I purchased a home from them on 12 October 2022 ***** ******* *** and after purchasing the home discovered that they performed work such as re-wiring the home, installing a new AC unit, electric range, and new water heater with no permits visible upon inspection of Duval County’s website regarding the property by me or the *********** ** ******* ********** who came to assist in the proper wiring of my “newly refinished” house. He also quoted me a 4,000 repair job in the future due to how unsafe and unprofessionally the wiring was done and the lack of installation of a new main circuit considering the installation of the new amenities.

The plumbing was re-done with permits, however the entire time I’ve been in the home my drains have flooded the home on multiple occasions, leading to flooding of the home to include the master bath, kitchen and guest bath whenever you run any of them (or the washer) at the same time.

We have reviewed the complaint received by  Please see our Company’s response below:

The buyer ******* ******* hired ******* Inspections (*******) to perform an
inspection of the property ***** ******* *** prior to purchasing the home. We
have attached a copy of the inspection report for reference. As a result of
this inspection, the buyer requested several repairs to be completed prior to
closing on the property (attached is the Repair/Replacement/Treatment
Agreement). As is standard with all real estate purchases, the buyer then has
the opportunity to engage the inspector to confirm that all repairs were sufficiently
made prior to closing. Furthermore, the buyer and the buyer’s realtor had ample
time to also verify the repairs were completed before purchasing the property.

In regards to the repairs made, the electrical wiring was inspected by *******
and the result was there were no significant deficiencies visibly present at
the time of inspection. The few repairs that were requested for electrical work
as described in section 5 of the Repair/Replacement/Treatment Agreement was
completed by a licensed electrician. The invoice is attached for reference. Additionally,
the licensed electrician confirmed the amp service in the home is sufficient
according to the  The plumbing was also
inspected by ******* and no reportable conditions were observed at the time of
inspection. Similar to the electrical repairs, the buyer had an opportunity to
request any additional plumbing repairs but did not.

I cannot comment regarding the quote provided by ******* ********** or the work
that is being suggested for unsafe wiring; however, there is no mention of unsafe
or unprofessional wiring anywhere in the inspection report that was completed
by a third party that the buyer ******** ******** hired nor were there any
concerns raised by the licensed electrician that performed the repairs. Upon further
research, ******* ********** is not a member of the ****

We take pride in the quality of the renovations our Company performs on houses

    complaint seriously.
