1 starMy experience with Exclusive Property Management, specifically through their representative ***** ********, has been deeply disappointing and frustrating. As a unit owner at ******************************************, I reported multiple serious maintenance issues directly caused by roof work authorized by the condominium associationincluding a roof leak and the discovery of missing insulation in my attic space.Despite providing clear documentation, professional quotes, video evidence, and even references to the Associations own governing documents (which clearly assign responsibility for such repairs to the Association), Exclusive Property Management continuously delayed, deflected, or outright denied responsibility. Their representative even misrepresented shared attic space as a private areauntil it was confirmed otherwiseyet still refused corrective action.The lack of responsiveness, accountability, and basic follow-through has forced me to live with water-damaged ceilings, excessive heat from lack of insulation, and odor intrusion from neighboring units. These are not minor inconveniencesthey are issues that affect habitability and comfort, and they stem directly from mismanaged repairs.Exclusive Property Management has failed in its duty to act in good faith, enforce the Associations responsibilities, and protect the rights of the unit owners it claims to serve. I strongly advise other communities to think twice before hiring this company. Property management should mean advocating for and preserving propertynot ignoring legitimate concerns and avoiding responsibility.Exclusive Property Management

Dear Mr. ***************** you are aware, EPM does not govern how the community is operated. The condominium governing documents along with the Board's directives and precedent dictate how matters such as these are handled. You presented your self to the Board at a meeting a couple of months ago and your request was denied. You presented information via email which was forwarded to the Board for consideration and again, it was denied. *** does not carry the responsibility of determining this outcome. ***** ******** has provided two way communication and has even asked you to present the demand you were claiming in writing so she could present it to the Board and in turn they would seek legal counsel on the matter. To date, this has not transpired. The Board relies on ***'s input however EPM does not have years upon years of experience in your community to provide guidance on how matters such as yours has been handled in the past. The Board does and has provided you with an explanation of why they would not approve the installation of new insulation via ***** ******** and you have unfairly made her and EPM the target of your frustration. There are numerous emails going back and forth over the past couple of months on the matter. No one has been ignoring your requests or not advocating for your concerns. ***** ******** has communicated with you and the Board on the matter repeatedly.

1 starIve been trying to contact this management company for months to clarify balances on two condo units I own, and the experience has been a complete nightmare. Every time I call, Im met with a rude receptionist who bluntly informs me that the accounting department doesnt take phone calls and only responds to emails. I've left multiple voicemails requesting a callback or an in-person appointment, but no one follows up. To make things worse, visits to the office are not allowed without a prior appointment.Ive been trying to resolve misapplied payments, unauthorized charges, and unexplained feesranging from inflated monthly dues to an outrageously high roof assessmentbut Ive received little to no resolution. Ive lived in this community for over 16 years and have never had to pay triple the regular maintenance fees, especially given the poor condition of the property. The garage, surrounding areas, and general upkeep of the condominium are all in ************ make matters worse, my tenant requested a refund of their administration deposit, submitted all the required documentation, and still had their refund unfairly denied. Im beyond frustrated, exhausted, and now seriously considering legal action. This level of mismanagement and lack of accountability is completely unacceptable.Review fromShelly V

1 starWhen you call them, you are told you have to send an email. When you send an email you are told you will hear from the property manager. Then about 8 days later, you get an email from the Receptionist stating, Per the property manager, this issue doesnt fall under our control (an issue with neighbors) sorry we cant help you. You never ever hear from the actual property manager, whoever that is, just a receptionist. I guess there really is no property manager. You just pay for one.Exclusive Property Management

Dear Ms. ********************* understand that when it comes to complaints against neighbors, we insist they be in writing so there is no confusion as to what is being claimed or stated. We apologize this is more cumbersome however we know the complaint is being communicated clearly and specifically to what it alleges. The Board is involved with complaints- not just management- as these rely on their knowledge and experience with the community and any "unwritten" rules while management provides guidance and possible solutions to the issue. Noise complaints in a wall to wall townhome community are difficult with neighbors being in such close proximity. We always encourage communication between neighbors as a first resort as sometimes people don't even know they are creating an issue with their neighbors. When communication doesn't resolve the matter- we rely on noise ordinances to help with these matters. The local authorities are tasked with addressing these and yes- it can be difficult as the noise is not constant and they must be present to witness the issue. We did send out a general email to all residents reminding them of their "neighborly responsibility" to keep pets leashed and under control- even when on their property and to keep noise to a minimum as ************** is such a tight townhome community. If these steps have not yet resolved the matter- please reach out to us again so we can assist.

1 starZERO CUSTOMER SERVES. I sent them an email and nobody ever called me back or e-mailed me back…We are paying crazy money to these people that are hiding in office. Most of them don’t even come to the office. They work from home and never even pick up the phones. The worst company ever.Exclusive Property Management

We replied within a couple of hours of your email on 10/11/24 at 11:30 am. You were sent the copy of the violation letter you requested before 2pm on the same day. If there was something else, please advise but I asked all staff to check their emails for communications from you and that was the only thing we found.

We understand no one likes to pay additional fees but these are part of your community's guidelines as well as for the work we perform when we send out these notices and their statutory requirements. 1 starBy far the worst management company in *************. No customer service, theynever answer phones, the hold HOA payments and process them as late. They send letters about property issues to the wrong people . They property issues over to an attorney who is worse than they are and say they are going to put leans and foreclose on your property when their paperwork and accounting is not correct.Exclusive Property Management

When you maintain an open balance on your account, we send out notices regarding this to encourage owners to pay past due amounts. 5 starsExcellent experience with Exclusive Property Management! My wife and I just recently did a transaction with this company and i have to say that Heather Silpat was extremely professional and very genuine. The process was as you would want it to be. As I had hoped the system from beginning to end went smoothly and the staff outperformed what I anticipated. I would not hesitate to work with this outfit again. So our next step will be working with the ARC hopefully There will be a Heather in that department also... :)Exclusive Property Management
