Ocean Landings Resort has been nothing but a frustration. They keep referring me to someone who is supposed to help cancel my timeshare, but I havent been able to contact them after months of trying. It feels like theyre intentionally making this process as difficult as possible. Meanwhile, they seem more interested in convincing me to stay in some rental program. I dont want to rent. I want out of this timeshare. Im no longer traveling, and my taxes could be put toward something more helpful. The lack of assistance and stringing me along is unacceptable. Im asking Ocean Landings Resort to take responsibility and cancel my timeshare. This shouldnt be this hard.Business Response

Ms. ******* has requested that we place her unit in the rental pool every year for the last 5 years. We have accommodated her request and she has received the income from these rentals,
We also have on record that on 03/28/25 she spoke to an employee in our accounting department stating she wants to sell her unit and has not been able to reach someone in sales to assist her. She told the employee that until can sell her unit, wishes to keep it in the rental pool until she is able to sell it. I have contacted real estate agent and asked them to reach out to her, although there is no guarantee that they can assist her with the sale of her unit as we may not have a buyer interested in her unit/week. Ms. ******* is the owner of the unit and is ultimately responsible for finding a buyer.
Ocean Landings cannot cancel Ms. ********* timeshare, it is a deeded property that she purchased from another owner in 2002.

I am rejecting this response because: "Thats not how things turned out. **** found a potential buyer for our units, but that fell through. In the meantime, I reached out to the agent **** recommended, but she backed out because she lives 400 miles away I can only assume because she never responded to me. At no point did we claim to have found another buyer on our own, nor were we informed that a new buyer had been confirmed. We also never declined to let this new buyer take over. We even offered to pay $1,000 per unit to cover the transfer fees. That being said, if any opportunity to escape this situation had arisen, we would have seized it without hesitation. I dont understand why **** didn't continue to assist me. He stated in writing, "I can't help you," after the realtor he referred us to decided not to proceed. He had a significant opportunity at stake, and I dont see why he would walk away from my $3,000 gift associated with the sale of the condos, not to mention the potential profit from a triple sale. The recent comments about "everyone having to sign the sale papers" seem misplaced, as I am the sole owner of all three units along with *** ****. I would have no issue with splitting the paperwork and selling just one unit at a time if it would be quicker that way. While ****** ****-******** and ****** ****-******** did not sign the paperwork, their names are listed as owners, so they would have access to the process. They have no objections to moving forward with getting rid of this ownership and would agree to sign off if necessary."
** **** at the Association, and he and his team have not found a buyer for even one of these condos. We have been trying for a year or more.We have agreed to give away 1,2 or 3 of the condos, with the addition of a bonus of $3000.We did happen on a real estate agent who seemed interested at first to help, but she lives 400 miles from the condos, and quit us very quickly.We do not want any money to exit the three contracts. We just want to be relieved of the fees for maintenance, which are costing a total of ***** per year. ******* is just too far away, and not our taste. The problem is magnified by health issues here, as neither of us is still working.

Dear *** ****************** are sorry to hear that you are finding your timeshare units at our resort unsatisfactory. Per the Board of Directors, you are unable to deed the ********* units to the Association as it places the burden of your maintenance fees onto the other timeshare owners. Our office does not provide services in selling the owner weeks, you as the owner are responsible for selling your weeks.
You mentioned you worked with **** ****, the individual in charge of selling our foreclosed units, in attempting to sell your three weeks without any success. We contacted *** **** who states that the information is not correct. *** **** mentioned he had acquired a buyer for your timeshare units and that you were not satisfied with the details of the sale, therefore you informed **** that you declined the sale and had hired another realtor to take over selling your timeshare units. **** also informed you that there are currently three owners listed on the deed to your timeshare units and all owners have to be in agreement to sell and everyones signature is ************ did not agree with this information and *** **** decided not to proceed with the contract to sell your timeshare weeks.
The fees associated to your timeshare units are billed annually, not quarterly. The total amount paid this year for your three timeshare units totaled to $1,369.24 which included a $25 late fee per week.
The maintenance fees for your timeshare are due regardless of use. Our records indicate that all three weeks have almost always been used throughout the years since they were purchased. The usage was not directly through our resort but with the exchange company where you deposited your weeks and ********************** provided you with another week at another timeshare of your choosing.You may contact **** **** at ************** or by email at **************************************** if you would still like assistance in selling your timeshare; however, keep in mind that all owners listed on the deed have to sign the contract agreeing to continue with the sale.

Dear Mr. ********************** apologize if there is any confusion on your side; however,your most recent response is not accurate. We spoke with **** **** regarding your statement, and he verified that the information provided is not true. **** would not recommend another realtor to sell your timeshare units as he makes commission in selling your weeks and it would not benefit him at all to give the work to another realtor. Mr. **** also mentioned that you indeed offered to give the buyer that **** found $1,000 per unit to take it off your hands; however, when **** and the buyer agreed to proceed with your offer, you backed tracked on your offer and stated you had a realtor that would take it off your hands.
As mentioned in our previous response, **** told you that all the owners listed on the deed have to be in agreement to sale and sign the paperwork to which you refused to believe. You are not the sole owner per the deed that is recorded with the Brevard Clerk of ********************** The recorded deed lists 4 names to which per the county are the current owners to the timeshare units. All 4 owners have equal rights and responsibilities to the timeshare.
We would like to offer contacting **** **** to see if he is able to assist you with the sale of your timeshare units once again at *********************** or by phone at *************. It is the owners responsibility to sell their own timeshare units;however, Mr. **** is willing to work with owners in selling their timeshare units and his income is based on the commission of that sale.

Dear Mr. ****************** this point, there is nothing we can do to assist you. It looks like your dispute is with the broker **** **** and the sales contract between you two. Dear Mr. ******************* apologize if you felt that there was miscommunication in your attempt to sell your timeshare. Our office does not provide services with selling the owners timeshare units; however, we work with **** **** to sell our foreclosed units, and Mr. **** can sometimes assist owners with the sale of their own timeshare. We contacted **** regarding this situation, and he stated that there are no records of being contacted previously in attempts to selling your timeshare. We also do not have any records of our office not providing assistance with information you requested. In regard to your request for a refund, we are unable to fulfill the request. The maintenance fees that have been paid towards your deeded timeshare are non-refundable per Florida statute.

This ownership has become a financial and emotional burden, and I feel your organization has made it increasingly difficult to resolve.
When I purchased my timeshare in 1988, the terms were clear: after 25 years, the resort would be sold, and proceeds distributed among owners. That promise was disregarded under new management, and the deed was converted into a perpetuity arrangement without my consent. Over the years, additional restrictions and rising maintenance fees (including hurricane assessments) have only worsened the situation, while the resort has visibly deteriorated.
I am asking the company to reconsider its stance and take back my timeshare. The financial strain and broken promises have made it impossible to continue. I urge you to provide a fair resolution. Thank you for your time and understanding.

I am writing to express my deep dissatisfaction with the service my family and I received at Ocean Landings Resort, where we were subjected to high-pressure sales tactics and manipulative behavior during a timeshare presentation.Despite our repeated expressions of concern regarding our ability to afford the payments, our worries were dismissed and we were instead presented with more "deals". It seemed as though our financial wellbeing was disregarded and we were treated merely as a number, rather than valued customers.When we attempted to seek clarification on the information provided, we were met with unclear and unsatisfactory responses. The sales representatives failed to provide any meaningful assistance, adding to our confusion and distress. The entire process felt rushed and intentionally designed to leave us uncertain and pressured into making a ***** decision.We have since been trying to cancel this timeshare, but the process has been unnecessarily challenging and has caused us significant distress. We feel that we were misled and treated unfairly, which is why we are now seeking your intervention.We hope that by bringing this to your attention, no other customers will have to experience the same level of dissatisfaction and disappointment that we have. We have responded to the complainants previous correspondence answering each concern expressed and providing information on how their timeshare was purchased along with a copy of the recorded deed for their ownership. We explained that the timeshare was not purchased from the Association directly, but from an individual owner as can be seen on the deed. We do not get involved in between private sales of the timeshare. Unfortunately, anything said at the time of the purchase was not from our sales office. We also mentioned that the ***** of ********* for the Association does not take deed backs from the owners at this time. In order to remove themselves from the ownership of the timeshare, the timeshare would have to be sold or transferred to another individual willing to take over. Unfortunately, I am unable to offer the complainant a satisfactory solution due to the reasons stated above.
