We spoke to owner at 4:10 on 10/24. He said the roof is completed, passed inspection and he wants to get paid. We have holes in the metal that are rusting, dents in the metal, overspray from paint on the vents, trim that is loose, silicone residue all over the panels, approx 50% of our panels are scratched which will result in rust at some point. All I asked for was to fix the chimney. Now that I am aware of all of the problems with our roof, I want it replaced professionally or refund my money and I'll hire a professional company to redo it. Owner refused to even come look.

      - The chimney was discovered by our team to be in a state that was at risk of collapsing directly into the house. Work was stopped and the situation was analyzed to create a solution. Our Owner gave the home owner the information that the best way to move forward would be hiring a Licensed Engineer to properly create plans to fix the trusses and then rebuild the chimney, along with approximate cost to do so. That plan was rejected immediately and the home owner decided that her unlicensed friends and neighbors would fix the trusses and rebuild the chimney without getting any engineering done. Before that could happen our team safely disassembled the old chimney and for that work we only charged at the cost of labor. Once the chimney was rebuilt by the unlicensed friends and neighbors including building a cricket behind the chimney, we were able to resume installation.

      - Until that historic rainfall event, that boot area had no other leaks reported despite the area being rained upon. We hired a reputable third party Local company, United Water Restoration, to mitigate the water intrusion which they did to their standards as licensed remediation professionals. They are BBB accredited and dried out the job to their specifications. There was in fact a credit given on the final bill to take care of their vanity for the home owner to pick out the one she wanted, as the home owner had told us that she was already planning on remodeling that bathroom even before we started the roof.

      - Tar paper was used while the chimney was deconstructed for the home owner and then the home owner had unlicensed friends and neighbors come themselves and rebuild trusses and chimney. All of the roof has peel and stick underlayment as well as the chimney, so even the chimney now has a secondary water barrier.

      - We flashed the chimney per the way it was built by the home owners unlicensed friends and neighbors that was not done to any engineer specs. That also includes flashing the cricket which was crafted by them in an irregular fashion. The neighbors chimney was not built the same as the chimney the home owner built and flashing will not look the same due to the way the friends and neighbors built it in the space. Due to how it was built, the two sides of chimney flashing do not have the same measurements and the cricket was not able to be done in a one piece fashion, however we did properly flash what is there.

      - A Verbal punch list was given directly to our Owner, which we completed. Due to it being installed to code in a manner where the roof is not leaking, we would like our final payment.

      -We are not opposed to doing another final punch list with the home owner that excludes any further chimney flashing work, however due to our experiences with the home owner, we are concerned that the final punch list would be never ending.

      I had my roof retiled by Advance property Technology in 2015, I received a warrantee for the next ten years. I had a problem with my tile, I could see the tile hanging off the roof from the road. I called advance property to repair the roof since in was under warranty, Steve looked at my roof saying nothing was wrong with it. The strom come and the exact same tile went missing on the ground. I called Steve he yelled saying you will pay money to get your roof fix, He demanded 400.00 dollars for repairs. Steves attitude towards me was hostile because I was black, I felt humiliated and he was not professional at all.

We responded by sending out our owner to inspect the shingles in question. He verified that they were installed according to*************** specifications and that there was no issue with our workmanship. After the storm, the home owner called stating he had lost shingles. We responded in mere days after the storm Ian had fully passed through our area, putting our past customer in front of new potential customers calling us with damage reports after the storm. We did have our crew come out to repair the missing shingles and did purchase the required bundles, nails, and roofing cement required to effect the repairs that was included in the invoice for the repair job. Our crew that did the repair is a diverse crew that has been with us for many years and did the repairs quickly and efficiently. The home owner called into our office and had a conversation with Brandon, and Brandon stated this was not a workmanship issue, that this was a manufacturers product warranty issue, and gave the home owner the required number to call ************* directly about this issue. Brandon did not have confirmation if the home owner called ************* to report the defective shingles. As this was a manufacturer defect, we felt this was something outside the scope of our warranty. The shingles were installed with 6 nails per ************* installation instructions. Furthermore, these shingles were lost during an Act of God which is specifically not covered in our workmanship warranty on the contract that was signed by the homeowner. We did have one last phone call question from the homeowner in reference to the difference between the shingles from the repair compared to the extant shingles, and it was described to him that the extant shingles have been out in the sun for 7 years at this point and the new shingles are fresh from the bundle and the colors will not match exactly anymore due to sun bleaching. The roof was replaced in 2015 for 12,400.00 by advance roof technology with a twenty year warranty. Advance roof technology do not stand behind the product they put on your house, we would like our four hundred dollars back. The bottom line is advance roof technology do not stand behind their product they put on your house, blame the manufactory for the problem. Advance roof technology will asked for more money when a product is defective, asking you to go to the manufacturing for resolution. "3.1 CONTRACTOR'S WARRANTY: 3.1.1 For a period of 10 years, the Contractor will warrant against water intrusion through the roofing system. The warranty does not include damage as a result of abuse or negligence, structural faults, severe weather including lightning, windstorms, hurricanes, acts of God or situations not related to faulty workmanship." The home owner has not expressed up until this point of 12:20pm on October 17th ANY water intrusion through the roof. Our warranty period is only for 10 years and does not cover damage from an Act of God, such as the tropical system known as Ian that came through and took the shingles from the homeowners house. It was confirmed that we had properly nailed the shingles per *************'s installation instructions, with the 6 nails per shingle. I as stated before, we had directed the homeowner to ************* directly. The repair was done at the cost of $400 as this was not a workmanship defect but an issue with the product itself in an Act of God Tropical system event, therefore this would not be covered under a workmanship warranty from our company. Again, please see the attached signed contract where the homeowner agreed to this warranty but note that this is only for private viewing for verification by BBB employees assigned to this case and it is not to be viewed by the public due to identifying information of the homeowner. The roof was done in 2015. Secondly, we called you one month before the storm, the tile was hanging loosely which you repeatedly insisted that the roof had a defect, risen so the shingle could not fit down on it. This statement was never made during the replacement in 2015. The storm came, the shingle flew off the area we had you check prior to the storm. Thirdly you stated that it was a manufacturer defect on the shingle. The shingle manufacturer warranty state that it provide a limited warranty and a 130 mph wind warranty for 15 years. I paid you 12,400.00 for the new roof in which you fail to stand behind your work/product. You charge me 400.00 dollars for a failed manufacturer shingles which completely came off during the storm. The failed shingles is not my responsibility to go to the manufacturer for refunds it is yours. Lets be clear during the process of paying you the 12,400 I asked you if I had any problem with the roof what to do? At that time you stated that just call me for the length of the warranty. We had several roofer state that this should have been covered under the warranty and any manufacturer problem is between roofer and the product company. We feel that a full refund is warrant 400.00 Thank you BBB For your time.
