      I rented an apartment, have paid on time. During the Hurricane of last October we lost our home. The roof of our apartment flew off due to the hurricane. The damage caused us to move to another apartment provided by Carlton Arms. They gave us a run down apartment to move in to since our apartment was damaged . We didnt have a choice as to what apartment we moved in to . During that traumatic event the landlord took advantage and made us sign another lease for the new apartment that was in a horrible condition due to the age of the building. They spay bath tubs inessential of renovating them . The new lease was until our previous lease expired and or if they renovate the previous apt on time .Whe we moved we noticed the state of the apartment given to us . The carpet was old , the cabinets were broken . The ac was broken but due to the stage of our lives having to have lost everything we just moved ****** that I have already moved out after paying all my fees and have had such a horrible experience with the administration, now they have called me and have sent me to collections whithoit any letter or notification. They have also charged me for the old carpet for two bedrooms over $300 . We returned the apartment t the same way it was given to us. We only lived there for 4 months and now they are saying the carpet is stained . When clearly is old because it was old when we moved in .How can such a company take advantage of a veteran woman who ha paid on time and has followed the law. They called me a month later asking for money.

      Hello,

      I am receipt of your complaint regarding move out charges for apartment 3035B.  I reviewed the pictures provided, and unfortunately, the unit does warrant carpet replacement.  There were multiple stains throughout.  I reviewed the pictures from the previous resident and there was no evidence of stains prior to you moving in.  Upon moving in, did you take any pictures or put anything in writing advising the office of your concerns regarding the condition of your unit?   If so, I am happy to review those and make an adjustment, if warranted. Please understand that during Hurricane ******, we offered all residents affected by the Hurricane the option to terminate their lease without any penalty or to transfer to another unit temporarily until their apartment was ready.  Upon, completion each resident had first right of refusal if they wanted to move back to their old apartment.  With your prior apartment inhabitable management did their best during a natural disaster to help all those who were displaced rather than just terminating your lease.

      Your account has not been sent to collections, yet.  A representative from our office gave you an option to set up a payment plan to avoid your account being turned over for collections.  This is not required, but as a courtesy we offer this option, so your credit is not impacted while you pay off your balance.  If you have further questions, you are welcome to reach out to me.

      I had been dealing with AC issues at my apartment for 2 months and didn't receive any kind of resolution until I emailed one of the managers asking for compensation. I called in every couple of days just for someone to come out, do a "band-aid" type repair, and not actually fix the issue. Once I asked for compensation, that's when my AC was finally fixed, and they offered me a measly $100 for suffering for the past 2 months in the Florida heat with my young daughter. I spoke with corporate the other day and they brought the offer up by $50 which is still not nearly enough. At the very least, $500 should be fair for what I have been through the past few months though if they really wanted to make things right, they would reimburse at least one month's rent since my apartment was not up to a livable standard. They won't budge and refuse to give me fair reimbursement so I'm coming here for some resolution.

      Upon receiving the email from ************* ********** followed up with her on how her a/c was cooling.  When my Supervisor left her apartment it was cooling at 75 degrees.  I reviewed her work orders in the last year which indicated the following:

      6/27/24: ac not cooling 78 in house got up to 80 last night paged tech last night with no response continues problem on going
      Maintenance added freon,clean coils, changed filter, sealed around the plenum.  When the Supervisor left it was cooling out of the vent properly, as well as, actual temp cooling at 75 degrees
      5/11/24:  Thermostat is set at 70 degrees but it is 76 degrees in the home.
      Maintenance changed out filter and vacuumed out a/c line.
      4/20/24:  I need my ac filter changed and the Freon checked in my unit. My ac reached 78 degrees yesterday and had to spend the night at my boyfriends house
      Maintenance replaced filter and added Freon.

      ****** indicated that her apartment was not habitable per FL Statute, failure to keep the apartment below 80F could be considered a violation of this statute, as it directly impacts the livability of the unit.  There was only one work order in the last year that references that it got up to 80 degrees.  As indicated above, my supervisor went to your apartment and made the necessary repairs which had the a/c running at 75 degrees when he left.  ********** has fixed every issue when brought to our attention. 

      The work order dated 5/11,the unit was cooling at 76 degrees well below 80 degrees, so the apartment is nowhere close to inhabitable.  Unfortunately, the outside temperature is the 90s depending on what time of day and what her temp is set at could determine how long it will take to drop or if it can even get to that desired temperature.  Typically, there is about a 15 degree difference between what is outside vs inside in these units, so for example if its 92 degrees outside in the middle of the day the coolest you may be able to get your apartment is 77 degrees.  As the sun goes down it will work more efficiently because the outside temperature will drop.

      Any time ****** has called in a work order, we have addressed the issue and got it working.  Unfortunately, with any electrical component, there may be times the unit may need to troubleshooted if it is not working. Also, a lot of variables can contribute to the actual temperature such as her unit having direct sunlight.  Simply closing her blinds during the heat of day can help drop the temperature which was recommended.    As an extra precaution, management even sent the outside HVAC contractor who installed her unit to come out and inspect the unit to ensure it was working properly.

      Due to the inconvenience, management offered her a $150 credit, but at this time no additional compensation will be offered as her HVAC unit is working properly.

      Temperature inside apartment reaching upwards to 83 degrees during day with A/C running. Multiple attempts to request repair to leasing office, maintenance director, and corporate (owners). Current response from maintenance "The A/C is running fine". A/C still not keeping up. Called corporate for assistance. No response as of the time of this complaint.
