      I hired Gunner Roofing to install a new attic on our private residential house. The job was completed at the end of January. Final payment was made January 29, 2025, and the project was completed shortly thereafter. A few weeks after the roof was installed, we noticed there was a raccoon and babies in our attic. I was shocked because we just had a new roof installed, so how could a raccoon get in? I then noticed when going outside there was a section of the soffit where we had a wire mesh installed years ago to seal up an open area into the attic that was ripped off and never replaced. Gunner ripped off the mesh and never resealed the hole into the attic, causing a raccoon family to break into our attic. After I saw this, I immediately contacted an exterminator as well as contacted Gunner. I called Gunner two times on March 28, 2025 to complain, and was told both times I would get a call back. I got no call back, so I reached out to my old project manager. I called him, as well as text him because our contract signed specifically states I must notify in writing within 3 days of noticing a deficiency in workmanship. The project manager acknowledged the problem, and he advised he would bring up the issue. I was never contacted by anyone else from Gunner except once by phone and then ignored again.

      The raccoon family in the attic caused a lot of damage. HVAC vent ripped, soffits clogged, gable vent was broken, holes in the ceiling above my son's room, and because of the hole, bats entered. Feces and urine everywhere. Ultimately the only choice remaining was to clean up the entire attic and replace it, which cost me $9100. Gunner refuses to acknowledge their warranty in workmanship and has ignored me up to this point. Their mistake cost me an additional $9100, and I feel they should offer something back.

      We want to say that we completely sympathize with your situation and understand your frustration. It is always disappointing when unexpected incidents create turmoil in any household. Unfortunately since this is due to vermin, it is a pest issue rather than a workmanship issue and being as that this is completely out of our realm, we cannot completely support the damages that were cited, if at all. That being said, regardless, we would love to fix a portion of the soffit that was unrelated to the official work at no cost. Again, unfortunately when it comes to wild animals, that is something that we would suggest calling an exterminator for otherwise.

      It was due to their workmanship, which is guaranteed in their contract, that this happened. The soffit is fixed already, and had this company done the job correctly, I would not have had this problem. The vermin and subsequent damage was directly due to Gunner not sealing the hole.

      Had the company left a hole on my roof, and then I have water damage, would they say it's due to weather? No, it's due to their workmanship.

      We do sympathize with the situation, the damages that were caused by the vermin, and want to note that we do guarantee our workmanship in our contract. That being said, we installed everything correctly that was under our scope of work. 

       

      Additionally, we did ask you about the grate that was in place as we came across it and were told to remove it. This is coming from the project manager who was on site and went out to inspect the damage himself afterwards. 

       

      That being said, we are not quite sure what would rectify this situation. We want you to feel satisfied with a solution, however, we also want to note that the installation was done correctly and according to the parameters that you had set as the homeowner. 



      Any damages that were incurred as a result of that, are unfortunately beyond our power but we will make sure to train our project managers to more strongly advise against requests that could potentially cause future issues even if they are approved by the homeowner to prevent anything like this from happening in the future.

      I am rejecting this response because:

      Yes of course you have to remove the mesh to install the roof. But as you see from the pictures, you never sealed the hole.

      As a matter of fact, the project manager, nor did anyone, ever mention the mesh to me. After all, it was around the soffit and partially roof. But if you remove the mesh, you don't just leave a hole exposed.

      I am not asking for Gunner to pay for all damages, but I feel you are responsible for some of the financial liability for leaving an exposed hole in my roof.

      We completely understand your frustration. Our project managers typically take detailed notes as they progress through each job and noted to us that they were approved to remove the mesh. 

       

      We do make sure that every job is weathertight and sealed for protection against the elements and that was the case with this project. 

      Our site managers do an extensive walk through with our customers for approval of the final project results. We would expect any issues to be brought up at that point before signing the certificate of completion. As we see no notes of issues brought up at that point, it was assumed that you had made other arrangements to have the mesh replaced by an exterminator who had expertise in the placement and requirements for preventing occurences of wildlife infiltration.  

       

      Regardless, we do want to come to a consensus on this unfortunate circumstance. We would love for you to give us another chance and would therefore be willing to offer you $1,000 credit towards your next project with Gunner for the damages.

      I am rejecting this response because:

      First off, we have a warranty on the roof from GAF, so that should be honored. I don't accept the payment for a Gunner project.

      Second, I do not want to hire Gunner for another project considering this ordeal.

      Third, your contract specifies that you must be "notified within 3 days of knowledge of a claim, defect or deficiency arising out of work, services or materials from contractor." It does not state anything about a certificate of conpletion. 

      Fourth, you assumed wrong apparently and it cost.

      i have been in contact with this company for kong time in there website states price match guaranteed i recently gave then a estimate same scope of work from a different company
      they refuse to price match any work or explain as to why it id not fair that they re not withholding there policy on there website j need explanation from the president kf the company
