      Moved into a rental property maintained by GPS realty and property management in August of 2019. My family lived there for four years without any issues between myself and the management company. Moved out in august of 2023 and have yet to receive any correspondence or return of my $1800 security deposit. I have made several attempts to get answers on what is going on and what is causing the delay, the office secretary *********************** just keeps advising me that ******************* is the only person that handles returning the security deposits. Tere has been included on all email communications and has yet to respond. I was told it was already mailed (advised them nothing has been received), then was asked for my direct deposit information which was given and still nothing. A final call was placed by both my husband and I today 11/30/23 at 10:47am, still no resolution ***** once again advised that it is the sole responsibility of Tere to resolve. I have attached all email correspondence that will show dates and times of the several communication attempts for resolution, **** has responded to none.

      Tere A****** will not respond to emails to correct issues we have brought to her attention.
      1. Tere has not provided the invoice for a water heater repair. The credit was issued to our account only after begging her to reply to emails to correct the amount due. Tere only did so after we contacted the owner of the property. After the credit was issued she started manipulating the resident portal website we use to pay rent. This is unethical of her to do so without discussing with us and responding to the questions we had about this.
      2. Tere has not replied to emails concerning charges she is adding to our monthly rent. She is adding and removing charges in the resident portal without notification.
      3. Tere has not provided any details concerning the lawn service being used and uploaded all invoices on the resident portal on April 3rd dating back to November. These amounts were included in the rental agreement. Also, an email was sent to her asking for details on this company. The invoices show no phone number for this company and we cannot find them online. Only an email address is listed on the invoice. I have tried to email the company but no response. This seems extra shady.
      4. Tere has not added to the resident portal nor provided me with the notes she took of issues we brought to her attention back in February.
      5. It seems Tere is trying to make up for her error by charging us for lawn maintenance.
      It has taken Tere months to reply and only when her hand is forced. We believe she has violated the rental agreement. I believe the ******* **** ****** ********** should be notified as well.
      6. I can upload documents but we are currently doing an analysis of all the additional charges Tere has added.

      Moved in to a rental property maintained by GPS realty and property management in September of 2020. I lived there for two years without any issues between my self and the management company. Moved out in august of 2022 and received a break down list of damages being charged towards my security deposit which added up to $1145. The list they provided listed damages that I noted, pictured and sent to them during my move in inspection and we're not caused during my stay. They will not respond and will not return my deposit even though I resent the proof that these damages.

      Good afternoon,

      I just received a letter in my post office box regarding a complaint dated 11/7, it is 11/18 and I have until 11/22 to respond.

      Nonetheless, I have entered our response here. My biggest concern is that I have alot of attachments and only have 10 slots to attach anything.

      Without any specific items, I am going to assume what they are disputing:

      1. The door frame in one of the bedrooms was repaired prior to their move in, however, it was in perfect working order. When the residents moved out of the home, the door frame was destroyed, see pictures attached.

      2. The other item that was addressed in their move in inspection was one screen panel, on the bottom of the patio door that was ripped. When they moved out there were many panels that needed to be repaired. These are not window screens, they are patio screens. We never expect the home to be delivered back in a superior condition, but yes, in the same condition (minus wear and tear). So 3 of the 4 broken screens were charged to the residents.

      3. There was a corner of a wall that was spackled but not painted. The residents throughout their tenancy, created a big dent where the corner had been repaired. Nonetheless, this was not charged to them. There is a small $250 charge for all the holes, paint that was ripped from the wall and removed texture, and repairs on other areas of the house that needed to be fixed. BUT, the corner that was spackled and further damaged by the resident was not charged to them. I would like to submit pictures of the paint/texture peeled off but do not have space on this online platform.

      Again, without any specificity, it is impossible to respond to a general complaint of this nature.
      I have also included here the notice to impose a claim on their deposit and only the picture of the door frame. I have many many pictures as supporting documentation, I just need a way to submit.

      I am actually quite surprised at this complaint, the house was not left in terrible condition, but it was not cared for as evidenced by all the broken blinds, broken kitchen formica that has a chunk missing (not charged), broken refrigerator doors/supports (not charged), the charges I passed on to them were extremely reasonable in lieu of what was not charged to them. And, any existing damage was also not charged to them.

      Please advise what next step is.

      Pictures attached are the same noted and attached in my "pre move in" inspection.

      The "repaired" door had about a one inch piece of random wood drilled into the existing frame and obviously was not a sufficient fix nor did it last. Had it been repaired correctly it wouldn't have been an issue.

      The dent shown mentioned is in second attachment from pre inspection

      The charge for missing fan cover in third attachment from pre move in

      Fourth and fifth attachments show damaged screens and patio door found during pre move in.

      The blinds were old and dry rotted. They did break during my time living at the home and were not replaced by me I would think normal wear and tear would apply under this circumstance as every time they were touched or used they were falling apart

      Unaware of any other damages that were charged to me or added on such as replacing toilet seat, drip pans, any other walls needing repaired other than ones pictured from before moving in or excessive cleaning charges as the cleanliness was the same or better as it was when I moved in.

      The last five pictures show the property condition at time of moving out. Have a lot of supporting info and pictures but limited space to add

      With the supporting pictures from my self and the written pre move in inspection added by the company that I wrote , I don't see how I'm responsible for fixing pre existing issues or how this even became a dispute.
