May 25, 2024, ******* Painting of S FL violated fire safety use of commercial gas pressure washer in front of my condo unit for over 2.5hours & added gas multiple times as it emptied resulting in carbon monoxide entering my home under the door and through dryer ventilator. I came home to carbon monoxide detector alarm beeping. I called alarm customer service who told me to get out of house as I have carbon monoxide in my home. Fire **** came out with gas meters & immediately confirmed Carbon monoxide in every room. The fire **** cut 1 door tape that was on the sliding glass doors for 2 months as ******* Painting of S FL taped them shut as vendor worked on patios. Gas *********** security cameras confirmed this vendor violated fire safety code distance of gas pressure washer to my unit resulting in carbon monoxide pushing it into every room of my home. Marios Painting of S ********* of condo informed by ***************** of violation of use of comm.gaspressure washer. This could have killed me.2. ******* Painting of S FL contracted for concrete restoration & structural engineer to review to be paid, both contracted by condo board. ******* Painting of S FL removed my already corrected proper sloping of my patio I paid for by tile contractor in ************************************* 2020. This vendor removed my proper sloping &added weatherproofing on top of it, did a final inspection& refused to correct their bad workmanship. I received email from the condo board to not complain and the slope was fine and to use a wet vac or bring electric shutters down when it rained. I had to be my own advocate: spking w/Village of *** permitting ****, copy the vendors permitting docs for project&give to 2 ************ gen *********** *** **** met with condo ******************* Vendor required water test. This vendor redid the slope & weatherproof but still not fixed the overspray on my electric shutters and bent railings & $2K for experts&mytime (today's date:11/12/24)Business Response

We sympathize with your frustration, however, ******* Painting only performed the work they were hired to do which did not include sloping of the balconies. We were contracted to remove only floor membranes which included tile, Chattahoochee etc. in order to complete the waterproofing. I am rejecting this response because: They refused to fix the patio trying to pass their bad workmanship off during the final inspection and the owner came in during their flood test telling me I didnt have my pitch corrected when I absolutely did as I was requried by the condo board when I bought my condo in 2020 to do so and my tile contractor corrected the pitch which I paid for and this vendor removed the pitch that resulted in the water ponding. They didnt fix after using digital level measuring the pitch during their final inspection of my patio and was saying it passed. I had to go to permit **** to have them intervene which the vendor required me to be home to do a "water test" which ended up them doing a "flood test" which my experts stated this was blatent ridiculous test when it was easy to see no water was coming off my patio from their removal of my patio pitch and by using a level to indicate pitch is incorrect going into my sliding door and then the Vendor stating to me that I didnt put in my own pitch which I did pay for and they removed causing me to pay for experts to be there during the vendor's required water test to even consider correcting their bad workmanship. Until the owner and structural engineer came in and saw I meant business with experts there to ensure they didnt lie again trying to pass their poor workmanship and final inspection through the permit **** of ***. Their refusal to correct during their final inspection requiring me to take time to take pics of the permit documentation for the 2 architects and hire architect and general contractor to be there for the test and document themselves to prove the vendor removed my pitch and left me with a lake of water whenever it rained causing safety issue and water staying on my patio as it couldnt run off the patio after their bad workmanship. ALSO, the vendor has been asked to fix on my patio the bending of my railings and using primer and paint to paint over my electric shutters and remove overspray from them not covering my shutters. the vendor 's worker showed up with paint in a bleach container to paint my shutters and no primer for the exposed metal they created as I live on intracoastal adn the elements outside require a primer. Also why place a wood block between my railings and shutters to bend my railings and I gave pics to condo mgr and worker asking for pic even though he was there on my patio seeing it. The vendor's worker received a pic from his boss of a metal bracket that I did not ever have on my patio attaching it to the wall and the worker told me it was missing. I showed him we dont have brackets and neither of my neighbors which he confirmed. This vendor does not have integrity or accountability or professionalism. Please place pics I'm attaching of paint in bleach container, ** fire inspectors email showing they violated code wiht use of commercial gas pressure washer in front of my condo unit that resulted in carbon monoxide in my house, wood block in between the rail and my shutters, shutter paint removed by their poor workmanship, pic of water sitting on my patio, and I've attached pic of my tile contractor that fixed my pitch in 2020. I will report this licensed owner to **** now and file more information with others as I gave them a chance to fix.

This project was conducted on **************************** due to the requirements of the Florida Legislation requiring a Milestone Inspection on condominiums 35 years+. Our company was contracted by the association to complete the concrete restoration and waterproofing of the building. The engineer, (hired by the Association), provided us with the scope of work to be completed which included removal of all membranes (i.e. Chattahoochee,tile, etc.) from 117 balconies exposing the concrete below. Our scope of work did not include Re-sloping of the balconies. The board and engineer decided not to re-slope the balconies. Ms. **** has stated that we refused to fix her issues, when in fact she never communicated these issues to either our company or the engineer. In fact, we were unaware until the Village of *** Building Department called us. At which time we met with the building department, our company, and the engineer met with Ms. ***** After evaluating her balcony, it was determined that we would correct the issue which has been completed. Ms. **** fails to admit that the sloping has been retested and the issue has been remedied. Ms. **** made the decision to contact her experts without contacting us first to provide us the opportunity to correct the situation.
Ms. **** was uncooperative while we were trying to correct her issues. She would not allow us access to her balcony through the front door of her unit. Due to this inconvenience, we had to come up with work arounds that jeopardized the safety of our men and that are not normal business practices. We had to secure a 60ft ladder to the outside of the building and her railings to get our men to her balcony (she is on the 5th floor) . They have had to carry heavy equipment, required materials (bags of concrete) up and down the ladder on a daily basis. We are still in the process of correcting the railings that are bowing out at the top approximately 1. This is only an aesthetic issue not a safety issue since it is still within code. Ms. **** communicated that she was contacting a shutter expert to find out what type of paint to use for her shutters, which we are still waiting on the specifications. Had Ms. **** allowed us to use the primer-based paint that we have used on 116 balcony railings and all touch *** on every other unit, we would have been finished with her shutters.Customer Answer

I am rejecting this response because: This is outright lies from ******* Painting of S FL manager/wife as she was not present during her husband, ******* statements to me and my experts witnesses at the time of the water test that ***** promised that he would not come through my home so I dont have to take any time off work to be home and will enter through the patio using their ladders and scaffold used previously to bring equipment and workers up again. This vendor's mgr/wife has lied and I've attached pics of the scaffold they used previously and can have the expert witnesses write a letter of ******* statement. Even after this ***** asked to come through my home to bring heavy equipment through my home which I accomodated by giving times prior to me leaving to work as I would have to take off work to let them come in and come out daily with this equipment. As a result, I would like ***** and his wife to correct her statement in writing to me through BBB response as for ***** to let his wife know that he offered this and why didnt they use the scaffold and his wife stating untruths. My electric shutters dont touch the patio floor anymore as well which I addressed to him as when I had tile contractor do the slope it touched the floor and with the tile as well. I will have a shutter expert come out to ask for cost of the extension pieces to add to shutters as a result.
Another untruth ******* mgr/wife stated as I did tell the board and raised issue of my patio ensuring my slope on my patio was maintained and after the code enforcer confirmed ponding and measured the slope and told the condo board to let the vendors know. I have attached pic of the code enforcer's 6 ft level and water that was sitting there for many days after vendors bad work. At the vendor's final inspection I was told by the ****/board that ******* female supervisor worker was uncomfortable coming through my home during the final inspection and in fact I took a pic of her and ***** (treasurer on the condo board) sitting downstairs outside of my patio looking up and chosing not to come onto my patio and they chose to have the male supervisor come through the patio entrance and use his digital measuring tool and I was informed they found no problem with my patio which is clearly a lie. I received an email from my board to not complain as the vendor stated the slope is not an issue and to use a wet vac and /or bring the electric shutters down when it rained. This is unacceptable.
***** called me today and he stated that after the water test he spoke to my condo board and that he was going to fix my patio to make it right and all my condo board members argued to not have him fix it. The official at the village of *** permitting stated my condo president ***** came to his office with ***** and the structural engineer and agreed to fix my patio if the water test shows it is ponding and slope was incorrect. This is the opposite of what ***** stated to me that my condo board stated to *******************, building official at the village of ***. This VP of condo board received from the police illegal entry into my home as well as the maintenance man and more.
******* female supervisor I think *******? and workers somehow state to the board she is uncomfortable coming into my home t do the final inspection and wants to come through the patio yet doesnt come up and has a smile on her face ear to ear the day of the water test at my door when ***** comes to do the water test with several other men workers that I was not given notice by the ****** I would like in writing this corrected as this female supervisor was unprofessional and very comfortable to come into my home during the water test. She also was downstairs in the backyard of my patio with ***** looking up while the male supervisor came to do the final inspector which I find unprofessional as she has comissorated with a person on the board that has slandered me and police spoken to her to stay away from me as she has exhibited real problem behaviors towards me. These behaviors sharing with your workers is disturbing. I'm the victim not your worker. Your workers would have killed me with their violations of gas commercial products in front of my home which all people should know about as this is a real scary work problem that no one else should ever have to have done to them and then this vendors wife dismissing this and stating lies in this email to me.
I've attached the email from ***** sent to me today. I've attached invoice from Architect and my pay for requiring me to take off work. The slope was taken off by his workers which I 've already provided pics before and after I had my slope done before the vendors work and costs not even including the cost of mortar/materials for my contractor in 2020 to slope my patio as required by the board when I bought the condo.
******* manager states that my railings are only 1" bent and according to code not a violation. It is sad world when this person is given pics to compare before and after their bad workmanship and see my shutters were prestige and railings not bent and my patio was sloped and tiled previously with no ponding, shutters touching the patio floor, and after a painting company came in didnt even protect my walls and shutters and used ropes wrapped around my railings and wood blocks separating the railings and shutters and removing paint all along my shutter side columns and entire 2 hoods. This is unacceptable. I'm paying $30K for the concrete restoration including my patio to not be destroyed and have experts do the work properly and to be accountable for bad work not state excuses and lies as this mgr has displayed. The manager stated allowing the worker to use primer paint and I I've attaced a pic of the worker showing up with paint in a bleach container. I cant make up this stuff so disturbing and unprofessional. Do you trust paint in bleach?
This vendor also used gas leaf blower on my balcony and would have killed me using the commercial gas pressure washer in front of my condo unit which put my life endanger and violated codes. Do not mention this or accountable and I'm told they will use scaffold and ladders but this mrg lying stating Im putting them at risk using the ladders. ***** told me in front of my expert witnesses that he would have his workers go through the patio not through my house by use of scaffold and ladders as they used previously and did not follow through with keeping his word. If you need me to have my experts write this to confirm I will and charge for it as that is why they were there because I've communicated, was there at final inspection which this vendor tried to pass through the city permit dept. I'm paying $30K and expect my patio not become destroyed and look horrible and be unsafe and completely ruined and my life endanger and slander me as if I refused them coming into my home. I have it in an email my communications to my LCAM ***** and if you didn't receive it or if ***** denies stating he definately didnt want me to take time off work to be there for them to fix my patio and use scaffold and ladder and chose not to so please respond to this email confirming this. Would you find this work and not keeping their word and lies and ponding in your patio paying $30K. I would like to have her correct her statements to me through BBB after she speaks to her husband as her accusations are not acceptable. I will move forward if all not in writing correcting lies, ***** was allowed to come in given times before I left for work and that he told me he would use scaffold and ladder to not put me out of work when it was his workers fault of the ponding, that my condo board argued with him to not fix my patio, negative slander by my board to your female worker and her refusal to come through my condo during final inspection as she appears to be influenced or commiserating with ***** condo board member downstairs looking up while the male inspector does the final inspection yet smiling ear to ear to come in through my home during water test with several other workers that I was not notified of, whether or not he was told by my board that I let them know my patio was done wrong, pay for architect and my time, fix my railings, paint the shutters and if the railings have been chipped please paint all, and when ***** and I agree it is completed I will let BBB know of the completion and agreement. If this is not complete I will file with DBPR and file with the courts for reimbursement of all costs including pain and suffering from carbon monoxide etc.

Before they started painting the apartment complex in May 23, Marios painting offered to repair our screen lanai for $950 to cover it with new screens. we accepted this offer and in May 23 I sent a check to Marios painting which was cashed immediately afterwards. The painting work started in June 23.As we live in *******, we were not able to inspect the work on our lanai until we returned to ****** in November. Some parts of the lanai were repaired but the screen was not replaced. This could be determined from the old damage, I immediately contacted the company by e-mail with the request to explain this procedure to me. So far, nobody has contacted me, despite my repeated requestsBusiness Response
