Executed a contract with AP Advanced Construction Inc for Master Bathroom Remodel on 12/19/2022. Construction began on 01/16/2023. Per contract "substantial completion of the work will be 6-12 weeks after commencement of construction". As of this date, renovation is not complete (19+ weeks). Multiple defects have been identified and brought to contractors' attention. Operations manager/Supervisor does not visit work site and relies upon homeowner for updates on subcontractor progress. AP Owners have refused to take our phone calls. Job has been abandoned on multiple occasions, with no activity for weeks at a time. Complaint filed with the FL Department of Business & Professional Regulation. Certified mail pursuant to Florida Statute 558.004 (Construction Defect) sent on 5/31/2023. Still need to have shower enclosure and mirrors completed and plumbing fixtures installed. Two outstanding COJ permits - electrical and plumbing - remain open as of this date. To date, homeowner has paid $31,002 of the total contract price of $32,635. I have attached my notes that reflect the ongoing status of this project. We have hundreds of photos, text message and emails that can substantiate the information provided.Business Response

I am lodging a formal complaint against AP Advanced Construction Inc for the following license numbers.

I am requesting resolution which is a payment to ******* ****** from AP Advanced Construction Inc in the amount of ********* along with warranty paperwork for the work done on our home. I am also requesting this company be investigated and have their license revoked to ensure the protection of any current and future customers. Please see all the details of this complaint attached which includes evidence that this company is operating and doing plumbing work under other plumber's licenses without their knowledge. All documentation with details and pictures are attached and submitted with this complaint.
Please advise what further action I need to take to have AP Advanced Construction Inc investigated and held accountable for their actions. It is evident they are practicing plumbing without the proper permits and licenses while not only being deceitful to their customers but their subcontractors as well.

TUB INSTALLATION EVENTS
TIMELINENOTE: These events took place
after DB decided on personal preference to replace the existing installed tub
which was installed and completed per contract. The replacement tub was chosen
by the owners. The existing tub (already in place) and all plumbing work was
installed by Ledesma Plumbing Services under contract with AP. At the time of
events, ***** ******** ******** was contacted as ******* ******** *********
schedule could not accommodate these events. The original tub and all plumbing
functions completed were in perfect working/functioning condition. The
ensuing replacement tub purchased by the owner was/is a different size than the
original tub with a different drain location which now required modification(s)
to fit with existing plumbing. This modification (drainpipe holes) was
understood and approved by the owners. The owners received the tub with
existing damages, i.e., scratches, gouges, and chips. AP was not informed of
any of these damages at time of delivery and the owners chose to install this
tub. Damages were noticed by AP at time of installation. All of this was
communicated and coordinated in a timely manner between ****** and the owners.9-2-22, it was confirmed/approved by DB for AP to order
a replacement tub with a model of their choosing. This tub was ordered by
the owners on 9-6-22, not by AP. It was agreed by owners and AP that the
original tub was to be returned to AP by the owners to reconcile any
credits, if pertinent.9-14-22, *** ****** informed AP of tub delivery/received.
***** followed up with coordination efforts with ****** for an
installation schedule.9-15-22, AP received a phone call from DB inquiring
about the installation schedule. She was very upset that she had not
received an update. *This was less than 24 hours after AP received notice
of tub delivery. ***** immediately called ****** to convey DB phone call
noting her demand to install the tub saying, “I want this tub installed
like yesterday and I want y’all out of my house.” ***** initiated a
BuilderTrend To-Do task log for ****** to immediately contact Swift
Brothers Plumbing to confirm the earliest installation date and to convey
the installation schedule to DB. ******/AP Superintendent reached out to
***** ******** ******** immediately for an installation date. At that
time, the plumber’s schedule was already booked up for the week, earliest
possible date might be 9-21-22. A subsequent conversation took place to
discuss alternatives to have her tub installed immediately. *****
contacted ****** to determine feasibility of immediate installation. This
timeline demand by the owner, dictated the installation plan of action and
resolution.9-19-22, DB informed ***** requesting a Final Walk-thru
and receipt of AP Warranty Statement by close of business day Thursday
9-20-22 as she was leaving town on Friday 9-21-22. At this juncture, DB
had already agreed to allow ****** and ***** to install the tub due to her
pressing schedule to complete the project. ****** and ***** were already
committed to other schedules but agreed to adjust their respective
schedules to accommodate this installation need. It was agreed by all that
the installation was to be done the following day.9-20-22, The tub was installed by ****** and *****.
After leaving the residence, ****** received a call from DB that the tub
was not draining properly. He and ***** immediately returned to site to
assess and discuss the condition. NOTE: Free-standing tubs are
manufactured with built-in leveling adjustment screws – this is standard
to compensate for existing floor level conditions. These same leveling
screws are found on major appliances such as refrigerators, dishwashers,
and washing machines/dryers. Improper tub leveling can result in impeded
drain capabilities and tub instability. The use of these existing leveling
screws did not seem to provide the adequate slope adjustment needed. Therefore,
****** informed the owners that he would replace them with slightly taller
screws to allow minimal additional slope for draining. The caulking at the
base of tub is standard and would not have been affected by a slight raise
in elevation. DB would not allow ****** to provide this resolution. DB
chose to have another plumber onsite for additional feedback.As previously mentioned, DB chose to have another
plumber onsite. She also chose to have this plumber perform work on AP
installed item(s) without informing AP. Any and all work done by others on
AP contracted scope-of-work releases AP Advanced Construction Inc. from
Warranty obligations related to said work.Finally: DB has listed five “Customer Credits Required”
without providing any proper documentation – see owner information below.
AP Advanced Construction Inc. was not previously contacted or informed of
needed adjustment or repair work within the ongoing construction cycle
and, therefore; cannot be held responsible or liable for work done by
others whether technically or financially.

I am reaching out in response to this complaint noted below.
- *** ******* ****** filed a complaint with the City of Jacksonville Bldg. Dept. against our plumber contracted on this project, Ledesma Plumbing Services. ****** ******* was extremely difficult to reach during this point of the project.
- Regarding the holes in the (2nd) tub:
- Again, this tub in question is a different one chosen by the owners as a replacement for the one we originally installed per contract. There were no issues with the first tub. The owner chose another tub at their own discretion based on a preference for a bigger tub. In good faith, we chose to help in the installation of the tub even though it was not in our contract to do so.
- Replacement tub installation:
- The owners were clearly informed that the newly installed existing plumbing drain system was not perfectly suited for the new tub
- We informed them multiple times regarding all conditions and what we would have to do to remedy the draining function of the tub
- We discussed using leveling screws to elevate the tub approximately ¼” to help with draining position. The owners refused this suggestion. Free-standing tubs are typically fitted with leveling screws from the manufacturer.
- We have been very transparent from the onset of the installation of this second tub including any and all means and methods to complete the installation
- This second tub is completely fully functional
- The owners still owe a balance on their contract in the amount of $767.00
