1 starWe traveled over 1,000 miles to Orange Beach specifically because this home was advertised as having an elevator — a critical amenity due to the medical conditions of several members of our group. We had 11 people in our party, and the elevator was a deciding factor in our choice. Upon arrival, we found the elevator locked and appeared to be purposefully disabled, not simply out of service. We had already paid in full and, given the size of our group and the timing, it was too late to find another rental.
Timeline of Events:
* Wednesday, July 16: Upon arrival, we found the elevator locked. We immediately contacted the management company and were assured someone would come to repair it.
* Thursday, July 17: After multiple follow-ups, we were told that a technician would not be available until after our scheduled checkout. We were promised that the property manager would come by. No one ever showed.
* I pointed out that an elevator repair truck was in the parking lot servicing another unit. I asked if that technician could help. I was told the owner uses "preferred vendors" and that technician couldn’t be used, even though they were clearly on-site.
* I then confronted the management company, stating this was not a malfunction but rather intentional access denial. They did not deny this.
* Friday & Saturday (July 18–19): We called several times. Each time, we were told a manager would stop by. They never came.Review fromButch H

1 starMy experience with Southern Resorts is not positive. I don’t usually write reviews unless it was especially good or bad. After we arrived to Pensacola, we stopped and got our groceries for the week while waiting on time to check in. Once checked in and loaded the refrigerator I noticed it was very cool and temp read 56°. I contacted the support team who said they sent a maintenance man to fix it. Freezer did have some ice abut I still didn’t see a temperature change for refrigerator. Gave it time overnight and started cooking food in crockpot before we lost it. Reported the problem again and no change. Later that day (3rd day) they brought up a small refrigerator only that we put as much food as we could and bought a styrofoam cooler and ice ( at this point the freezer quit producing ice). I contacted the support team and they said we could get receipts and they would repay for cost of ice. They apologized for the inconvenience. Driving to get ice for you food and throwing out about $200 worth of food is worthy of more than that, especially once they acknowledged we had a non working refrigerator on the 3rd day. Customer service is a thing of the past, I feel I should be refunded for a portion of what we paid for. I also let their support team we were traveling there with a group of 63 people and we were coming back to Pensacola (for baseball) in October. At this point I do not recommend their services and there are plenty of other options. I have reached out to them in the last couple of days to see if they would like to make an kind of amendment with only a response they would review our stay. To me this was an easy fix but lack of customer service loses my future business.Review fromPEGGY V

I will not use Southern Vacation Rentals again. To be fair I wouldn’t have used them in the first place except they had the only rental available for the week that was good for all of our family and had four bedrooms. Next year we will book two condos with a reputable company. First of all when a company fails to show pictures of the bathrooms online beware. There’s a reason. We did question this but were hoping for the best. And I always bring a supply of Clorox products. Second, Take pictures of things like broken grills and beach paraphernalia on the property that pose hazards to small children. Third, check all appliances to see if they work before unloading your car. We did not know the dryer was broken until night two of our stay. Management was aware of the problem and didn’t disclose this information before our arrival. This would have been a dealbreaker for me. They did nothing to help during our stay. If they had offered to supply additional towels and have guest services pick up used ones every other day the situation would have been tolerable. They did nothing. There’s not enough space to explain the dialogue with this company. Basically they deflected by assigning blame to us and bullying. The compensation we finally received was less than adequate. But if they had just delivered a few clean towels each day during our stay we would have been ok. It was their hateful tactics and we don’t care attitude that we found so offensive.Review fromKelly W

1 starMy trip with Southern Vacation Rentals was a disaster--especially due to blatant false advertising that left us stranded with a boat and nowhere to park it. We reserved a beach house specifically advertised with a private boat slip, but upon arrival recieved a phone call at 3:00am telling us that we are not allowed to use the boat slip and must remove the boat immediatly. They said it was unavailable to renters, despite being listed as included--and that left us scrambling with a boat and no slip. This wasn't a small inconvenience--it cost us extra fees to secure a temporary slip elsewhere, neared $500, and wasted several precious vacation hours.

1 starI think that it is ridiculous to have workers right at your bedroom window at 8:30
AM drilling into the wall and be told “nothing we can do.” For three days of our stay we were unable to sleep in or dress in our bedroom. No one seemed to care and we will make sure to leave that as a public review. I have pictures and video of a man literally at my bedroom window that was about 2ft from my bed. No one told us
Construction was a possibility and it certainly violated our privacy. We paid almost $3000 to be woken up and unable to use our bedroom for 3 out of the 6 days we were there.Review fromrobin p

1 starThis was an awful experience. The house we rented had a very bad black mold issue and two of my friends got very very sick. Once we determined what was causing their breathing problems after an entire day they sent someone who actually started swabbing the area with a cloth. Making the mold disburse. We could not stay in the house and it took another day with about 40 texts and 20 calls to finally speak to someone who offered us an inferior house to move to. We asked for our money back and they gave us a little more than 1/2 for two our of 9 day rental. We lost 2 days of our vacation and had to deal with this awful service. I totally would encourage anyone not to rent from them. It was a upsetting experience with no customer service.Review fromDeacon L

1 starWe rented feom Southern Vacation Rentals. We stayed at the Grand Carribean East unit #216. Let me start with the good, it was in Florida. The place was extremely dirty. Stained sheets and dirty sheets. Dust bunnies on ceiling fans. The furnishings was very cheap. We had to buy air fresheners to help cover up odor. It wasnt very well stocked with blankets or pillows or even kitchen necessitates.. We have been renting condos in different arras of Florida for over 35 years. We generally use the same rental companies at each location. I can guarantee we will NEVER use this company again. Not only was the condo much less than what we expected, we were charged 200 dollars for a damaged kitchen chair ( for 200 dollars, you can buy the whole kitchen table and chairs) However, we didnt damage the chair. I have read reviews first. Do your homework and pass Southrtn Vacation Rentals on up and look elsewhere. Even condo owners and getting away from them. The lack of cleaning and not cleaning well makes me wonder what else are the slacking in. This was a short Vacation for my wife and granddaughters birthday, I promised them I would make it up to them. Better condo for sure in June. 5 starsI'm surprised by all the negative reviews here, but then people are more likely to write if there are complaints. Or maybe we were just lucky.
A day before arrival, I booked a 2 BR condo in Regency Towers on Pensacola Beach for a few days in the last week of March. The price was reasonable, the photos inviting. Despite the reviews here it all seemed too good to be true, but I stayed hopeful. I even took the added chance of saving $hundreds by booking direct with them rather than via vrbo or airbnb, which might give some peace of mind with the power of their review systems. Long story short, the place was fantastic. SVR was great with all communication before, during and after our stay. The condo was spotlessly clean and well-appointed (short of just salt, pepper and cooking oil!). We'd definitely stay at the place again and book thru SVR.Review fromLisa C

1 starOnly good reviews get posted on their actual website/property listings. They have to be acquired. So here I am. I booked the location “Time At The Beach” and it was an absolutely stunning property with literally 10 steps to the beach. Can’t beat it. EXCEPT: service was awful. We got to the House and AC was off. Normal. We turned it on and it never cooled down past 75 degrees over night. Woke up the next morning, it is at 78. About 10:30-11 the house got to 83 degrees and would not cool. By this time had contacted the rental company multiple times about other problems like no hot water/pressure, sinks stopping up, and also mentioning the AC. There were people who came out and fixed the hot water & sink. By Saturday of our trip, the day before we leave, the house is literally 86 degrees in PANAMA CITY BEACH, FLORIDA. After multiple request to come fix the AC no one ever came out to my knowledge. They then proceed to ask if we wanted to move houses… the day before we leave. I said no thank you, that is ridiculous when we leave at 9 am tomorrow. I would like a refund since you were supposed to go provide me a home away from home. They said okay we will give you back $238. We spent $2,500 to stay here (Thursday - Sunday) I told them that was just not gonna due. We went back and forth and they finally said my final offer is $479, at that point we had to accept getting somewhat of our money back. They also said they couldn’t count the first day we got down bc we didn’t report it, the AC was off and we didn’t know it wasn’t working until the next morning. We arrived at the house 4:30pm and left to eat around 7:00pm after all guest arrived. We just thought it had to catch up because it had been off. Which is NORMAL. HAVING NO AC THE ENTIRE TRIP IS BEYOND ME. THIS IS WORTH WAY MORE THEN 15% OF OUR MONEY BACK. DON’T RECOMMEND if you are looking for an ethical company to rent from. They only care about money.
