      I made a huge mistake and bought a house in Shalamar Creek. HOA fees are ridiculous now, and I left after one year luckily being able to sell my house for a decent price before the entire park went downhill. Do not recommend. Now no one in there can sell their house. Any houses sold are at a great loss. Park constantly floods, “gated“ is absolutely no security, bar & grill went downhill with higher prices and rotten food. On holidays, there is so much peeing in the pool that your swimsuit stinks. Community manager is a nightmare. Lawn care that they force on you Doesn’t mow in a timely fashion and does a lousy job. So glad I’m not there anymore.

      I moved to ********* Creek over 10 years ago. It was beautiful, well kept, and Management was responsive to the concerns of the residents. The last few years have seen a steady decline in the Community. Is Schalamar Creek Unsafe for Seniors? In my opinion, it is. There is no enforcement of traffic laws, speed limits, and stop signs are merely a suggestion. The Community Manager and General Manager ignore complaints and suggestions to improve traffic safety. The beautiful drive into the Community is often interrupted by speeding vehicles passing on a double yellow line. People wear reflective traffic vest in the daytime when walking in the Communiy in the hopes of avoid being hit by a car. It's common to have your windows vibrate from the loud music of passing cars. The once top of the **** restaurant, C**** Shack, has deteriorated in good quality, service, and operation. Employees are routinely terminated for no reason other than they upset another staff member. Sexurityq is non existant, and the Community Manager seems to make up rules and policies as it becomes expediant. It pains me to have experienced the decline of what was once a beautiful, well kept,well managed Retirement Community into merely a trailer park.

      Streets flood causing homes to get mold underneath. Gate coming into the "gated" community is often broken. They have clubhouse restaurants prices that are ridiculous for people on Medicare to pay. They try to take over our HOA Committee events. This money is used for future HOA events and charities. They fix everything with band-aids. POOR community communication. They do not mow lawns when needed and spread weeds from yard to yard and do not allow others to care for your yard. The lawn care and lot rents are crazy expensive.

      What a joke! Murex is as bad as a slumlord! Don’t finish what they start and do things cheaply not correctly!! Sooo many complaints that I’ve lost track of them!! They do NOT care about the residents at all! They set up rules for residents that they don’t follow themselves! I could go on and on but I think you get the point! They also hire office people that are mean and don’t know what they are doing!! The only thing that keeps us here is that we love our home and have made many new friends that are hard to leave! Many nice people here!!

      **DO NOT BUY HERE***
      Rent is outrageous, for absolutely nothing.
      They do not mow the grass, They do not take care of the trees. It is all on you. They do not pay for water or garbage. That’s on you too.
      The roads are in bad shape. The pool area is unkempt with weeds pretty much the pool and hot tub need to be resurfaced and sometimes the hot tub doesn’t work..
      You will be sorry.

      BUYER BEWARE! - SCHALAMAR CREEK Please speak to residents before considering a purchase. Place not maintained, Roads are terrible, weeds growing in cracks. Non residents wander in using pool and facilities. Non residents fishing in ponds. If you don't mow your own lawn, you are forced to use their sub par service with threat of eviction. Management does not care about the residents, only dollars.

      FYI- Plz see the RECENT Anti-Trust Class Action Lawsuit filed aginst Murex Proerties and many, many other park owners- Lot Rent-unjust enrichment!!Filed in the Middle District of **- **************10-23' Case ************** Also, local Attorney ***************** (*******) has filed many different lawsuits against Murek Properties as well!. ***************** works tirelessy to help, support and defend the rights of residents in MHP, Condos and *********.************** "managed," by ***** does not EVEN deserve 1 star! Come & visit-take a look!There is hope w/ the Class Action and Attorneys like *****************!!CRR

      I acquired a modular home from Buttonwood Village in 2022, and though I could elaborate extensively on my own problems, I will stick to the more general problems with Buttonwood/Murex: Despite being positioned as one of the premier 55+ communities in the Punta Gorda/Ft. Myers area, Buttonwood Village has the highest 'land rent' in the area, even though the neighborhood lacks water access and offers a limited array of amenities and has no actual plans to modernize. The overall neighborhood maintenance is terrible with an absence of a maintenance person for 18 out of the 22 months since my residency. We currently have no one providing maintenance. Compounding the issues, the community has permitted old, beat up trailers to remain which give the neighborhood a run-down appearance and drag down resale value. They may tell you the problems are due to Hurricane Ian but I moved in prior to that, I was told that many of those trailers were being removed. As of today, none have. The management of Buttonwood: Murex Properties takes no interest/action in the issues in our neighborhood and will not address any complaints, Notably, an escalating number of residents, myself included, have resorted to legal action against the owners of Buttonwood: Northwestern Mutual Life Insurance Co - to address fundamental concerns. While the community features amiable neighbors, prospective residents are advised to conduct thorough due diligence before contemplating a move to Buttonwood Village. Talk to current property owners about their experiences with management and scrutinize the duration homes have been listed for sale. Buttonwood currently has over 20 homes for sale within a neighborhood comprising just over 200 homes which speaks volumes about the current conditions and should serve as a cautionary factor in one's decision-making process. The 1 out of 5 star reviews - says it all.

      We love the home and area where we purchased our double wide mobile home in Sea Meadow, Boynton Beach. I have issues with the landscaping, poorly done and not every week. The office personnel is NOT very helpful at all, attitudes like we are bothering them with our questions and problems, such as rat infestation, irrigation not on half the time, club house closed since spring. We are being told it could be fixed by early 2024. I have sent emails to Murex with no satisfaction. I would love to see the budget for the park. I figure they are receiving approximately $400,000.00 a month, which covers cable, landscaping, trash, and amenities (that are open). I understand we also pay taxes on common areas, electricity for common areas and payroll in the office. Feeling very frustrated Blondie

      Absolutely ineffective and near incompetent management staff.Overbearing, arrogant, vulgar mouths, do what i say not what i do attitude!Could not be any worse!
