  False advertising at *******************. They advertise *************************** The *** manager and lifestyle manager do not enforce the Amenity Policies and Procedures document that the residents were required to sign. It's active on the *** portal. The *** management allows non residents to participate in *** activities and clubs. The Amenity Policies and Procedures document restricts "recurring guests". Guest shall mean any person or persons who are invited by a Resident to participate in the use of any ************** Facility on an occasional and temporary basis. The *** manager and Lifestyle director are aware that several persons, non Watersong residents come weekly and sometimes bi weekly and participate as guests. One of the leaders of the activity/club involved in an email to me admitted that" one of her guests has been coming for over two months." Not an exclusive environment. These *** managers have done nothing to enforce the Amenity Policies and Procedures Document. While, residents are restricted to only 2 persons for any events as mandated by the Lifestyle director in email communications. One of the guests has been coming for over 2 years at least twice a week. The *** Board consists of Mattamy employees. Mattamy should not be allowed to continue to false advertise the *********** center until they actually ask FS Residential, the *** management company, to ask for compliance.

  Thank you for sharing your concerns; we are disappointed you are upset with the policies, HOA management and Board. Mattamy Homes and the management company strive to create a welcoming environment within WaterSong. As WaterSong is a gated community, usage of amenities within the community is exclusively restricted to Developer Guests, WaterSong Residents (and their Resident accompanied Guests). The Board and the management company are reviewing our current policies, including the opportunity to provide more clarity surrounding Guest use of the WaterSong amenities. Thank you for your patience while we address this over the coming weeks.

  Buyer Beware!Please read all reviews before purchasing from Mattamy. I purchased a home and there were SEVERAL issues that are under warranty that I've dealt with. I have put my job in jeopardy due to the number of times I have had to stay home for a repair technician. This is a brand new home with new appliances yet the issues I have dealt with are unacceptable. The sales team misrepresented several things about the community and when I wanted to pull out of the proceedings, I was informed Mattamy will keep my ******* money even though there was a "waiting list" for my unit. Buyer beware -read ALL reviews from around the country. I wish I did, now I am stuck with a lemon home

  DON'T BUY FROM THIS BUILDER!!! After having their contract reviewed by 2 attorneys from 2 different firms, the contract does NOT protect the consumer. If your LOAN is DENIED, they will still hold your DEPOSIT!!! Even if they make upgrades and sell the HOME, they still want your deposit!!!! The management team and sales consultant made countless mistakes during the process. The pre-approval was on thin ice from the start but they made it look good for the contract. At the end, the loan was denied and Mattamy still won't return the deposit!!!!!! Just GREEDY and Unrighteous.

  DO NOT BUY A HOME FROM MATTAMY! Roof leaking after 15 months in several places and they refused to do the right thing. You've been warned ..... Find a more ethical company

  3 minutes ago Buyer beware!! The sales person misrepresented the millage/tax rate in Duval county. They said it was comparable to St Johns county when in fact was much higher than St Johns county. We confronted management and requested our hefty deposit back and they refused! We'll never do business with Mattamy homes again! Steer clear of this builder! They will tell you anything to sell you a house.
