    *******************he deposit and the reason for keeping it. The Landlords notice must be sent within 30 days of the date Tenant vacates the leased property. If the Landlord does not send the notice within the 30-day period the Landlord cannot keep the security deposit. If the Tenant does not object to the notice within 15 days after receipt of the Landlords notice of intention to impose a claim on the deposit, the Landlord may then keep the amount stated in the notice and must send the rest of the deposit to the Tenant within 30 days after the date of the notice.SOURCE: Section 83.49(3) Florida Statutes (2007)

    This person is not a customer of ******************** Bay *********************************************, LLC.  We have never rented to this person.  We have had zero contact with this person.  We believe hes trying to file a compliant against a different company with a similar name.  BBB please verify the company name, address & phone number.  You will find its not us.

    The tenant gave notice to vacate on 2/29/2024. We used this date as the move out sdate and the tenant paid rent through that date. We inspected the unit for damage and the tenant damaged the unit as accounted for on his dipostion letter dated 3/27/2024. we have pictures of all of the damage he did to the unit. In addition he did not pay his utilities for many months and this bill on the statemeent marked "Final Bill" equaled $463.38.

    I am rejecting this response because: I am sending pics of the furniture in the apartment and he never acknowledged it. I also sent pics of the granite from June 25, 2021 and he ignored that too. He sent pics of weathered furniture and a bed board. She had a pink piece for her mattress with no head board. ******************* not a ***** beat up couch he sent.I asked to speak with him or anyone in charge to discuss it and he didn't acknowledge that either. After he received a notice from BBB he sent a text that he stand by his decision and still refused to acknowledge photos that she didn't own that furniture.

    I am rejecting this response because: My daughter kept a clean, well kept apartment and we moved her out recently.  The landlord kept our security deposit and claimed we left a couch and headboard by the dumpster.  I told him that was not her furniture and proceeded to send him these pictures of her light gray couch and she had a pink velvet bed with no back board. The landlord completely disregarded my pictures and said he is standing by his decision. I tried calling, emailing and texting to say I sent pictures and the couch he claims was my daughters is a brown leather weathered couch that clearly has been sitting outside for a while. He completely ignored the pictures of in inside of her apartment where there was no old, worn couch and no headboard. He still hadn't returned the security and continues to ignore my calls and proof of photos.

    We contend that contrary to the Tenant's vociferous opinons, the occupants of the apartment damaged the apartment. Please see the attached deposit disposition form. Our staff took pictures of all of the items listed on the form. Please see the attached pictures.We contend that our deposit disposition form is accurate and the tenant is responsible for all cost associated with it.

    I am rejecting this response because I uploaded pictures from the original day moving in with the stained granite. And a picture of all the furniture in her apartment that is pink and velvet gray not old leathered dirty furniture they sent. I'm also not liable for old aged cement stairs used by an apartment complex. And there were multiple request to have the bathroom fixed. The apartment was left clean and swept well. They sent picture a light with bugs which is not my daughter responsible she is not an electrician and does not take down florescent light fixtures. Disgraceful they would steal the security deposit.

    m window repaired, cracked floors repaired, and AC issues were never fixed. I was left 4 days straight without AC during the ******* summer. This issue was never addressed correctly even before moving out.Property manager that has been in contact with me was not actually the property manager as he said he needed to connect with his boss before informing me on lease renewal.As I work remotely from home I reached out to the property manager contact that I signed the lease with back in 2021 and gave a 90 days headsup that I would be vacating the unit due to not being offered a lease renewal, the property manager stated theyre only offering month to month after the first year.As I work remotely I need a reliable home setting and they decided to only offer month to month and up charged my rent to $1595. Today I received the following attached bill of items, the only item on here that makes sense is the broken blinds which wouldve only been $20. Thanks,****

    I am rejecting this response because:
    I have reviewed **************/******* 's photos. They do not support his allegations of damages costing his proposed amounts. I do agree that there were missing lightbulbs and a broken string for the ceiling fan. His photos do not support deep cleaning needed, broken items, and dumpster "trash removal". Landlords incur routine expenses when a tenant vacates the property. There is nothing excessive in his photos.Trying to manipulate the law is unprofessional and illegal.

    He has a documented history of this in ********** as well as *******. I strongly reject his proposal. I will settle for $800.00.
