      Freedom Mortgage lost my roof replacement check December 2022. h has now received it September 2023. STILL HAS it in their possession collecting INTEREST on my money that is to repair my roof; They holds it for weeks on end before signing it, SPOKE to my husband about the correct address to mail the check to (our personal one on October 20, 2023; harrasses ******************** adjuster **** and company for documents saying they had to verify the address it was for: THAT IS ON THE CHECK because I WROTE IT THERE; and more documents that they already have in their possession; AND STILL SAY it will take until 22 November before they mail it out!!!!!!!!!!!!!!!!!! I sent the following email to them 11.16.2023: PUT my check IN THE MAIL FRIDAY, 11.17.2023 NOW NOW NOW NOW NOW NOW NOW NOW WE HAVE FIVE (5) YES FIVE houses ------ THANK GOD three of them are not financed with this DISASTER of a company. State Farm should not have sold BOTH of their (MY) mortgages to you !!!!!!!!!!!!!!!!!State Farm and myself, and my husband should not have to go through this NONSENSE of WEEKS and weeks and weeks ----- actually ONE YEAR of this back and forth: TRULY INSANITY!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!       I was making 2 half payments every month for a full mortgage payment and they went ahead and took a full payment from me on November 10th. I had not authorized a full payment or scheduled any payment to be made that day or that amount. I didn't have the funds in my account to cover full payment based on when I get paid so I made 2 half payments every month but I ended up going negative in my bank account. They were going to give me a half payment back that was a principal payment. I've been told 2 different dates on when I was gonna receive that payment. I was told the 15th and and 17th of November and still haven't gotten my money. Bills still need to be paid since the 10th I've had 7 overdraft charges of $35 each. I was told that Wednesday November 22th I would receive my payment after talking to 3 different officers and 2 managers each had different excuses on why my payment wasn't returned to me

      We have been with this company a couple years. We signed up for bi- *************** right away. No problems until now. We get a bill staying We are a month behind. So I make the phone call and ask how can that be when we have auto pay bi - weekly and it's always taken from our account. She looks into it it and says it looks like half a payment was put on the principal instead of the payment. Then basically says we did it. Well how did we do it when it automatically comes out of our account.. she precedes to reverse it and put it towards the payment like it was suppose to be . Then I ask her what about the other half of the payment? She did not know what she was talking about one bit. So I have to wait 24 hours for it to be updated. It did say she took off half of the payment ,but we still owed the other half. And she took the late fees off. Which we should not owe anything. Now it is saying we owe a whole payment again minus the late fees. This kind of thing should not be happening at all when you have auto pay and the money is always taken out. This needs to be looked into.

      I am rejecting this response because: After going through me loan since the beginning, there is no reason we should ever be behind. We paid a month plus the 2 bi Weekly payments in the same month cause I was told I had too to be on bi weekly. Never has my bi weekly payment not come out of my checking account. It seems they are taking out 3 bi weekly principal payments a year , that is one full payment and a half. I always thought it was 2 tops being you get paid 3 times a month 2 times a year? That would be 2 bi weekly payments a year. It has nothing to do with anything that happened Nov 17th. It was before that where they messed up my payments . There is 2 principal payments one in August and another in September. 2 in a row? How does this even happen? When my escrow was short they redid my payment that started Aug. Well it was not applied to one of my Aug bi weekly payments. So the payment was ***** or so short. I never got a letter or anything stating that so that is where it all started. Then they just added principal payments instead of to monthly payments.i have since talked to 3 people. The second lady had me pay the ***** to bring it up to date and did reversals on one of the principal payments. We'll I called back again because it is showing I owe for December yet. There is no way , it should be all paid already. She said to wait to the 4th of December to make they they got it fixed. Well I should not have to wait until then. My account should always be ahead doing auto pay bi- weekly payments from the beginning. I would like someone to go through my loan since day one like I did and make sure it is fixed. And also I don't think 3 of my bi weekly payments should be going to the principal a year. It should be 2. December should already be paid for.

      Your account is not past due.  The next payment due is January 1, 2024.  Freedom Mortgage corrected your partial payment that was initially applied towards the principal of your loan instead of your monthly payment.  No late fees were charged or negative credit reporting.

      As of December 4, 2023, your request to cancel the automatic ACH debits to your account has been received and processed by Freedom Mortgage Corporation.  Going forward, you will need to make your monthly payment by another method as Freedom Mortgage will no longer automatically draft your monthly payment via ACH per your request.  Please submit future payments to the following address and be sure to include your loan number with your payment.  Or you may make your payment through our automated system by calling ************.

      Freedom mortgage increases monthly bill due to unethical escrow practices and don't make it easy to cancel escrow or alter. They pay then project then say an extra 2k is required for cushion and increase. Every year. I would rather pay insurance directly and remove their involvement but they make it extremely difficult to impossible. They time their review right after issuing the payment so of course their isn't going to be enough money to pay the next year. It's a repeating occurrence. My insurance went down by thousands of dollars and nothing went up, yet they increased my payments again due to their procedures. If I could get away from this company I would. I just want the escrow account closed and paid to me and I will pay insurance and taxes directly. They say it can be cancelled with a letter, but I have received no response and no one can respond with anything meaningful when I explain the pattern and error in their calculations. The account is Never in the negative yet they increased my monthly bills every year.

      We were originally with a different lender for our mortgage; however, they were bought out and our account was given to *********************************************. Freedom mortgage gave us the wrong information for the allotments to be sent to. Instead of payments, it was routed to Payoff instead. My husband has been going back and forth between with the mortgage company, without any resolution. He has now had to pay the mortgage from personal funds to get us caught **. In 4 months, over $17,000 has been sent to them between the allotment and his own money. I have spoken with the mortgage company, and they say they have to search for the money. We are going on 4 months of being put in a financial bind. I am not sure how they claim they do not know where our money is. They provided our loan, account routing number, etc. ************* ever! STAY FAR AWAY FROM THIS COMPANY!!!

      We have reviewed your complaint in which you express concerns regarding your military
      allotment payments in the amount of $ ******* and your refund request of $11,548.50.


      After researching your complaint, we can confirm that we have located two payments in the
      amount of ******* that were sent on September 29, 2023 for your October 2023 payment and on
      November 1, 2023 for your November 2023 payment. These payments were applied to your loan
      on November 20, 2023 and paid the loan ahead to the January 1, **** due date.

      Accordingly, we have reversed the one payment you are paid ahead and issued a refund of $3849.50.

      The check will be mailed to you under separate cover to the mailing address above. We are unable to refund 

       the other payment without making your loan delinquent and potentially causing harm to your credit

      report. We are also unable to locate the payment you claim to have made for September at the end
      of August. To date, we have only received trace numbers for the payments below.

      Please provide the trace number for the August 26th payment so that we may research this matter further.

      I am rejecting this response because: I did your job for you. I found the trace numbers through your Freedom Mortgage ********************** They could only see the past two months. I called your company and provided you with those trace numbers. Instead of calling us to discussed you finding the payments, we requested to be reimbursed, you applied it to our loan. Freedom Mortgage is trash and not helpful at all. You're reply is as if you actually out in work to find the issue. Your staff provided usbwith the wrong information. Instead of jumping to fix it, you have made it harder. September payment better be found, it is not my responsibility to do your job. Look at your ratings on here, they are horrible. We have the ********** of ********************** handling it now. If our credit is affected fornyour negligence then we will proceed other avenues with your company.

      On 11-9-2023, I received a letter threatening home foreclosure on my VA backed home loan with the listed mortgager (Freedom Mortgage). I immediately called them and was told I was short on an escrow increase in the amount of $169.98. The total was somewhere between $550-600, but as I paid both the October, and November payments on time the company took the amount of difference owed out of the Oct/Nov payments. I immediately paid the amount due, apologized and explained that I had not received a notice of escrow increase. I had only received the letter of foreclosure action on Nov. 9th, and paid it that day. A derogatory credit (late payment) was placed on my PERFECT credit rating (in excess of 800). I asked to speak to a manager to explain the delay in payment, but was told I had to file a message online in their system to the credit ***** I did that, that day - but - I was restricted to the length of the ***************** explain it all to their ***** I explained in general what happened and asked for a phone call so I could explain the circumstances. They wont call you back. They ended up denying my request to remove the late payment to credit bureaus. I have never had a late payment, with 2 loans to this company. I filed a report to the ************************ but am not sure that they can do much. I looked online and noticed several complaints with this lender. I would like to have the late payment removed, as my credit score, after being notified by 2 lenders/institutions I have a good rapport with that my credit score dropped to 723 (about 100 points) as of yesterday due to this late report with a mortgage lender. I havent been able to explain to the company that they relied solely on technology (email) that is NO guarantee that the senders message is received (as it went to my junk mail). I responded the *** I discovered the payment issue, and promptly took care of it. I called another mortgage representative (general call center) today and was told denied it.

      Freedom Mortgage Corporation along with their foreclosure attorney, ****************************************************************************************, has violated many aspects of the Fair Debt Collection Practices Act, including the nonjudicial foreclosure sale of my mother's (**************************) on September 5th, 2023, which was facilitated by *********************** **************** I requested documents from Freedom Mortgage Corporation on July 6th, 2022, which were never provided. I submitted civil lawsuits against Freedom Mortgage Corporation and **************************************************************************************** to the ************* District Court, Southern *******, ******* Division. ************************* dismissals of 1:22-cv-154 and 1:23-cv-0008 were done with prejudiced, bias, partiality, lacked integrity and neutrality and when I pointed out how his responses to my submissions with supporting evidence were in conflict to *************************** and ********* Judicial ************************** they supported his decisions. ********************************* financial influenced ************************* and ************************** regarding 1:22-cv-154 and *********************** financially influenced ************************* and ************************** regarding 1:23-cv-0008. ************************* and ************************** both have violated Federal Judicial Ethical Canons One and Three and Violated ******* Judicial Ethical Canons One and Two, by allowing ********************************* (1:22-cv-154) and *********************** (1:23-cv-0008) to financially influence him.

      I am rejecting this response because:  **************************************************************************************** was the foreclosure attorney for their client, Freedom Mortgage Company, for civil case 1:22-cv-154 of ***************** District Court, Southern *******, ******* Division.  For 1:22-cv-154, I stated that Freedom Mortgage Company failed to provide the file, accounting, ledger and transactional history of the account, as requested on July 6, 2022.  They are lying when they claim that they are unaware that their client failed to provide the file, accounting, ledger and transactional per my request.  **************************************************************************************** falsely claims that they did not violate the Fair Debt Collection Practices Act.  ************************* lies on behalf of Freedom Mortgage Corporation (1:22-cv-154) and **************************************************************************************** (1:23-cv-0008), which is clearly an admission of guilt, because they ran from a fair fight in the court of law.**************************************************************************************** acknowledges the Fair Debt Collection Practices Act, however violates this Federal Law.  Their client, Freedom Mortgage Corporation,pursuant to 12 CFR 226.21(b), needs to refund the credit balance of $72,298 per request, pursuant to 12 CFR 226.21(c).

      To briefly summarize, my husband was in a traumatic accident in August of 2022 and has incurred ongoing medical issues. Since the accident, I have prioritized paying my mortgage while balancing two school aged children and a severely injured husband on a sudden one-income household. However, this changed this August when an unexpected medical issue occurred and my husband was once again in the hospital. Unfortunately, the accident, my presence needed at both a hospital and with my children, and the burden of another financial blow caught up with me, and I made my August 1st payment on September 5th, which caused it to be over 30 days. Unable to keep up with correspondence, I finally reached out to try to explain the situation after the late payment posted to my credit report. This had a detrimental impact on my credit, and, ultimately, my family. I offered to provide medical documentation a number of times. Instead of listening to me, they continued to give me the canned response that they had to report accurate information to the credit agencies and couldn't remove the ***** even though the credit agencies had told me they could. After going back and forth, I asked the following questions: First, how is requesting to remove a report due to extending ***** for a medical situation false or inaccurate unless you are simply refusing to extend that *****, even though I have offered multiple times to provide medical documentation as proof?Second, if you state that you will not extend that *****, are you also stating that you have refused to extend ***** to any of your clients and have always maintained a late report on all clients? From there, I was ignored for over two weeks. Finally, I reached out again yesterday, and I asked for a response to those two questions. Today, I received the same canned response about the reporting. They refuse to acknowledge my payment history, the medical and financial situation, and have shown nothing but apathy.

      My house in ******* was damaged during hurricane ***, we hired a lawyer and settle in Jun my check was mail to your ********************** and *********************** was assigned as my point of contact. We got everything started and received to checks to get our house repairs started. I have email her since 25 Sep, no reply. I called and setup the 2nd house inspection which was done on 31 Oct 23. I called the loss draft department today and she asked me who do you request the inspection with. I did everything over the phone on website, we are trying to get the final remaining money so we can finish with house repairs can someone please in the loss department in the management call me because this is getting ridiculous. Its like its your money but you dont want to release it for me to fix my house. We just want the money to be done with this ongoing headache.

      I bought a house in December of 2020. Since then, my mortgage has been sold to freedom mortgage. This company has sent me two short escrow analysis in the last 2 years. My mortgage has went up almost $100 in those two years. I have tried to contact someone through freedom mortgage five times. The first three hung up on me, the fourth person basically laughed at me and I told him I wanted to speak to his manager. Her name is ******* and apparently she had a meeting and couldn't reach out right then. So I said I guess that means I won't be getting a call. And sure enough she is still not called. They cannot give me a reason why I have an escrow sortage when my insurance has went down and my property taxes have only went up $60 annually. They are showing shortages like $630. I think they are stealing from people and people aren't standing up to them.
