    I would not recommend this company. In March we were contact by Unity Development regarding lots we own in ********************* / ***** *******. During this time Unity acquisition department reviewed all 7 lots owned. They were initially interested in two which we agreed to sell. Although they asked for an extension in our closing date the sale was completed. The company contacted us again and asked to purchase another lot which was close shortly. Unfortunately at the last minute we were contacted by the closing agent who stated that Unity now wanted to offer a lower price based on water access. The Company stated they would have to pay to run a waterline and wanted us to participate in the cost. We were surprised at this approach and most disappointed. If you are contacted by this group take a hard pass

    This is really unfair. We didnt make an offer to purchase at a reduce price, we simply exercised our right to CANCEL the purhcase of the lot within the time-frame estipulated in our inspection period, in this contract it was 20 days. The reason we decided to cancel; is becouse per *********************** commission the funds allocated to ordinance ***** (10/18/22) which directs an owner of a lot to pay its share of the cost of extending utility lines, and caps them at $8K, have run out. As a consecuence the extension cost of the subject property (166ft) is calcualtes at $16,600.00, furthermore the property has a gopher tourtoise ******, which is a protected specie, and will require pemitting through FWC in order to be moved and allow construction on the lot.

    This information, was shared and documented with the seller, the acquisitions manager spoke with him to explain our findings and provided all municipal inforamtion to be verified with local authorities. Further our general manager wrotte an email to seller explaining the reasoning of our decision. Its unfair to force an action on us, over trying to hurt our reputation with a bad review online.

    It certainly doesnt kill us and makes us stronger, we will continue to give 120% everyday to deliver great customer service and easy transactions as we have done for the past 19 years.

    We are proud we cought this information on time which prevented us from underwritting an issue lot.

    Working with Unit Development was a smooth process. From the offer letter to walking us through the transaction process and timeline, their operations team members kept us informed. A week before the closing date, we were sent the closing package by their title company and once signed and notarized, we closed on time. Overall very happy with their service.

    Unity was on target to close on the sale of our vacant lot in Cape Coral this past June. However, the day before the closing they demanded a $5000 reduction in price or else the closing wouldn’t take place (Unity did say they would refund our $1000 deposit). After much back and forth, we agreed on a $2500. reduction in the price and the closing took place five days later. We were completely blindsided by this move and wish to tell other customers our experience so at least they are aware that this can happen. ****** **

    Mr. and ************************* I sincerely apologize for the outcome of this transaction, we strive for excellence and i can see where we came short from it on this deal. I will like to illustrate the reasons behind the reduction. We first contacted you early in 2022 our offer then was $25K which was the going rate for similar lots, at the time you didn't agree to the sale because you were looking for more. Later in the year, we contacted you again with an offer of $38K, which was negotiated to $40K, such a price increase is not normal in our industry, however, it reflected the going rate and the hefty price appreciation in the city at the time. We then inspected the lot and discovered even though the lot is above the flood elevation level, FEMA will not release it from being in a flood zone and having to carry flood insurance. We then offered to release our $1K deposit to you and cancel our right to purchase your lot, unless you were willing to take a $2.5K reduction which ultimately you decided to accept. You were not forced to take the reduced price, you had the alternative to take the cancelation along with our $1K good fight deposit so I don't believe you were blindsided or forced into a decision as you had alternatives.We are in a very fast passed business, where things are rapidly changing, we are also in a very unpredictable economic climate and we need to make decisions to protect our business and the people who work with us. We try to limit these situations from repeating as much as possible, however, we reserve our right to inspect and we oblige by the purchase agreements we subscribe to.
