      I recently purchased a property lot #539 in the Bay Berry area. The experience is overwhelming as it is my first home. Nevertheless I was denied entry to my own property and lied to straight in the face by Justin (my salesman) about not having the key to it, when he allowed another newly acquiI want to report a mistreatment to me and my family by this salesman. I understand that I’m not too knowledgeable when it comes to buying a new house, but I expected more of ur builder as a brand name one in Delaware to treat ur customers better and little more professional.

      Access to the Home During Construction

      For safety and insurance reasons, we have a company-wide policy that does not allow homeowners or prospective buyers to access active construction sites without a Blenheim representative present. This policy is applied equally to all buyers and is strictly enforced for everyone’s protection.

      Pre-Settlement Review

      This review was posted on 6/21/25, approximately 2.5 weeks – 12 business days - before your settlement on 7/9/2025. At that stage, your home was not complete; our team was still actively working in your home on a daily basis. A substantial amount of finishing work occurs during this final stretch of construction. This review does not reflect an impression of the completed home as delivered at settlement.

      Items Completed By Settlement

      At your New Home Orientation on 6/20/2025, our Service Manager identified 37 warrantable punch-list items. Of these, 34 were resolved prior to settlement (as noted, much of our final completion work happens in those last few weeks).

      The remaining 3 were addressed post-settlement as a courtesy, even though they were beyond our construction standards, to ensure your satisfaction.

      Any items noted during your settlement-day walkthrough will be handled through our post-settlement warranty process (details below).

      For items requiring new materials, orders have been placed and work will be completed as soon as they arrive.

      Ongoing Commitment Through Warranty

      As part of our standard warranty process, you will be scheduled for a 30-day and 11-month post-settlement warranty inspection. These are designed to address normal post-settlement settling, issues that arise or any other homeowner questions or concerns. These will be managed by our Homeowner Care team.

      Blenheim Homes remains fully committed to addressing all warrantable items through our warranty program and we look forward to supporting you as you settle into your new home.

      Such an extremely disappointing process in working with them. I will say that while we absolutely love our home and the community, working with Blenheim has been one of the most frustrating things that my wife and I have had to deal with. This is our 3rd new build and have never had to follow up on so many action items only to get no response or a response weeks later.

      We are currently past our 1 year walkthrough phase attempting to get our requests fixed and the contractors they are sending out have absolutely no idea what they’re doing. We had the drywall folks come out over the course of past week and I had to tell them to leave just because they were actually making things worse. I’ve sent an email to Blenheim requesting to send out another company, but I have a feeling that it will be more of the same and they’ll continue to send out people who just want to rush through to get the work order signed so they can move to the next job.

      I should have noticed warning signs in the beginning whenever they wouldn’t allow for us to bring an inspector during our final walkthrough (never have been told this by other builders in the past).

      For what we spend on these homes, the quality just isn’t there and it shouldn’t take numerous emails and phone calls for things to get resolved.

      We apologize for the delay in responding and for any frustrations you have felt with our process.

      Our Homeowner Care Manager will reach out to you to discuss your concerns, any outstanding items and a plan to get those addressed.

      We absolutely encourage homeowners to engage with inspectors and submit a list to us – another review of the home is most welcome. We do require that this be done a few days prior to the New Home Orientation (i.e. the final walkthrough you reference) for 2 reasons:

      1. So that we can review the report itself during that final walkthrough and document necessary repairs before you move into your home.
      2. Because those inspection involve significant time where your inspector will share information that is pertinent to you as a homeowner, in the maintenance of your home, that our team does not need to be present for; and we need to be mindful of servicing our homes efficiently and effectively.

      This company is a joke.
      They do not respond to inquiries, calls and emails. And when they do they make up stories.
      I am still waiting for my 30 day and 45 day punch list to be completed and they sent out a 1 year follow up. When i responded , they said that their records reflect that all of our concerns were met. Which is a lie and a joke.
      Trying to call them on the corporate number and it either disconnects or goes to a voicemail which is never returned.
      Had I known I would have never purchased a home here.
      Buyer Beware.

      Sorry to hear that you are feeling frustrated with our process. We are showing regular communication between our team and you, including some recent emails, a call and a visit to your home. If you have any questions on those communication details, please do feel free to reach out so we can provide more information.

      There are a few items that were not addressed from your 30-day list, which is not acceptable and for which we truly apologize. Outside of those items, we do have a mostly complete list of your 30-day items that were done and signed off on by someone in your home on the day that our team went in and did the work (7/28/22). We apologize that was not sent to you. We will have our team email you a copy of that list.

      You will be receiving an invitation to schedule your 1-year follow-up work next week based on the 1-year list you sent in this week. We hope to have all of your warrantable items, including any that were not completed and signed off on previously, completed as soon as possible.

      Again, we apologize for any outstanding items and will ensure we work diligently to get the remainder of your home attended to as quickly as we can.
