Wouldn't recommend. They try make you jump through hoops to get any thing done. My personal experience with this company has been a nightmare.

They boast using your own contractor but what they fail to tell you is they will find any excuse not to cover the work after the contractor is already onsite! We had 2 major appliances break during our 1 year warranty and they claimed they could not confirm maintenance was kept up by the former owner (Mind you the house was only 4 years old) so would not cover one and the other they claimed it was not a major appliance (Stand Alone Ice Maker installed in a kitchen). Thank goodness we did not try to claim the roof damage we found. I shared with our realtor the experience so hopefully they will not recommend them to other buyers moving forward. What a disappointment and waste of both time and money.

Worthless and a rip off it’s the company my realtor said they use clearly they haven’t looked into this company! They make it sound so easy but it’s not at all! Looking at all the other reviews I’m sure my claim will be denied like everyone else’s. So if you’re in the market to buy a home I advise you to get a different home warranty company! The one star is to much they don’t deserve a half one in my book

My warranty came with my house purchase and in hind site I would've rather had the money spent on this unless company go toward my down-payment. My issue was with my central air unit, it was working fine then had issues with a coil restriction, this company denied my claim on the grounds of improper installation?! What?! Home warranties look great on paper but be careful who you choose. Donate 500$ to charity instead of this usless company.

This warranty company will find a way to deny your claim. I received this warranty company when I purchased a home, if I had to pay for this company that would be a big NO. Not worth the paper it’s written on and they put the contractors through hell, no wonder contractors what nothing to do with a warranty company. It’s all handled from a call center who are very hard to understand and they ask the stupidest questions I’ve ever seen. Beware don’t purchase this company, you are throwing your money out the window.

Achosa used to be a better company than what it is now. They recently declined my claim which was as simple As a water leak due to normal wear and tear of a pipe. It was to be accessed from the ceiling of the first floor to repair. The repairperson had limited English proficiency and used a word installation during the diagnosis call along with many other explanations. The brief hold (drama) was then told as a discussion with someone at the other end. The claim was denied. We explained again and again that why we are being denied and they kept repeating the same. You need to know pro jargons when you are talking with these folks as they are bot for common people. I felt I was cheated and that too for just a couple hundred dollar claim.

I got this home warranty when I bought my home in August, since then Ive needed to use them twice and they rejected both claims. First they wouldnt cover getting my plugged AC drain repaired. The plugged drain had caused damage to my Sheetrock due to the drain pan overflowing. They said they dont cover drainsThen I had broken water lines during a freeze. 2 hose bibs were broken right were it came out of the brick and the plumbers had to cut Sheetrock from the inside to reach it. But they wouldnt cover because they dont cover anything thats not in the houses slab

Please avoid this home warranty company. Their coverages are very limited compared to other companies and no one can explain anything to you. As well for the price you pay you can go with one of the better more well known companies for cheaper. And the other companies provide far better coverage without the runaround.

They are not up front on what the process to file a claim is or if theyll cover it (though they share a graphic beforehand, its very inaccurate, which is sneaky), leading to wasted time and money. They told us on the phone that theyd cover an issue with our washer/dryer. Then, they told us to get a diagnostic test and recommended a company. Turned out that they didnt take the report from that company, so that was a wasted $150 that they were supposed to reimburse us for originally. Then, we got a different company to do the diagnostic test. Another $150 (again, theyre supposed to reimburse for a diagnostic test). Then, that report went through but they claimed we didnt have the documents to get a reimbursement at all. Why not tell us this at the beginning before we spent $300 on diagnostic tests for that you instructed us to do? Why take on a warranty with us if we could never qualify for it in the first place? They could have been up front and told us what sorts of documents they would need, that doesnt even change. But they didnt, and we wasted money on these tests they told us to do, in addition to paying for a warranty we didnt even qualify for.
