May 23rd 2025 we took possession of the apartment Within 2 days of moving in the air conditioning stopped cooling the apartment They came here to fix the problem. Complaint Against Vizcaya Villas (Symphony Residential)I am filing this complaint against Vizcaya Villas in *******, **, owned by Symphony Residential, due to severe neglect of maintenance issues, lack of proper communication, and unsafe living conditions.Despite multiple maintenance requests, serious problems remain unresolved, including mold in the ** unit and vents, a deteriorating bathroom ceiling, unsafe flooring, and poor exterior lighting. These issues create a hazardous environment, especially as I am pregnant.Additionally, maintenance has repeatedly entered my unit without proper notice, forcing me to install a door bolt and a Ring camera for security. Most recently, a worker attempted to enter at 8 AM without prior notification.I have formally requested lease termination due to these unresolved issues, yet management continues to delay responses while suddenly attempting to schedule repairs after months of inaction. I have been ignored via email and SMS, making it clear that they are avoiding accountability.This level of negligence is unacceptable, and I urge the BBB to investigate Symphony Residentials handling of tenant concerns. I am rejecting this response because: this is a lie!!! I literally change my plans and rearrange my work schedule to allow them access. Additionally, I have filed multiple requests for maintenance dating back to last year for these repairs and they have gone unanswered. This week they "fixed the ac unit" but i am attaching images of the visible mold before and after the work was "completed ".
I Am only able to upload 5 documents but I have all the evidence and proof of this neglect and can email it to whomever I need to email it to.

I recently had to vacate the property and end my lease agreement short because the management continues to disregard my requests for maintenance and repairs. I am rejecting this response because:
it is completely false. The maintenance would enter my premise unannounced causing me to purchase a chain and bolt because they would not even knovk and enter before 9am (i was sleeping or in underwear because i was not expecting them). This caused me to reach out to management and complain and request to he notified beforehand. However, they continued to come unannounced, ex over the Christmas holiday while I was at my parents home, they didn't even leave a note to let me know they where there... they just entered without prior notice and without notifying me after. I only noticed because a light was off I had left on.
I made several requests in January when I found out I was pregnant, and no one called or attempted to fix the issues until llmid to late April when I advised I would be leaving and needed to end my lease as per the lack of acknowledgement of the severity of the health concerns in the apartment. When I left I even sent them a video of the floor they claimed to have fixed... the floor I fell thru while packing my belongings.

On August 9, 2024, I received a letter from Symphony Builders via email that my application could not be accepted which indicated that my application was not approved. At the time the application was made I paid a total of $400 (appilcation fee - $75 and administration fee $325). According to the information posted on company's website under apply now I would be entitled to a refund. The refund would be less the application fee ($75.00) and a service fee ($10.00).The first contact made to Symphony Builders via telephone I spoke to **** and he asked me to send proof of the denial letter via email and this was done.Since then I have made numerous phone calls and on two of those occasions I was told that the refund was approved and I would see it in my account. Lived at this place almost 4 yrs . When they refused to let me continue month to month I didnt want to sign the lease I told them I would move it started a whole problem . It started with them blocking access for me to pay my last month of rent online In which I ended pay in person . The late fee was supposed to be removed yet it never was. Now its time for me to move I go above and beyond to have the place spotless so I could receive my deposit back now they make a whole issue for months about that. Racking up all kind of crazy charges yet Ive moved out the property months prior. Theyre still charging me for rent four months after moving. I finally get a letter about my deposit. They have these crazy charges to where of course theyre going to take the deposit but now only are you gonna take the deposit I owe you over $5000 and I have video proof that the place was left spotless you wrecked up fraudulent charges just so you dont have to give me my deposit back yet Ive been calling these people for months no answer no return emails only to get this whopping bill in the mail.Business Response

SYMPHONY is been trying impose to claim supposed damages to property late notice fee when I summitted the request ahead of time, also pretending to charge for damages to property when the apartment was full of issues and water damages to bathroom and ceilings since we moved in. we requested multiple times for the to come and take care of this problems and until the date we left the property symphony never fix anything, they also never sent employee in their behalf to have the property inspected with us being there present the date we vacated the property, nobody never showed up. also they fraudulently processed the claim notice, when we signed the closing documents the date we handled the keys we provided the new address for us to receive any information related to the closure of the contract and also to have the security deposit checks sent. attached below is the copy of the claim that shows the NOTICE TO IMPOSE CLAIM was sent to the address of the property we moved out from. with the apparent intention of us not to receive the notice giving them time to proceed with further legal actions. this has been affecting our lives and impacting our credit report making it extremely difficult to have any new lease approved. please I have been seeking for help in this matter to have this situation resolved.Business Response

I am rejecting this response because: i was never under an eviction, i notified the office about vacating the apartment a month in advance, the last month rent was paid for the amount of $1445.08. property was left in good conditions cleaned. the apartment was vacated on august 30th, nobody showed to do a walk around at the property. i had to go personally to the office to hand the keys and sign the form. i even requested maintenance on the portal because we had grey water leaking from the ceiling of the bathtub from the second floor even until the last day we left the issue was not addressed. definitely the property is unattended.

Please help with the lack of resolution to several maintenance issues in my apartment at *********** Apartment complex, which is managed by Symphony Residential Corporation. I moved into Apartment # *** on May 16th, 2024, and as I was advised, promptly reported the apt. issues to *******, the leasing agent: The main door hits the floor when opens, Water running in the second bathroom and a big leak in the laundry room area. The bathroom and leak issues were fixed. However, the problem with the main door hitting the floor still remains unresolved despite multiple reports over the past two months. Being both a safety hazard and an inconvenience. I reported that my microwave stopped working several weeks ago. After all requests (attached) this problem has yet to be addressed. The delay in resolving these maintenance issues is unacceptable and does not align with the contractual agreement I received into upon signing the lease, which clearly states that Symphony Residential Corporation is responsible for promptly addressing and rectifying such matters. Yesterday I visited again the leasing office, the new leasing agent was rude and dismissive, failing to acknowledge my previous service requests or address me appropriately. She, in a dismissive and condescending manner called me ****** instead of *******************. This lack of professionalism does not reflect the standard of customer service I expected. She told me to contact a maintenance company directly for service requests, contrary to the contractual agreement. I have called several times and nobody answer. Symphony Residential Corporation advertises that such services are included in our lease agreements. Hundred of complains and bad reviews such as the pool purportedly been under repair since Covid-19 pandemic, yet Symphony Residential Corporation continues to advertise it as a "Sparkling Pool." All necessary repairs have been addressed promptly. Maintenance is managed by our maintenance department, not the leasing office. The microwave was beyond repair, so a new one was provided to the tenant. Since we do not keep new microwaves in stock, the replacement had to be ordered. On October 30th,2023 I put in a notice to vacate from my apartment on November 30th, 2023 at *********** in ************* which is owned by Symphony Residential. I went to the office on November 30th to ask when the keys had to be returned. I was then told by ********************************* that I needed to return them to her by 5:30pm. So at 4:45pm I was finished and went to return my keys. The lights in the office were off, her car was gone, she had left EARLY. I have video evidence with time stamps, phone calls to the office time stamped, emails time stamped cause Im not about to be penalized for her leaving early. So I went into the office this morning December 1st, 2023 and spoke with her asking why she had left early and she is denying it. So I showed her the videos with the time stamps and you could see she was shaken up by it but yet still denying she left early. I sat outside of the office recording the whole time up until 6 oclock when it says their office is closed cause I knew she wasnt supposed to leave early but wont confess to it. Ive lived here 2.5 years, rent always on time, but maintenance is never performed when you put in requests and I still stayed and paid on time. Nobody can give me a definite answer as to if Im going to be charged a whole month or not. But this is insane, all of their reviews online are horrible and nothing is ever done. I dont know where else to go for answers at this point. I have full video evidence to support what Im saying.
