Date of Transaction - 8/21/2025 Amount of Money paid - $14,883.89 Amount charged unfairly/Disputed - $966 I hired this roofing company to replace my entire roof due to persistent leaks. I clearly communicated the issue upfront and signed a contract based on their quote, which I understood to include all necessary work for a full roof replacement. The roof job was completed on 8/18/2025. After 3 business day on 8/21/2025, the company informed me of additional charges of $966 for wood damage repairs. This was never disclosed before or during the work, and I was not given the opportunity to approve or reject these extra costs. Given that the roof was leaking, wood damage was an obvious and foreseeable issue that should have been included in the original quote or at least discussed with me before proceeding.I feel misled and blindsided by this post-work billing. Their lack of transparency and failure to communicate changes to the scope and cost of the project is unacceptable and unprofessional.I emailed the sales representative and informed him about my concerns. But he emailed me back stating the contract I signed and asked me to pay the $966.

      Business Response

      Date: 10/27/2025

Thank you for the opportunity to respond.

We require all customers to read and sign two separate documents stating that wood replacement and other unforeseen conditions may come at an additional cost, as it is impossible to quantify wood replacement on a re-roof until the old roof material is removed. The customer signed both of these documents, which are included in the original contract and estimate specifically on pages 18 and 19, where the customer initialed both sections when signing.

We included up to two sheets of plywood for wood replacement in the original estimate to help offset any minor unforeseen repairs. Once the roof was removed and the additional damage was visible, we communicated the added cost to the customer that same day, sharing photos and explaining that there was a decent amount of bad wood to replace, which the customer acknowledged.

As the photos show, the wood replaced far exceeded the two sheets originally covered. We are required by Florida Building Code to replace any rotten or damaged wood to meet REMOVEDstandards and properly protect the home.

We thoroughly documented all wood replacement and shared it with the customer in a timely manner, especially considering the logistics involved in replacing over REMOVEDsquare feet of decking while maintaining weather protection through Floridas rainy season.

After completion, we compiled all material receipts, labor, and logistics costs and provided the customer with a detailed invoice within two days. The customer responded that he would not pay anything beyond the contract amount.

We have attached the original signed contract and estimate for reference. We also have recorded and transcribed phone calls and text messages with the client discussing potential wood replacement and associated costs in a timely and transparent manner, and we can provide those upon request.

We also personally responded to the clients REMOVEDreview, and our owner, REMOVED, replied directly with his personal phone number to encourage open communication. Unfortunately, the customer never called or responded.

It is important to note that wood replacement costs are highly unpredictable and vary significantly from home to home. Furthermore, after investigating, we found three additional 1-star reviews posted at our other Blue Sky Roofing locations under different names that appear to be connected to this same individual, based on shared review patterns and the absence of any matching clients in our system.

Given the experience level of our team, it is highly unlikely that this customer was unaware of the potential for wood replacement costs or the possible variance in the amount needed. Our project managers, estimators, and coordinators handle hundreds of projects each year and consistently discuss wood replacement policies with customers upfront including the fact that pricing is based on per-sheet costs for decking and per-linear-foot costs for 1 and 2 lumber (e.g., fascia, trusses, or nailers) once the conditions are revealed during tear-off. Nearly every reputable roofing company in REMOVEDfollows this same practice: informing homeowners of potential variance, identifying per-unit pricing in the estimate, and documenting all wood replacement thoroughly once complete.

That said, we remain open to reasonable credits in good faith, giving the customer the benefit of the doubt that there may have been a misunderstanding. We are willing to discuss a fair resolution directly, provided the customer is also willing to remove or correct the multiple duplicate reviews posted across our different locations, as all communication and work occurred at a single address.

      Customer Answer

      Complaint: 23955460

I am rejecting this response because:

The business is again misrepresenting the facts. Their claim that I was informed and agreed to the extra cost is false.
The roof replacement began on Tuesday, 8/19. I contacted REMOVED(see attachment Jon_BlueSky) to inquire about the project's progress. He informed me that a considerable amount of wood required replacement, and my situation falls within the average range for such work. There is no indication from him that any additional payment is necessary. Additionally, the call history with REMOVED(refer to attachment Jon_CallHistory) shows there were no calls from him on 8/19. He made two calls to me on 8/21 regarding the change order amount, which I did not agree to pay.

On 8/20, I received a message from REMOVED(see attachment Kasey_BlueSky) indicating that work on the roof was still pending. No communication was provided to me, whether by text, phone call, or email, regarding any additional cost.

On 8/21, I received an email containing the change order (see attachment Change order email response). I responded to REMOVEDand REMOVED,indicating that this was my first notice regarding the change order. In a text message exchange with REMOVEDon 8/21, he acknowledged: I should have been more clear and communicated on the build day of the expected cost change and for that I apologize.

Regarding the claim that I did not respond to REMOVEDLocketts reply to my REMOVEDreview (see attached Rahul_googleReview), this is inaccurate. Please refer to the attached screenshot (TravisLockett_Message sent), which shows that I informed Mr. REMOVEDabout the additional charges via text message. The owner did not provide a response, which I understand given the demands of running a business. However, the statement from the business that I failed to respond is incorrect.

I have concerns regarding the management of their business operations. I needed to contact REMOVEDand REMOVEDmultiple times in order to schedule a roof inspection and ensure the permit was properly closed with the county. As a customer, I believe it should not have been necessary for me to follow up about the permit.

In their BBB response, the company indicated a willingness to discuss a fair resolution with me; however, they did not provide any contact information. I would prefer that this case remain open until I have received a refund for the disputed change order charges. Furthermore, I am amenable to revising my review depending on the final outcome of this matter.

      Sincerely,

      REMOVED

I did miss the text message from REMOVEDas he indicated in his response. Recognizing that I missed the message and that we can always improve our customer experience, communication, etc., I called Mr. REMOVEDthis morning and processed a full refund for the change order of $966.
