1 starThis insurance company scams the community. Rushes out to respond, gives false claim numbers, sends "field representatives" with no ID badges or proper contact information to assess the damage of the properties that are involved; immediately settles with the policy holder and leaves everyone else in the dark as it does not respond emails, phone calls or pay to other people who were affected by the flood that occurred from the policy holder unit under negligence acts. Event ***** the amount of money that is offered by the adjuster to settled and close the case would not cover for all damages, once a claimer verbally agrees to settle and have the claim paid, they do not put the information in writing, in this case, *** ****** disappears, does not answer phone calls or emails. The Customer representative claims that she cannot provide the claim's supervisor number or put the person on the phone and confirms that such claim number does not exist and does not contain the names of people assigned to it by *** ******, Casualty Claims Adjuster, License #*******. The negligent flood occurred March 28, 2025 and is now July 16, 2025 and Cypress Property & Casualty Insurance Company fails to respond and pay what they promised over the phoneCypress Property & Casualty Insurance Company

This response pertains to a Better Business Bureau (BBB) review regarding a matter that Cypress Property & Casualty Insurance Company (Cypress) has fully investigated, and resolved, including a settlement with the third-party claimant, ****** *********. Mr. ********* raised concerns that Cypress issued false claim numbers, dispatched an unidentified field representative, only addressed the policyholders claim, and failed to provide supervisory contact after complaining about the adjusters handling of the claim. Mr. ********* placed several phone calls while the adjuster was out of the office during vacation. On April 9, 2025, Cypress insured reported a liability claim for water damage resulting from his tenant leaving a faucet is the on position causing the sink to overflow. Damage occurred in our insureds unit as well as 6 other adjacent units, one of which is owned by Mr. *********. The assigned adjuster conducted a thorough investigation, including interviews, field inspections, and review of the Associations Bylaws. Our policyholders claim was processed separately since it is a first-party claim, while Mr. *********s third-party property damage claim involved multiple parties and required a more extensive investigation. A field inspection was completed along with the preparation of estimates for the other six affected unit owners. Additional information was needed to complete our investigation, consisting of the tenants insurance policy and the Association Bylaws. Cypress proceeded to resolve the claims for each affected unit owner through individual settlement agreements. Mr. ********* has since submitted a signed release agreement, and a settlement check has been sent to ******. ********* claim has now been completely resolved. **** ******* Customer Reviews Coordinator ********************* **************************************** or to whom it may concern,Just to clarify: ** ********* did not only place several phone calls while the adjuster was out of the office during vacation in July, rather multiple phone calls with no answers and email messages without any responses since we received the claim number, April 10, 2025.If we would not have taken further steps by reaching out to BBB, FL Office of Insurance Regulation; FL Dpt. of Financial Services; Insurance Consumer Helpline Assistance to gain the attention of Cypress Property & Casualty Insurance Company, Sr ********* ***************** Supervisor and expressed our intent to file lawsuits, we would not have this case resolved, even as we understand that the payment does not cover all repairs from the damages our unit was affected by the negligent flooding that occurred last March 28, 2025.The claim was opened by the adjuster, April 10, 2025 and it was not until July, 13, 2025 that after great amount of stressful phone calls and emails involving the supervisor, we partially resolved this ******** is unclear to us, why and actual intention for its occurrencethat last Thursday, July 17 2025 **. ******** had taken four (4) attempts to send the General Release and Settlement Agreement at 1:35 PM, 1:57 PM, 2:06 PM and 2:14 PM followedwith phone conversations with **. ****** and ** ********* who kept requesting the expected correction to the document that **. ****** wanted us to sign. **. ****** is well aware that we are actively working on the field and do not necessarilyhave time available to review documents and to respond.There were three (3) copies of this document, GENERAL RELEASE AND SETTLEMENT AGREEMENT with different names under "the undersigned", ****** A ******* wrong dollar value amount, $17,987.82 and wrong ....."omission to act stemming from the property damage that occurred on... 1 starI had switched homeowners' insurance due to my renewal premium being over $14k. Cypress was offered me, under $10k. So, i gladly agreed to switch over. I was rushed to get the paperwork signed and them also requesting a 4 pt inspection completed, which I had to pay for in addition. then few days after I get a cancellation letter stating that due to prior claims on the house, they have decided to cancel my policy. That claim was not even under our ownership. they gave me coverage for 30days, then the policy was going to be cancelled. I quickly called my previous agent to try to get me back in with my prior $14k insurance company. they agreed to reinstate me. I then requested to be cancelled earlier from cypress, as I would be double paying for insurance for another 2 weeks. I was not told that they would keep 10% from my refund amount. I was assuming it would only be the prorated amount. They have kept $1400 from me. This is not fair, and this was rushed as I did not want to have a lapse in coverage on my home. The information was not told to me that I was going to be losing 10% from my premium, and if it was I would have chosen a different course of action.Cypress Property & Casualty Insurance Company

1 starIts been 2.5 years since we filed a claim for Hurricane *** and they still have not paid or offered a settlement amount to cover the damages to our house. This response addresses a Better Business Bureau complaint alleging that Cypress Property & Casualty Insurance Company (Cypress) has neither paid nor offered a settlement for damages related to a ********* *** claim filed approximately two and a half years ago.The insured, Ms. ******* reported a claim for ********* Ian-related damage on September 30, 2022. Cypress promptly responded and completed inspections of the claimed damages on October 15, 2022, and February 1, 2023, by a licensed adjuster and professional engineer, respectively.Following a thorough investigation, Cypress extended coverage and issued payment for damages determined to be covered under the terms and conditions of the policy on October 31, 2022, after the filed adjuster inspection and issued a supplemental payment on August 3, 2024, following the engineering inspection.Cypress also participated in a state-sponsored mediation conference on November 19, 2023, during which our good faith offers to resolve the claim were not accepted by the policyholder. Ms. ****** initiated legal action in February 2024, and Cypress has continued attempts to resolve their claim, including a recent settlement conference initiated by Cypress, where additional good faith offers were presented.Cypress is currently awaiting a response from the policyholder and her attorney regarding our most recent settlement offer. We remain hopeful that a reasonable resolution of this disputed claim will occur soon.D. S.

The Engineer for the Insurance company NEVER inspected the roof on-site, but supplied a desk review instead. The onsite inspection that was scheduled in 2024 was cancelled because the insurance company refused payment to re-tarp the roof after the inspection. This on-site inspection has now been rescheduled for next week. I have already paid $40,000 out of pocket for repair of damages due to Hurricane Ian. Now I am being sued by the company that did the remediation at said property because the insurance company refused to pay or even negotiate their invoices. I am also forced to finance a new roof because the insurance company refuses to pay. Their only settlement offer was $45,000 which would not even cover my current out of pocket plus legal fees. Had they paid the claim when it was submitted, I would not have needed a lawyer. Is this how an insurance company should approach a claim for damage done by this catastrophic hurricane? I think not. Do you think my house was the only house in all of Lee county that was not severely damaged by Hurricane Ian? This is shameful behavior by an insurance company.Review fromNneka H

1 starI am extremely disappointed in my recent experience with Cypress Property and Casualty Insurance. I purchased a homeowners policy on March 15 for $5,586. Less than five weeks laterafter an inspectionthey abruptly increased my premium to an outrageous $11,953, nearly doubling the cost without any warning or logical justification.When I canceled the policy on April 25, I was told I would receive a refund of only $4,040meaning the company kept $1,546 for barely over a month of coverage. Thats more than $50 per day, with no clear explanation of how that amount was calculated. I requested a breakdown and still have not received transparent answers.This feels like a bait-and-switch tactic: offer a reasonable rate upfront, conduct an inspection, then hit the customer with a massive increase once theyre locked in. Its unethical and, unfortunately, seems like a calculated practice that leaves homeowners with little recourseespecially those tied to mortgage requirements.Ive filed a formal complaint with the Texas Department of Insurance and would strongly caution others to be wary of doing business with this company.Cypress Property & Casualty Insurance Company

Mr. ******* filed a third-party property damage liability claim alleging deficiencies related to the renovation work performed by The Most Prestige Home Services. According to Mr. ******** the work was not performed properly. After inspecting Mr. ******** home and completing a thorough claims investigation, Cypress determined there was no coverage for Mr. ******** claim under The Most Prestige Home Services policy and has issued an appropriate coverage denial supporting our position. The policy specifically excludes property damage arising out of the insureds completed operations, property that must be repaired or replaced due to improperly performed work, and work performed outside of the insureds designated class codes. Mr. ******* was provided a detailed explanation of our coverage ********** McFadin was professional in her handling of this claim and in her communications with Mr. ******** Cypress regrets that we were unable to resolve Mr. ******** claim according to his desired outcome, and we respectfully maintain our decision to deny coverage based on the facts and policy terms and conditions.William F

I 100% disagree with Cypress Response--Ms ******* was not professional and DID NOT respond to emails or phone calls. I spoke to ******* 2 times, both times she was RUDE. I requested a copy of the Field adjusters original report, which was denied by Cypress, I should be able to have a copy of the field adjusters report for my records. I filed a complaint with the Florida Division of Financial Services, Consumer Affairs. This is the reason why people hire attorneys and public adjusters and carries end up paying 5 times more, a reason why insurance premiums are so high.Cypress Property & Casualty Insurance Company

In response to Mr. ******** final comment, Cypress maintains that the assigned claims adjuster acted professionally and was not rude to the customer. As a general business practice, ******************** does not provide claimants with copies of adjuster reports since they are privileged documents. We do, however, make every effort to explain the results of our claims investigation and final determination to all claimants. Due to the terms of the policy provided to our policyholder, we are simply not able to provide Mr. ******* with the outcome he is looking for in this instance.William F

I can assure you, the adjuster was rude and unprofessional, of course the company will take the side of the adjuster. I was not provided an explanation of the results of the outcome, when I emailed the adjuster, she responded, she does not need to explain her findings and for me to STOP contacting her, I have the email to prove her response. if you see the carriers' reviews in handling claims, the reviews are very poor. THIS IS THE REASON WHY PEOPLE HIRE ATTORNEYS AND PUBLIC ADJUSTERS. If an attorney requested a copy of the field adjusters report, they would turn the report over to the attorney, the field adjusters report will show to me what was originally reported and why was the claim denied, there were several carriers that were fined by the *** for denying claims, Look up Heritage Insurance Carrier, they were fined several millions. If the adjuster has nothing to hide, what is the issue of her turning the report over to me for my review. There is no State Statute that prohibits adjusters not to release reports, to me they are hiding something. I will not stop the fight.Review fromDonald M

Mr. ******* policy with Cypress Property & Casualty Insurance Company (CPCIC) was written on February 21, 2025, effective March 5, 2025. All insurance companies have a 60-day underwriting period, commencing on the date of policy inception, to review each policy to assure compliance with eligibility rules. This review includes, but is not limited to, confirming application information and ordering reports including loss history and premises condition (exterior inspection). The loss history report indicated an unacceptable loss history based on our filed manual rules. On March 11, 2025, ***** cancelled the policy effective April 6, 2025 for the unacceptable loss history. Notice of Cancellation was mailed to Mr. ***** on March 12, 2025. The notice and cancellation date complied with the Florida State Statues. A pro-rated refund of the unearned premium will be sent to Mr. ***** once coverage expires on April 6, 2025, and the refund will be expedited to minimize any additional inconvenience to Mr. ****** We regret this action was necessary and trust Mr. ***** has found suitable replacement coverage for his property.Review fromOleg K

1 starSTAY AWAY FROM THIS COMPANY. They will rob you as they did with me (stole $****** in three months) . Originally I signed the contract for 1 year for the amount of$2297. Two months later they decided to increase coverage and cost by themself for $738. They also charged my mortgage company without my permission. I decided to cancel this insurance and get my money back for those 9 months which I haven'tused yet, but this is where their SCAM scheme was used. They gave me a return check of $2213 not based on the original amount which was in contract $2297 but based on the amount with that additional charge of $738 which they got without my approval from the mortgage company. They charged me for three months based of $2297+$738=$3035. Here is the math which I provided for them:2297/12=191.41 monthly payment 191.41*3=574.23 my charge for the 3 month 2297-574.23=1722.77 part of my return 1722.77+738=2460.77 this the amount which you should return to me ************=****** amount which you still owe me.But they don't care because they already got my money. I was talking to customer service team Leader - ***************************, and director of customer service ******************. They didn't do anything and just said we will no longer be able to ********* because your coverage has been canceled.People don't trust anybody'swords in that company and don't believethat your original price will stay the same for the whole year like it should be according to the signed contract. Cypress Property & Casualty Insurance Company requires that all homes are insured to 100% of the replacement cost based on an industry accepted estimating tool, ISO360 Value. In the case of the application for ******************, the estimate run by the agent at the time of the application resulted in a replacement cost of $482,400. However, the agent amended this value on the application to $333,000 and wrote coverage for $333,000, instead of appropriately writing it for $482,400. The policy was effective on August 4, 2023.All companies have a 60-day underwriting discovery period in which to assure a property meets all underwriting criteria, including being insured to value. In this case, and after the underwriting review of the replacement cost tool, it was determined that the coverage needed to be increased to $464,200, to meet the insurance-to-value requirement. This change was made within discovery and a revised declaration was sent along with a separate email to the agent regarding the change in coverage. The permission of the policyholder is not required to make this change.The change in coverage resulted in an increase in the annual premium from the $2297 to $3035. Both amounts include applicable fees that total $100. ****************** requested cancellation of coverage effective November 2, 2023. The cancellation was based on the revised premium since, had there been a covered loss during the 90 days of coverage, that claim payment would have been based on the revised coverage amounts. As a result, a refund of $2213 was sent, which represents the pro-rated premium for 90 days of coverage. The refund amount does not include the fees, which are fully earned from the first day of coverage. The company retained $822, comprised of the earned premium of $722 plus the $100 in fees. There was no attempt to mislead or improperly refund ******************. We regret that the initial underinsurance of the property resulted in his dissatisfaction.Review fromAlicia A

1 starThis company insured our ******* home since 2010. In 2022 hurricane *** caused damage to our home. After an adjustor came, Cypress agreed to pay for the minor repairs. In the next few months, as labor and materials became available, all damage was repaired. Last summer Cypress sent a letter stating policy would be cancelled unless we provided proof all damaged had been repaired. We immediately provided the information to the email given. Left several message in the telephone provided. There was no acknowledgment and with renewal date approaching, we sent all the information they required by certified mail. Followed up by phone calls and emails no one returned. Bottom line, they cancelled the policy even though we provided what they asked for. And, the worst part, Cypress ignored our communication, did not officially and in due time informed us of cancellation. In review of our records, Cypress Property & Casualty Insurance Company (CPCIC) did not send any request for proof of repairs. The reason the policy was non-renewed was due to the property being located in an area where CPCIC was reducing policy counts and the related policy coverage limits. This is the reason provided on the non-renewal notice sent to *********************. It is always unfortunate when a company must take such action, but it is necessary when a review of inforce policies, along with the companys overall loss frequency and severity, indicates such action is necessary to maintain the financial health of the company to enable it to meet the needs of its policyholders now and in the future. 1 starBlocking the sale of my house because they wont release RCV to my contractor even though per the policy if proof of finished work is provided the rest of the funds will be released , they consistently ask for more information that we provide immediately and do not care they are doing something illegal Your policy provides replacement cost coverage and you may be permitted to recover the amount listed in the table as Recoverable Depreciation. To claim this additional amount, you should complete repairs and/or replacement of the depreciated items and submit the information outlined below. Please refer to the Loss Settlement provision of your policy for completed details.Please submit a minimum of two (2) of the following items to assist in our review of your claim for recoverable depreciation:Final invoice or receipts reflecting the scope of repairs and the total cost of repairs.Signed letter of completion on company letterhead from your contractor stating that the work has been completed to your satisfaction and the total amount of the repairs. This response is in relation to a BBB review indicating that Cypress is blocking the sale of the home due to a refusal to release the *** (Replacement Cost Value).Cypress first received the request for *** on October 27, 2023, when the contractor submitted the proposal and photos of completed work. Cypress immediately responded to the contractor and requested a final invoice reflecting the scope of repairs and the total cost of repairs, which is consistent with our settlement letter instructions on how to recover *** after a loss. The contractor responded on October 27, 2023, indicating that all the repairs had not been fully completed. On November 2, 2023, the contractor submitted an updated invoice, but it did not reflect the scope of repairs and the total cost of repairs. Cypress responded immediately that the invoice was incomplete. On November 6, 2023, the contractor submitted another incomplete invoice that did not reflect the scope of repairs and the total cost of repairs.Finally, on November 13, 2023, the contractor submitted a final invoice that reflected the scope of repairs that had been completed and the total cost of repairs along with photos supporting what repairs were completed. On November 14, Cypress released a payment for the *** on the portion of repairs that had been completed and issued a letter confirming the same.
